Last Friday was a big day for us as it marked the start of the roof tear off and installation. Friday's was decent yet the weekend's weather was rain, rain, and more rain which created stress because only the roofing underlayment was installed. Klim Roofing & Construction, our preferred roofer, ensured us it was dried-in and would be fine and they were correct.Then Monday came and along with it, lots and lots of wind. Across the area, gusts of 60+mph were reported yet without a weather station my guess was upper 40s to low 50s at the house. Klim sent the crew out and made sure the underlayment was in good shape, again it was, and with much jubbilation the roofing material arrived later that day. it has been a while since last publishing a video. You may ask Why?Well, my builder and good friend have put Toby to work in the rain and sun for full days. It has been really fun being able to put my hands on a project that has taken lot of planning and time. It has been crazy to say the least. Monday was a really big day in the shop build progression.Monday, Ford Crane came to the house and boomed a 16x16 playhouse approximately 120ft across the back yard. I had to dig out the playhouse foundation to make way for steal i-beam supports - they can be seen in the video. Then the crane company setup spreader bars and started moving - a longer video is in the works. It took 2 picks to move and set the playhouse into its new home.One YT commenter asked "but why?". A fair question. The playhouse is 16'x16' (256sf) and was situated where the new shop is to be built. The playhouse is sided with hardi-board, has vinyl windows, sheetrock, tongue and grove ceiling, and flooring so it was far cheaper to move than replace.It went so smooth and the playho...

So you have prequalification in hand. You have or wants / needs list balance and now its time to start looking at homes. 2 Things to Think about When Starting to Look at Homes. The First One: Compare the square footage of the home you're looking at online and the one you're looking at online. If you're looking at a home that is a1,000sf online and you live in 1,000sf and its to small there is no real point to go look at the home because it "might work". It might but the likelihood is low. The Second: Is Neighborhood composition. Real estate agent rarely put neighborhood pictures in a listing unless its a playground or park. So if you don't want to live in a certain neighborhood and your real estate agent didn't send you the property there might be a reason. Call and ask them: What kind ...

Forever Home vs. Starter Home. Changing Mindset to Make a Move-Up Move in 5-7 Years. When people are buying their 1st home a term I hear quite frequently is "Forever Home" and understandably so. People are really excited about buying their 1st house and they want to have all the features for the long haul. That 10, 15, 20 years of living in the house. Yet, when you're getting started buying a 1st home there is a "Starter Homes". We call the "Starter Homes" for a reason. That allows a new homeowner get used to monthly payments, unforeseen expenses and then as life changes we use that equity and market appreciation to then go buy "Move-Up" purchase or "Forever Home". Previously, I made a video on how to care for a roof by applying moss kill semi-annually. Since making the original video back in 2018 that video has garnered over 12k views and a fair amount of comments. Those results are pretty good for a quick driveway video.Yet, those comments have held a constant theme of "you didn't show us how to apply it and that is why were are on YouTube". Regardless of my personal beliefs of how not difficult applying moss kill is by listening to the video or reading the instructions, I made a follow up video showing my exact steps.Here is the second video in the Home Maintenance Minute video. It took using a few GoPro's and the phone & mic to get enough footage to make a video and hope it is actually interesting enough to watch.

In a recent transaction, where the sellers relocated prior to closing, the escrow company needed the propane tanks' percentage reading. While out at the property I decided to make a quick video on how propane tank leases and propane tank levels typically work in a Washington real estate transaction.

If you're selling your home and haven't looked at the hot water tank in a while, take a moment to do so. For buyers buying a home with financing then that buyer's appraiser will require hot water tank straps installed to meet all conditions of that loan program.
