Other parts of Poulsbo and its suburbs should have similar trends. The December median sales price for Poulsbo was $288,500, up about 14% from a year ago and up about 1% from last month. The more stable three month moving average closed sale price was $306,000, about 8% higher than a year ago.  The Kitsap County 3 month moving average median price is 3% lower than it was a year ago.  The 3 month moving average number of closed sales in Poulsbo fell 39% from a year ago.  Closed Transactions Month of  December   Please note: we are comparing closings during this year's December and last year's December.   Closings were up 31% this December compared to December of last year.   Transactions closed much faster.  The average selling price was up by four percent.      Sellers accepted 10% less than they originally asked.    Inventory in Poulsbo  is still good.  It's still a buyer's market.   If you would like details of the home that closed in your neighborhood, call or email me.

Closed Transactions July 15-21 A subscriber emailed me this week: "Jeez, Paul, can't you make these reports less like objective Wall Street Journal reports and more fun like we see on Fox News?" Well okay, Tim, this headline's for you. Bet you opened it, too! I guess I can fun it up a little, but I won't lie about the statistics. okay The good news: the market is picking up, especially in Poulsbo, and buyers are snapping up well-priced homes quickly. Buyers are offering 92-100% of what sellers are asking. The hard news: selling prices lower on average than last year during this period.   Closed Transactions May 15-21 Except for Silverdale, the numbers indicate the market continues to strengthen. The single quick sale in Silverdale is an example of what happens when a home is priced well: the transaction closed in three weeks and brought an offer 5% over the list price. For the second straight week, Kingston was far ahead of last year's activity at this time. Poulsbo showed improvement in all categories. Bainbridge Island average sales price declined. Closed Transactions Feb 8-14   Significantly more activity this week in all four areas. Sales in Poulsbo and Kingston very fast, with sales prices nearly matching list prices. Closed Transactions: Jan 22-31, 2010  This was an interesting week. The number of sales this week matched last year's week, which is surprising. But even more surprising is that the selling time was significantly lower in Silverdale and Poulsbo--these buyers made choices more quickly. Selling prices were significantly higher this year in Silverdale, Poulsbo, and Bainbridge Island. And selling prices were very close to list price in Silverdale, Poulsbo and Kingston, suggesting that sellers are realizing something about the market.
