Kirkland Washington Active Listings Down 16% Pending Sales Up 40%   Kirkland real estate sales have increased over the last year from August 2013 til today in late August 2014. The latest statistics show that while active listings are down 16% pending sales are up 40%. This reflects strong home selling and home buying activity in the Kirkland Washington real estate market.  These statistics are for both single-family homes and for condominiums:         According to the Northwest Multiple Listing Service (NWMLS) there were 32 active listings for both single-family residential homes and condos in Kirkland so far this month August 2014. Kirkland Washington Condos Median Sale Price Kirkland Washington Condo prices continue to rise. The Kirkland Washington Condo median price in January 2014 was $262,000. So far through August 2014 to date it rose to $750,000.However a glimpse over the last nine years from February 2005 to July 2014 shows the bigger picture:                   Kirkland Washington Condo prices continue to rise. In February 2005 the median was $229,673. In July 2014 it was $499,000 which shows supply and demand are affecting housing prices. This is an increase of 117%. The latest disciplinary actions by the Northwest Multiple Listing Service ® (NWMLS) may surprise you. The latest penalties include huge fines for pocket listings, soliciting sellers to cancel their listing, and failure to contact listing broker prior to contacting the seller to show.Some well-known companies in the area are on this list which may surprise some people. One well-known broker is on this list. It's very important to read the Rules and Regulations and follow them or else we will be severely penalized. To date I have never been disciplined for violating the NWMLS Rules and Regulations and I don't plan to ever be disciplined or penalized for violating them.Lately I have been re-reading them again. I am on page 18 of 33 pages. It's very important.
