Burien, WA Real Estate News

I've always liked the Daily Perk.  I've been a fan ever since its evolution from a kitschy, 50's inspired coffee counter-style hangout to its current incarnation.  The new owner has expanded the eating space, and has done away with the giftshop.  Now there's room to stretch out, and wi-fi is now available.  Just the other day, between appointments, I stopped in for a quick bowl of soup and coffee.  The new owner, Yo, is quite a friendly guy, the quintessential businessman.  He promptly introduced himself as the new owner, and spent time between bussing the tea/coffee center and answering employees' questions passing out samples of fresh baked goods to each customer.  Sometimes I let too much time pass between my visits here, but the fact is that every time I come here I enjoy it more th...

When I lived in Japan, I learned the cultural significance of New Year's greeting cards.  People busy themselves in December preparing their New Year's cards to send out the week after Christmas(well, 12/25 to them, as they don't do too much in the way of celebrating Christmas).  Some people send home made cards, but others are store bought, and adorned with additional stickers and ink stamps.  The ones I've seen measure about 4.25" x 6".     I always figured that, in a pinch, if I didn't get my Christmas holiday cards out in time, that I could just send New Year's cards.  What a wonderful, non-denominational way to make contact with clients, friends and family. This year, however, I was on the ball and sent out my holiday cards already.  I even hand-wrote all of the addresses, just as ...

The news all over the front page of the papers and the top story in the news today was, can you guess...that's right, the REAL ESTATE MARKET.  Contrary to the story on Yahoo!'s home page("Last Of The Red-Hot Real Estate Markets") right now, the median price of homes has declined in Seattle to just around $405,000. Home sales have gone down every month since May, and inventory is up by 40%.  Being a real estate agent, I can see this happening; I see perfectly great homes on the market that should be selling but aren't.  Lots of buyers are lookingI(or "lurking" on the 'net) but not taking that next step for some reason.  I realize that those of you in other parts of the country that are reading this are wondering why I sound like I just crawled out from under a rock, but here in the North...

Every day when I drive through downtown Burien, I see the construction that's going on and think to myself: "This has been, is, and will be such a pain in the butt for years to come! I AM SICK OF ALL THE TRAFFIC! Not to mention my flat tire last month from all the metal debris in the road!".All of the construction that's going on is part of Burien's beautification and modernization. I should be happy. I live pretty close to downtown Burien, so this will no doubt have an effect on my property values, and quite possibly even my standard of living. The most anticipated project that's going on is the construction of the first phase of Burien Town Square. Up until now I haven't been able to get myself over to the sales office to look at the model unit. Today I finally went over there to chec...

Should North Highline be annexed by Burien or Seattle?Sometime next year, voters who reside within North Highline's boundaries will decide their future.  How will the annexation affect property taxes, municipal resources, schools, businesses, and property values? Are you thinking about buying property in this area?At the end of this post I'll provide some links which will hopefully provide plenty of valuable information and opinions regarding the matter.  Whatever your stance, if you live in the North Highline area it is important that you know the pros and cons of annexation to Burien or Seattle, and how it will impact you.  Having lived in Burien and West Seattle(Arbor Heights, which is about a mile from Burien) most of my life, I, for one, see North Highline as being a part of Burien...

1. Interest rates are low.2. Buyers are in a better position to negotiate.3.Our market (Puget Sound market anyway) is experiencing a 'price correction', which is great for buyers!4. There are currently LOTS of homes to choose from.5. The market has brought new construction prices closer to those of existing homes.6. Here in the Pacific Northwest, prices are projected to only go up.7. Homes are less expensive now than they will be in the Spring. (And who knows where interest rates will be then?)8. For new construction, there are now all kinds of builders incentives and warranties that may not exist in a seller's market.9. Sellers are much more willing to negotiate.10. It's a good time to move up or make a lifestyle change.11. Avoid the hassle of remodeling your current home(just make sur...

This past Saturday was an incredibly beautiful Autumn day, just perfect for this most beloved Burien event called 'Boo in Burien'.  If you haven't taken the little ones in your life to this, you may want to make it a point to do so next year.  Kids have a blast as they walk up and down 152nd Street and surrounding streets in their costumes trick-or treating. (Although I really wonder if business owners are the ones having the most fun? It sure seems like it!:)  Every time I visit downtown Burien I am pleasantly surprised by all of the activity that goes on.  There is such an interesting mix of businesses here now.  During 'Boo in Burien', along with the dozens of other events that take place during the year, you get an opportunity to step inside of places in which you may have had an in...

Protect Yourself When Buying A Home! Before you select a Realtor to work with, you should educate yourself on the subject of Agency Relationships. For years, both the seller's agent (the listing agent)and an outside agent bringing an offer from a purchaser (the selling agent or sub-agent) were legally considered to represent just the seller and owed their loyalty, best efforts and other fiduciary duties only to the seller. This archaic concept left buyers totally confused and legally exposed because they were being treated as a third party customer without any representation.Confusion would set in when a purchaser believed that a relationship or allegiance had developed with their Realtor, only to find out that during negotiations their supposed agent was ethically and legally bound to wo...

Just a few months ago Tina Larson bought a "pocket retail nursery" in Burien's Olde Burien shopping district on SW 152nd St called Grass Roots.   I met Tina (that's her stepping out the door) last week while poking around the cool shops in Olde Burien, and what a passionate person about plants!   Tina is a "plant junkie" and lead me around her wonderful shop tempting me with cool and unusual annuals like              "solanum pyracanthum" (porcupine tomato), castor bean, and a cool variety of solomon's seal with a silvery edged leaf.  She plans on carrying some of my other favorite annuals such as nicotiana sylvestris and langsdorfi, I forgot to ask about love-lies-bleeding (ammaranthus) but I am willing to bet that Tina will have that in her shop too when she can get it from the growe...

There is a whole lotta cool stuff happening in Burien, just 10 minuets south of Downtown Seattle via the "secret" 509 highway.  There have been some wonderful changes with new businesses opening up to enhance the local experience for Burien residents.   Jimi Lou, the Proprietor of ALLUSIA (921 SW 152nd St) told me last week, "we [now] have people coming from West Seattle and the Kent area because it's easier to come here and shop than other places in Seattle, particularly North Seattle."                                                                                                                                                                                                          There are now cool places to shop, eat and drink in Burien, places like Poggi Bonsi   where you can fin...

Where is Burien?   Well, it's a community on Puget Sound in Washingon, just 10 to 15 minuets south of Downtown Seattle via what I call the "Secret Freeway", the 509.  Unlike other parts of Seattle, Burien has great access to Downtown because of lower density (less road congestion) compared to North Seattle and it has an extra arterial leading to Downtown Seattle.  Burien is becoming another bright spot in the Seattle Real Estate Market, and is gathering interest for home buyers looking to buy a home in the Seattle area who have been priced out of other neighborhoods.    Because Burien has been overlooked, and undervalued compared to much of Seattle, it is more affordable with lower prices for single family homes, Sound view homes and Waterfront homes compared to West Seattle, and homes ...
