May Sales in Riverview School DistrictLast month 22 home sellers entered into sales contracts and only 40% were at prices below $400,000. Compared to 2006 and 2005 which had 45% and 60% more sales at significantly lower prices (more than 65% were priced below $400,000 in ‘05). Interest rates are still very good so the higher prices appear to be the cause of the slow down. 44 new listings came on in May, bringing the total to 127 homes now available. 25% of the Active listings have been on the market for 2-4 months and another 25% from 4-12 months.

Voters approved a 2004 levy to build a new library in Duvall that would quadruple the current size.  Various sites have been looked at over the years.  The current proposed site is located at the intersection of Big Rock Road and 3rd Avenue NE.  This site is near Safeway and will also be near where Lake Washington Technical College will build a campus.More information can be found at:     http://www.rivercurrentnews.com

Shopping for real estate without a Buyer Agency Agreement and a lender preapproval puts you at a disadvantage when a hot property hits the market. This waterfront property on Lake Joy had multiple offers but the Buyers who had, one week earlier, hired the LINNEROOTH Team, are the Buyers who got the home. Why? 1) they found out about it, saw it, and wrote an offer before anyone else had seen the property 2) they followed the negotiation strategy suggested by their Buyer's Agent3) they didn't take a day or two to "think about it" 4) they knew their financial ability. Time to Move? Call the LINNEROOTH Team for free advice. Local home office: 425-788-9222

The City of Duvall WA is named after James Duvall. Mr. Duvall was a simple man who lived simply. James happened to be the one who sold the property to the Cherry Valley Town Site Company. Thus it was he for whom the town was named, even though his brother arrived in the area ten or so years before. His idea was to log off the hills of the area and live with his brother. When James arrived, he acquired the land from the riverbank up to the hillside extending a mile east of what was known as the Pole Line Road, which is now 275th Avenue NE. James had his logging camp located on the southwest corner of what is now 3rd Avenue and Bruett Road (road to Cedarcrest High School). His first job was to clear off enough of the woods in order to setup a skid road for transporting the logs to the riv...

There are 5,735 people living in Duvall and it is one of the fastest growing communities in the state. The City was named after James Duvall, a logger, who homesteaded here in 1871. We are a small, yet diverse city, rich in history and tradition. Our residents represent many walks of life and represent an exciting cross section of occupations and cultures. Duvall is located on SR-203, approximately 25 miles northeast of Seattle, halfway between Monroe and Carnation, and is fast becoming a favorite residential community for both commuters and for those who choose to conduct business in a small town setting.

In real estate, you usually hear LOCATION, LOCATION, LOCATION. Today's Duvall home seller is faced with longer average market times. While location is still king, home sellers are wisely choosing to improve the condition of their homes before listing them. While some improvements won’t increase the value, they will reduce the number of days on market. Examples of condition improvement are: new appliances, fresh paint, new carpet, newly stained decks, updated counter tops, updated lighting, and landscaping improvements. Work with an experienced Realtor beforehand to identify the improvements to consider. Many of The Linnerooth Team clients consult with them months before a planned home sale so that they will maximize their home sale profits and minimize their time on the market.
