I thought it might be interesting to look at some statisticsin our Pullman Washington Real Estate Market  since 2009.  I ran a search for a 3 bedroom 2 bath homes that SOLD in  for Pullman Washington for 2009, 2010 and thus far in 2011.  Now of course, it is too early to tell about 2011 as we have only had 2 months of closed sales, and many of those were under contract the end of 2010.  And of course, we must take into consideration that the tax credit was effectively over after April 30, 2010 as the buyer needed to be under contract by that date.  That being said, Interestingly the statistics is what I have seen in my business these last 3 years.  I was actively selling real estate in 2009 and that was the year that we began to feel some of the market slow down in Pullman Washington.  ...

  Finally, the snow has passed that seemed to blanket our corner of Washington and Spring is around the corner in Pullman.  There are still some remnants of snow on the ground, but I have my eyes firmly fixed on the upcoming Spring Real Estate Market. Today is very cold and most likely our -10 degree weather last nite was record breaking for Pullman and many places in Washington State.  I headed out as soon as I could this morning to check on my vacant listings.  Thank goodness all was well.  I know it is hard to pay for heat when you aren't living there, but broken water pipes are a reality and very expensive.  Way more than turning your heat up a few degrees.Now that I am back and let my sellers know all is well, I thought it might be a good idea to take a look at some stats on the Pullman Washington Real Estate Market.       It seemed like not so long ago I was driving  from Pullman to Lewiston and stopped and took this great picture enchanted by the contrasts of the snow and the wagon wheel fence of the Dahmen barn.    Snow seemed magical then.  Well...it is now February and like most folks here in Pullman we are wanting Spring to be here.  Lately, the weather has been great!  But just as ww were nearing the end of February and it looks like we are some crazy weather here in Pullman Washington this week.  It has been snowing today and we are expected to have more snow over the next few days.  Then the temperatures are to dip...down to zero!   So if you got lulled into thinking we were heading for an early Spring, think again!  Take the necessary precautions before the weather gets cold and nasty.   ...

Congratulation to my new buyer of a Whispering Hills Home here in Pullman Washington!  I so enjoyed turning the keys over to my new buyer now home owner today!  It  was a smooth transaction from beginning to end!  And just the way the buyer, myself,  the lender, the listing agent, and the closing agent LOVE to see.   And tonight I know my new buyer is celebrating a special mile stone in her life.  Ok...it might sound mushy but those who know me know that is one of the things that just make me...well...ME! It is early in the year, but it seems that the Spring Real Estate Market is beginning here in Pullman Washington.  I know that I have been showing, and other agents are as well.  That is good news for those Pullman sellers. With the weather still being a bit cold, and quite unpredictable, it is difficult to get the yard in tip top shape.  But I think it is important to give a great first impression at your front door.  Do please step back and take a look at your front walk and porch.  Is there leaves and debris in the corners?  Is the welcome mat looking a bit worn?  How about the door?  It may be a bit early for a fresh coat of paint, but a good washing down might be in order.  And maybe a fresh look on the door with a new wreath could add some Spring  pizazz. As we are only a little over past February it is still a bit early to get a clear picture of what our Real Estate Market in Pullman Washington will be like this year.  New Listings are coming on the market just about every day.  Homes that are priced well and have those extra amenities and updates are the ones that are receiving the attention right now.   What is the average price of a Pullman Washington Home? Averages have to do with the mean or average. And if you remember from your days at school, if you have a high number or a low number it often throws the averages off considerably.   Your best indicator is the median which simply put is the middle of a sorted sample set.  The median is typically a better representation.     So for example, look at the following sets of numbers.  These are all listings that sold in Pullman Washington from January 1, 2010 to February 4, 2011.  There are a total of 179 Listings that SOLD that include Single Family Homes, Condos and Townhouses.     As you can see the extreme High Sold Price of 609,000 and the extreme Low Sold Price of 65,000 certainly paints a bit of a different picture on the Avera...

Put it on your calender!  The time is near when the Palouse Empire Home and Garden Expo will be held in Pullman WA.  The dates for this Home and Garden extravaganza are March 18 and 19th, 2011.  The new location of this event is at the Beasley Performing Arts Coliseum on the WSU campus.  It offers a super venue for the expo to what has become an annual event.  It's a weekend that offers buyers a large array of products, and services related to your home and garden.  It's the pefect time of the year as well.  As we head into Spring, it's a good time to see what area vendors have to offer.  This is the place to be to pick up some ideas to better your home. What does Real Estate have to do with pictures?  Well...of course there is the obvious.  Taking pictures of a home, both inside and out.  Maybe some neighborhood pictures as well.  But I also genuinely enjoy taking pictures of this great area in which I live.  And I give others a home town perspective of the part of the world that I call home here in Pullman Washington.   I also find that folks really love seeing pictures from an area that they either live in or are thinking of moving to.  I also have to admit it is one of the ways I relax.  Grabbing the camera and heading out to take pictures is one of the excuses I need to get out and enjoy the great outdoors.  I am one of those that just can't seem to relax unless there is a purpose in it.  I know that sounds contrary to relaxation, ...

Today was one of those rather dreary rainy days that we all hate when showing homes.  Buyers get wet, and so do their agents.  I was one of those agents out showing today followed by trying to get some semblance of order in my house.  It desperately needed cleaning.  The day is spent.   I was thinking of posting a picture of warmer days and wishful thinking, but the forecast is calling for snow tomorrow and a couple of rather cold days.   That makes showing homes even a bit more difficult.  So I guess instead of denying reality and posting a picture of wishful thinking, I will instead post a picture of our last major snow fall which was right before the end of 2010.  It is beautiful in it's own right...

Winter in Pullman can be welcome for those who embrace winter sports.   And long for those who wish for warm spring days. Many years ago, and more than I would like to tell, I moved from the Lewiston Clarkston Valley to Pullman.  I vividly remember getting stuck in my car the first winter.   Since then I have tried and tried very hard to embrace the beauty of Winter. I have to admit the fresh blanket of snow is mesmerizing.  And when the temperatures drop and you see all those beautiful crystals...it is magical.   Here is a picture I took from our new Wal -Mart parking lot and shot this facing West. It was cold.  But the beauty caused me to embrace the temperatures to get a few shots before heading in to do some shopping.   I hope you enjoy it as much as I did!

What will 2011 hold for the Pullman Real Estate Market?  Of course, that is yet to be seen.  But I am a firm believer in the future is what you make of it.   As I look back at 2010, there is no doubt, I had a great year.  I helped lots of buyers into a new Pullman Washington Home.  And I helped a lot of sellers as well sell their homes.  Some left our area, others stayed here in Pullman.   As I look forward to the New Year, I find some are optimistic.  Some more pessimistic.  Instead of getting caught up in the predictions, I just keep doing what I have always been doing.  Working hard for both my buyers and sellers....providing them the very best service I can.....each and every one of them.  I let the rest take care of itself.  Some set their goals for the year.  Mine are always the s...
