Gig Harbor – Colvos Passage Area Homes For Sale The Colvos Passageis a tidal strait located in The Puget Soundin Washington State. It runs west of Vashon Islandand between the Kitsap Peninsula. It lies just north of the Tacoma Narrows. One of the more interesting things about the Colvos Passageis that it has a permanent northbound current (the rest of the Sound either flows southbound or varies with the tide). The communities of Fragaria, Sunrise Beach, Spring Beach, Maplewood, Lisabeula, Cove and Sylvan Beach are located on Colvos Passage. This is by far one of the most beautiful parts of Gig Harborand a very desireable place to live. This area is made up of Single Family Residential homes along with some of the most breathtaking waterfront homes you will ever find. In addition, there ...

There’s a Cop in your Gig Harbor Home! I was on tour a couple weeks ago like I do every Thursday. I came into this lovely waterfront home that had just come on the market. I am doing my normal walk through from the kitchen to the bedrooms. This particular home had a basement and I decided to go down stairs to see more of this wonderful home. While I am walking down the stairs I am looking behind me because one of the other Real Estate Brokersand I are chatting. Next thing I know I come around the corner and this is starring me in the face! I actually let out a little bit of a scream and jump back for I am convinced there is a cop standing in front of me. Come to find out it is only a statue, but it looked so real and convincing. Of course everyone laughed and we all got a kick out of it...

Picking up the phone | GUILD MORTGAGE | Tom Jarzynka I love email because in my business it allows us to give an immediate source of reference material for our clients (e.g. updates, explanations, process expectations, etc). The issue with email is that it can easily become inundating for whoever is receiving the emails. Email can make a somewhat easy process more confusing for all those involved. This is why the most important part in the step of informing and communicating with clients through email is the follow up phone conversation to go over the email material together to make sure we are on the same page. Email is a huge part of my business because it allows me to send the client something to keep for their records as reference and as an expectation. I love to use emails as a rec...

Sellers of Their Gig Harbor Homes Should Go To Open Houses! I have been getting everyone prepared for the National Association of Realtors® National Open House Weekend which is this weekend April 28th and 29th  of 2012! If you are a Seller you don’t want to miss this opportunity either! Wait… What’s that you say? Sellers? Yes! If you have your home on the market then you should go to any Open Housethat is a home that is comparable to yours. Why? You ask. Even though your Realtor®is telling you all the facts about the comps that are out there and including pictures to you in these discussions, there is no better way to get to know your competition then to actually go to the homes. There are several reasons why this is. You can’t see EVERTYHING from photos online. You also, and most impor...

As a Buyer, Why Should I Go To An Open House? Going to an Open Houseis beneficial whether you are a Buyer or a Seller! Why? You ask… If you are a Buyer it’s more obvious, you are probably there to look at a house that you may want to buy. Or you just want to come in to see what your neighbor’s house looks like before they move. I WANT TO CHALLENGE THE BUYERS OUT THERE! I want you to become that savvy Buyer when you come to an Open House. If you are a serious Buyer than you should be using this time to also interview the Real Estate Broker who is holding the Open House. Of course our goal is to sell you a home, but in reality, our goal is to HELP you ...

Flowers are in Bloom in Gig Harbor I have been out in my yard doing a lot of work the last couple of weeks. Last fall we had to cut back a lot of our Rhododendrons and weren’t even sure they were going to bloom this year. It was a very nice surprise to find that they have begun to bloom! That is one of the things that I love about Gig Harbor and Washington for that matter. We have the wonderful natural resource of Rhododendrons. They are one of the most beautiful flowers I have seen and I am very excited that they have started to bloom in my yard!   GIG HARBOR HOME SEARCH   If you would like more information about Gig Harbor’s Real Estate Market, please don’t hesitate to call! 253.426.8785

Gig Harbor Stump Grinding Wilderness Stump Grinding Service Recently we had several large and small trees removed from our property and what I didn’t realize is what was going to be left behind. Companies that cut down trees don’t take out the stumps. I didn’t know this when we began this journey. And yes… It has been a journey. I thought this was something that was quick and painless. The tree cutting down day was one of stress! If I had none how stressful this was to be I would have left for the week. Ours did take almost a week due to the sheer size of the trees we had cut down and the amount. But we made it through and now we’re in the cleanup mode. One part of this journey that was simple was choosing to hirer Wilderness Stump Grinding Service. Owner/Operator Larry Fothergillhas be...

Somebody that I used to know… I have been really thinking about a trend that seems to be taking hold in today’s communication. I’m not sure that most people have thought about what this time means and where it will go. I find it fascinating that we have already started to take this time for granted. This is like a communication revolution and we sit here not even realizing the power behind this age. The future holds so much and at the same time I feel like we are held back. What sparked this in me was hearing all the complaints about social media and other aspects of the internet. I feel like we think that everything should be handed to us and that we have the right to complain about it regardless of the situation. Take Facebook and Twitter, which of course are the top two. Both these s...

A Surprise for my Buyers at Their New Gig Harbor Home!   Today was one of the first days Gig Harbor has seen the sun this spring and we got more than just that wonderful surprise today. While I was with my Buyers today on their home inspectionof their new home, we noticed that the fish were out in the pond. Of course we knew this pond was there, but until today we had no idea what was to be expected. When we first looked at this home it was cold and rainy and we were told there were fish in there, but had no idea how big or small they were.   When we pulled up today and got out of the car I immediately noticed the fish were out! They were HUGE Koi. The biggest one we saw had to be 2 feet long! I have never seen Koi this big at a residential home. Not only were they huge, but there wer...

How much does it Cost You to Rent Your Home? That seems to be a question that is getting really hard to stomach the answer. Rents are going up at a staggering amount and it doesn’t look like it’s going to stop any time soon. The reason for this is because of the fears about buying homes has flooded the rental market. That means there are fewer rentals out there, but more renters. It is another case of simple supply and demand. Here is an example of how much it will cost you to own your home vs. rent your home over 30 years. Since 30 years is usually the standard for a mortgage term. If you both pay $1,500 per month with an annual rent increase of 3.2% (yes, that’s the current rate) you renters will have paid $900,000 compared to a home ownerat $540,000 Use this same scenario and let’s s...

Gig Harbor Real Estate Inventory is Down! Since the last quarter of 2011 we have seen a steady decline of the Homes Listed Inventory. Why does this matter you ask? This is a HUGE deal when it comes to how our Local Real Estate Marketis doing. The reason why we have seen more of a Buyer’s market in the past few years is because the inventory of homes has been overwhelming. It all goes back to supply and demand.  When you have more homes on the market then there are Buyer’s prices go down. So, what happens when inventory is low? Home values begin to go up! We have been in a Buyer’s market since the downturn in 2008. In Gig Harborand the surrounding Pierce, King, and Kitsap Counties we have seen steady results that Inventory is getting less and less. We usually see a spike of Inventory in ...

HARBOR GREENS GIG HARBOR Have you been disappointed lately with the grocery stores produce in Gig Harbor? Have you thought it is really expensive and when you get it home it’s not that fresh? I have! And I wanted to share with you a little secret that most don’t think is the case. I am sure you have all heard or seen Harbor Greens. It’s that great little grocery store on Olympic Drive. I have heard people say to me “They are so expensive”. This couldn’t be further from the truth! They are NOT expensive at all; in fact they are downright cheap, when it comes to produce. It’s usually as local as they can get and they are probably half the price if not more than Safeway and QFC. PLUS, the produce is so fresh! I have been going there for a year now and I have nothing but great things to say...
