So here we are the first week of July. We made it through the holiday and now we are all ready to get back to business. Before I went on a little weekend trip with my hubby I got an email from my favorite lender saying that interest rates were at 4.5%. Are you kidding me!!!! That's awesome. I thought it was so grand that I called to re-fi my own home. What I really want to know is, Where are the buyers??? These are record low interest rates!! The buyers should be pounding down our doors. Not to mention, the price of homes is amazing. I sometimes wonder if the general public realizes what an opportunity this is. I know there are plenty of people out there have the money, I know there is lending going on, so what's the problem? Can someone answer this question? I made it through the tax c...

I have recently made a few changes in my life for the better. I used to be a smoker and in November quit cold turkey. I have not had one since. I haven't even had the desire. I have always been a pretty healthy eater, but never was one to actually exercise. I used to be an avid sports person like softball fast-pitch and basketball, but when it came to just exercising, nothing.... I decided since I quit smoking and now that I am getting older that I should just bite the bullet and go work out. I knew I wasn't going to join a gym and I didn't want to do anything indoors. I searched around Gig Harbor to find some out door trails and OMG! I found the perfect one. It's the Cushman Trail. It goes for miles and miles and they just recently added phase two. I love the tra...

I wasn't planning on writing a post right now, but I just read a blog post and I commented on it and then I decided I think everyone would like to hear. The post was about technology changing our industry. He went on to go through the history and evolution of what real estate agents were doing back in the 70's before I was born up to today. He was also questioning if technology was CHANGING the industry. There is one thing that bothers me about these statements. I have heard them a lot on ActiveRain. There are two sides to what we do. And there are two sides to any business really. We have our business which is what we do and then there is the marketing of our business.  Technology isn't changing our industry i...

I had a friend ask me a couple weeks ago if I knew of any lenders he could talk to because he was having trouble trying to figure all the mortgage stuff out. And of course I had one for him to contact. I gave him his info. About a day or two later I happened to have lunch with my lender and told him about the possible client and asked if he had heard from him yet. He told me that he hadn't. So when I got home that afternoon I sent my friend an email just asking if he had got in contact with the lender I sent him and if he had anymore questions. You know the normal prospecting! He sent me back an email like a week later asking if I could give the lender his email address. Now I thought this was strange, but I went ahead and did it. Called my lender up and told him the info. Two days late...

I wanted to give some good advice when it comes to posting things on facebook and twitter. I have noticed a few things that Realtors have been posting on their facebook or twitter sites. They are not showing them in their best light. I can go on and on about them talking about their drunken nights or what embarrassing thing they did the day before. But I think someone went too far today. Some of you may read this and not think it is all that bad, but I thought it was atrocious! To protect who actually wrote it I will not post their name along with this quote. "If your a Realtor and have a listing that's over 7 figures... Please do all of us Realtors a favor and at least get photo shop or someone who know's how...

Gig Harbor, WA! I want to put this wonderful and gorgeous place on the map. I live here and do business here and I have to say, I am very proud and love Gig Harbor, WA. Gig Harbor was established largely because of the local fisherman. It's known as the Maritime City. The city was incorporated in 1946. Since then Gig Harbor has not changed that much. There are now less fisherman, but the small quaint city is still the same. The nice thing about Gig Harbor is that it's less than a mile across the Narrows Bridge to Tacoma, WA and less than an hour to Seattle. You have the small town charm with the big city close by. The schools here are top notch and the entire community is always involved. We are a tight nit community and always looking out for each other. Another reason I call Gig Harb...

I would like to say something about the new company that I work for now. I am so excited about this that I wanted to share it with all you agents out there. I want you to be able to have the opportunity to work with a very successful man and family who truly care about the agents who work for them. I have only been in this industry for one year and only have one company to compare to, but so far I am very impressed. Frank Hawkins (Owner/Broker) is one of the most caring human beings I have ever met. Not only in business, but on a personal level as well. His company is a family based company and when you join you feel like one of the family right away. I am excited to work with his two amazing daughters who are both in the industry and they both have so much to offer. I can't wait to lea...

As I sit here and do what I do every morning, which is sit at my computer and go through all of my sites that I have to maintain on a daily basis. I sit in my home and look out the window. RAIN! Again! I love the western washington area, but really, where is my summer? Where is my refuge from the rain? I find myself searching on sites of warm and sunny locations that maybe I could run away too, but then I realize, crap! I have no vacation money this year. Darn economy! haha I am sure you have all heard that one lately. Even as I write this blog post I see RAIN! When is it going to stop? I had to get that off my chest. Sorry for the rant. But in all of this rain I have found some positive from this. I probably wouldn't be here on a Saturday morning writing this blog, if it weren't rainin...

I am absolutely loving my job! Everywhere I go I try to make it a point to mention in a non threatening way, that I am a real estate agent in hopes that someone will say " I need one!" Well, today it worked! I had gone to the chiropractor with my husband about a week ago and the receptionist and I got to talking. I informally slipped in that I was a REALTOR and I had recently moved to a new company. The conversation didn't go much further. My hubby got his adjustment and we were on our way. Today, I had to go this time. The second I walked in the door, the same receptionist was there. We did the normal routine, checking in, making a copy of my insurance card, and a little small talk. When it came time to walk me back to the exam room she stopped me in the hall way and said "You're a REA...

I have entered into a new adventure and I am very excited to have the group and the knowledge now to help people with their distressed properties. Until I got involved with foreclosures and short sales I had no idea how many home owners were out there that haven't reached out for help. I thought that anyone facing such a hardship would want to reach out to someone for help. I think a lot of it stems from the fear of the unknown and a little embarassment. I want any and all homeowners to know that if you are facing a hardship and you need help selling your home there are real estate agents out there who are ready and willing to help you with your tuff road ahead. I am now a Certified Distressed Property Expert and have my designation. I am proud to have that and I am proud that I now hav...

Trendgraphics posted market stats a couple of days age and we can clearly see the effect the Tax Credit had in our market.  This chart shows months of inventory based on pending sales.  April shows the lowest supply level n over 15 months.  Supply is now up to 11 and a half months meaning there is plent of selection in all price ranges.  Inventory levels plus incredable interest rates make NOW a great time to buy. ((The loan officer in my office was able to get a rate in the 4's for a client)  Interest rates won't remain low much longer.  We expect rates to tic up a point or 2 by the end of the year.  That means home buyers will have to come up with a little more money to close and more money each month in their house payment. Check back next time to learn about the affect the time on t...

Unfortunately, I was at Urgent Care this morning because my daughter and I are sick. We were sitting at the check in desk when the woman behind the desk was asking me the normal questions: What are you being seen for? Insurance? Employer? When I responded with REALTOR she started telling me about her buying experience. She said that she put an offer on a Short Sale and the bank wasn't willing to negotiate. I asked her what she meant. Because that phrase can mean a ton of different things. She said " they were greedy and didn't want to take her offer" I didn't have much to respond with because I have had that experience with a couple of my buyers and Bank Owned properties. I said that had happened to a couple of my buyers with Bank Owned properties and she cut me off and said "It was a B...

I want to let the entire world know that I have left RE/MAX! It took a lot of thinking and soul searching. It wasn't about RE/MAX or the local chapter. It was all because I found a new company that had so much more to offer. The real estate industry is going to be changing in ways that most of us won't be able to comprehend and it's going to happen at a record pace. I now work with Hawkins-Poe Inc. out of Tacoma, WA. I am part of the Gig Harbor chapter. Frank Hawkins is our broker and owner and has an amazing new way of doing business in real estate. It's basically an all virtual system. Everything is done electronically. You would think that this is not very personable, but the way he has set his business plan up is going to make this work. It's not your traditional real estate office,...
