    Do you live or work in the City of Bremerton?  I do.  I enjoy keeping track of what is going on in Bremerton so I visit the City's website and I also am a subscriber to email updates.  Today I received an email announcing the release of the updated Bremerton e-News!  The change is very nice with a new format and more visually pleasing.  There is more more information listed with photos and links to other areas of interest on about the local area.  You can go to the City of Bremerton's website to sign up or click here and enter your email address Bremerton e-News

  During the month of April  there were 73 homes that sold in Bremerton.   [zip codes: 98310, 98311, 98312, 98314, 98337].   These Bremerton homes actually had a transfer of home ownership. Contracts complete and Lender funds available the home buyer and seller signed all of their documents as escrow prepared the closing packages. Once all the I’s were dotted and the T’s crossed there where deeds recorded at the Kitsap County courthouse that transferred the property into the new home owner’s name! Statistics are for the Bremerton downtown core and west to Kitsap Lake. The market for other parts of Bremerton and its suburbs should be similar. Bremerton homes were selling for a month end median price of $169,900 at the end of April, about 23% higher than a year ago and 19% higher than last month. The more stable 3 month moving average median price was 7% higher than a year ago. The Kitsap County 3 month moving average median price is less than 1% higher than it was a year ago.  Bremerton's 3 month moving average for number of closed sales is 28% higher than a year ago. The 3 month moving average of closed sales is up 20% Countywide from a year ago.  The 3 month moving average number of Bremerton pending sales is up 43% from last year. Manette in East Bremerton is just across the Port Washington Narrows waterway via the historic Manette Bridge from downtown Bremerton.  Manette is considered one of the most desirable neighborhoods in the Bremerton City limits.  The community has been branded the "Sausalito of the Northwest" by former Mayor Cary Bozeman and Congressman Norm Dicks. I love the quirkiness of the Manette area.  There is a business district that is within walking distance to many homes, there are several view areas where you can watch the ferries come into Bremerton or the sail boats dancing back betweein here and Port Orchard. There are 23 days until Spring! There are 64 days until the extended first-time home buyer tax credit expires! Can you believe that!  Soon the first quarter of 2010 will be in the books! I thought that I would just look at some market data today and give you all an update for the Bremerton area.  This is East Bremerton, West Bremerton, Downtown and any address that has Bremerton listed as the city. The Bremerton 2010 real estate market is off to a little slower start than 2009. I think with the uncertainty of the economy the first quarter will close at the same or lower than 2009. Are short sales effecting the market? I think that short sales effect neighborhoods more importantly than the market as a whole.  Currently in Bremerton there are 60 short sale properties.  That is just 13% of...

Let me preface this article by stating for the record that I am a big fan of VA financing. It’s one of the few home loan products currently available for active-duty service members and veterans that requires little or no money up front in order to purchase a residential property.
