Electric in-wall or baseboard heaters can present significant fire risks. Occupants of houses simply do not understand how hot the elements get. And, as often as not, I find these heaters in college rentals where the tenants have cardboard boxes and every other combustible item imaginable tight against the heaters.Probably the most often seen problem is the house with drapes that hang down over the heatersIn my standard home inspection report, I warn against this unsafe condition. "Flammables, in this case drapes, are in close proximity to the electric heaters. Manufacturers' specifications vary, but electric heaters attain high temperatures. Maintain, as minimums, 6" of clearance above and at least 2"-3" of clearance in front of heaters."It is easy to warn people as to this safety conc...

Sometimes, the fact a component or system in the house runs at the time of a home inspection is not enough. For example, the inside of this Carrier furnace is afflicted with rust. The manufacturer's label, just barely shows up in the photo at the right, was illegible but, based on resources available to me, it is months shy of 30 years old. Estimated design life of a gas furnace is only 15 to 20 years.  This is a situation where, even if the system blows some heat, it is going to be a problem for the client in the future -- probably the very near future. Furthermore, since a home inspection is basic, there could be concealed problems: defective heat exchanger or discharge of unsafe levels of carbon monoxide. At a minimum, an HVAC firm needs to go over the appliance, but the best option ...

According to a  study by RealtyTrac,  Oct. 8 is the best date to close on your home for a great bargain price.Their study shows that on average,nationwide, buyers have saved 10.8 percent of estimated market value on this date for the past 15 years. The next best  dates for home buyers have been Nov. 26 (10.1 percent below market value); Dec. 31 (9.7 percent); Oct. 22 (9.6 percent); and Oct. 15 (9.1 percent). They say the study is based on more than 32 million sales of single-family homes and condos. When they looked at major metro areas each was a bit different, in Seattle the best day to buy is April 1.October seems to be the best month for savings.
