Kent WA Real Estate | Absorption Rate | Buyer’s Market – Seller’s Market? Is it a Buyer’s Market in Kent Washington or a Seller’s Market in Kent Washington?  How can we tell?  One tool we use in the real estate industry is the calculation of absorption rates.  In simple terms it is the amount of time it takes to sell all of the current home inventory if no other homes come on the market for sale. Looks like today Kent, Washington is still in a buyer’s market.  What I have done is calculated all of the homes listed for sale in the categories of active, pending inspection, pending feasibility, pending bu requested, pending short sale and even pending to arrive at the number of homes available on the market.  Even though the pending homes really are not available for new contracts they ha...

The Landings at Riverview - successful short sale SOLD and new community statistics. I am the only real estate Broker (Freddy Delgadillo) to have sold and closed a successful SHORT SALE in The Landings in Kent within the last 12 months (from this post). There have been many attempts, but no success and in return those "short sales" have now turned into foreclosures. 21821- 42nd PL South, was in great shape, located next to a greenbelt, and had some updates, but what made it come together was the cooperation between two Brokers (me and the Buyers Broker) and both principals, the Buyers and Sellers, but most importantly the understanding of the Bank that I was dealing with. The subject property had a 1st & 2nd mortgage (lien) and was vacant which makes it challening to negotiate with Bank...

I have absolutely no idea as to the origin of that expression....but I do know I'm way too busy to research it right now.  As the Mother of 3 boys, I'd like to think it's tied somehow to something warm and fuzzy like a newborn, but who knows....maybe it has something to do with Breakfast at Tiffany's and diamond jewelry? As a Short Sale Realtor in South King County, I know good things also come in the form of small low maintenance condos. Take this charming 2 Bedroom 2 Bath unit in the Harbor Reach Community of Kent, WA.  At just a smidge over 1130 square feet, the space feels open, but cozy thanks to volume ceilings (didn't measure, but my guess is 10') in the Living Room and ample windows in both Living and Dining Rooms. The Kitchen is more than functional with ample counterspace and ...

Time to Move OnTime to Move OnI got a call from my very excited buyers. They had found “THE” house. I did the research, my wife showed them the inside, we wrote up the offer and presented it.Our offer was all cash at closing, with no financing. The house had been for sale for over three months starting at $152,700, with a number of price drops, but no offer. Finally they dropped the price from $137,200 to $99,000. THAT is what got my buyers excited.I explained everything about a short sale from the buyers side. We made the offer. Now suddenly there were two offers and we had to go to $105,000. That was their upper limit, but we agreed and went under contract. The inspection was done and we were ready to close (on the buyers side)Being a short sale, almost two entire months dragged on wi...

One of my favorite places for breakfast food is Mom’s Kitchen. It’s tucked away in an older industrial area of south Kent warehouses on Central Ave. It’s easy to drive by without knowing it’s there if you don’t catch the one roadside sign. It wasn’t scientifically located by experts from a national big box chain for maximum street exposure to a targeted demographic. I don’t think they’ve ever advertised because I’ve never seen it. Yet, locals know exactly where Mom’s is and are willing to make the trip to get here.  Make good no nonsense real comfort food and they will come. By and large we clean up pretty good around here in the Pacific Northwest and we’re usually quite respectful of our appearance. Yet, from time to time and being from the motherland of grunge, we do love our places w...

Over the last few days, I've blogged a bit about market updates: Boring but Invaluable Statistics for Auburn and Tedious but Crucial Statistics for Maple Valley, Washington. After yesterday's Maple Valley post, one reader chimed in to ask "why are you calling these Tedious?" Hmmm. With that light admonition in mind, I decided that Real Estate Statistics for Kent, should, at the very least, be classified as "Engaging and Vital." Because I live in Auburn, am based out of my Maple Valley office, raised my family in Kent and live only a few blocks outside of the Kent city limits, keeping an eye on what's happening just down the street is meaningful and useful to me ... and of course to my clients in the area. So here goes. Suppose you are a client of mine with a home in Kent. You're conside...

On my way back from Graham yesterday after a lively social media conversation with a great group of agents at John L Scott ... It was also fun to see an old friend and colleague, John Lynch, Broker/Owner. They have a beautiful office in a new building just off Meridan at 196th. I was having a great day, you know the kind, full of Deja Vu, synchronicity, and mysterious insights from the universe. Heading up East Valley Highway through Kent I saw this sign... Psychic Special $10 "How cool is that?" ... and it's on sale! I thought about stopping. I just heard on the radio it was a full moon today... Maybe this is the power tool I need in my social media toolbox. Think about it, a social media strategy empowered with a psychic edge. Hmmmm.... Do you think if it's a "special" they might leav...
