Port Townsend Jazz Festival  One of the many music festivals in Port Townsend’s summer schedule is in full swing this week.  Today ended the week long  Centrum workshop for students and the participants put on a wonderful hour long concert at the Fort Worden’s Commons.  What could be more enjoyable than a free concert on a beautiful sunny day with near perfect weather under blue skies! Activity from Buyers seems to have increased significantly, but prices have not changed much.  We are a bit behind the Seattle and Portland markets, so they should increase soon, as we are already seeing a drop in inventory.     This shows Feb. vs March 2013, and  March 2012 compared to March 2013 .  Inventory is down 23% and sales are up 22.7%,  .    Great time to buy your "right sized" home, vacation getaway, or investment.   Interest rates are fantastic, and there are some great buys available.   http://www.porttownsendrealestatesearch.net/

It has to happen once in a while, right?  I just closed a very satisfying transaction with a first time  buyer who was delightful to work with.  He was buying his first home at the age of 22, had all his ducks in a row when he walked in my office.  Lender and loan app already squared away, good down payment, excellent credit,  and a clear idea of what he wanted.  Wow!  He was able to take advantage of a short sale that had already been approved by the lender, and got a great buy.  His lender (Emily Ingram at Wells Fargo in Port Townsend)  did an outstanding job and we closed early.   Thanks to the RE gods, and wishing the same good fortune to all of you.  Prices on homes in this range are starting to stabilize, $200,0000  and inventory is shrinking fast.

Last week I attended a regional area meeting at the Port Ludlow Resort of John L Scott brokers with Lennox Scott, grandson of the founder of the John L Scott Real Estate Company. Lennox is a dynamic leader and a good speaker, full of knowledge, enthusiasm and a genuine love of the business. He reminded us we have weathered five years of a downward spiraling market, which is currently on the upswing in the Seattle and Portland areas, now experiencing a shortage of inventory, multiple offers and 30 day market time to sell for about 50% of the listings. Port Townsend's chapter is busy at work here in Port Townsend, building it's most recent home projects for their fortunate recipients. I stopped by there building site last week and spoke with one of their paid employees. There appeared to be about 15-20 voulunteers on the site that day, and a couple of paid employees and project contractor. They were having lunch under a large tent when I drove up. I learned that the qualifications to receive a home are based on income, (low) and ability to repay a mortgage. The mortgage is arranged through USDA which requires no down payment,  and originates in a local bank. One of nature's many gifts to the Pacific Northwest is an abundance of Rhododendrons. Though us natives of the Puget Sound (if the truth were revealed) do become weary of grey days and rain about now, but the Rhododendron's love it as they ready for the warm spring sun to burst into their glory and flower. This is so spectacular and renews the spirit. Life is born anew! Growing up in my old neighborhood of Earlington in Renton, Washington, I remember every neighbor had at least one Rhododendron. My Grandparents had two huge trees in their yard that were about 16 feet tall.
