Stowe, Vermont Area Home Sale Market Report - 2023 compared to 2022Another year is in the books for real estate sales in the Stowe, Vermont area.  Overall, 2023 saw a decrease in the number of homes sold, an increase in median and average sale prices, and a decrease in inventory.Below is chart that shows this trend for the State of Vermont, Stowe, Waterbury, Morristown, Hyde Park, Elmore, Johnson and Wolcott - with a few exceptions in Johnson and Wolcott (active listings increased).This seems to be the trend across most of the United States.  I don't know what will happen this year but am hoping for more inventory.  I have noticed that there are more offers being made with financing contingencies and inspections.  Perhaps the lower interest rates we are seeing will help buyers be able t...

STOWE, VERMONT Area HOME Sales Market REPORT - Comparison between the 1st half of 2021 to the 1st Half of 2020.As we have seen throughout the country, real estate sales have seen an increase in not just the number of sales, but in the median and average sale prices.  Also, the inventory of available homes has seen an exceptional decrease.  The Stowe, Vermont area is certainly no exception.  When the country went into an overall lockdown due to COVID 19, many people desired an escape from the city life.  Vermonters love the outdoors and it's easy to just walk outside and breathe. Stowe, Vermont Area Home Sales Market Report - 2020 compared to 20192020 - the year of COVID-19 and it certainly impacted the real estate market.  Vermont sellers took the lead with the economic swing of High Demand and Low Inventory.  We certainly saw and continue to see that Vermont became a desirable state for buyers given our open spaces, land, low crime, and overall rural environment.  This certainly increased the demand.  The supply saw owners who may have wanted to sell at some point, decide to stay put as Vermont was certainly doing well with the virus.  Owners were also faced with - where would they move?  Some 2nd home owners decided to make their vacation properties their primary residence.  They could now work from their Vermont home so why go back to their home in the city?...

Stowe, Vermont Area Land Sales Market Report - 1st Half 2020 compared to 1st Half 2019The first half of 2020 has been an interesting period in the real estate market.  We continue to deal with COVID-19 challenges (mostly in April, May and June) and national civil unrest.  Although it has been somewhat challenging to list and show properties in Vermont because of COVID-19 requirements, we continue to see interest in the purchase of land.  Generally, the sales of land have decreased, average and median sale prices have varied by town, inventory has decreased and pending contracts have decreased.  Perhaps with the strong demand for homes along with low inventory, we'll see a growing demand for land.  It can be a great solution for some who have always wanted to build their own new home.Bel...

Vermont - Stowe Area Home Sales Market Report - 2019 compared to 2018Another year is history so it's time for my annual Stowe, Vermont Area home sales market report.  Overall, the number of homes sold was higher; however, in areas where that was not the case, the decrease in sales was most likely due to lack of inventory.  Each town had positive signs and negative signs.  Waterbury, Vermont had the best report with increased number of sales, increased sale prices along with a reduction in inventory.  Stowe, Vermont had a minor reduction and number of homes sold and in sale prices.  Stowe faced and continues to face a low inventory of homes price below $1m.Below is a chart which summarizes the sales figures and the average inventory in each town.  CHART of Vermont Towns Home Sales - 2019...

Stowe, Vermont Area - Home Sales Market Report - 2018 compared to 2017It's a very snowy day here in Stowe so I thought I'd catch up on my market reports.  The Market Report covers the State of Vermont, Stowe, Waterbury, Morristown, Hyde Park, Elmore, Johnson and Wolcott VERMONT.  The stats for 2018 vs. 2017 came out about the way I expected.Of the areas I keep track of, Stowe is the only town that saw an increase in the number of  Homes Sold.  Most areas did see and increase in Median and Average Sale prices.  All the markets saw a significant decrease in the number of homes available for sale.  This lack of inventory is the main reason that the number of SOLDS is lower.CHART:  Vermont Home Sales Report for 2018 compared to 2017 VERMONT:# of Homes Sold - no changeMedian Sale Price - Up ...

Stowe, Vermont - 2017 Real Estate Market Report for Stowe Homes, Stowe Condos and Stowe Land - Trends ReportsStowe, Vermont Home Sales - 2000 through 2017:Chart 1 - shows the number of single family homes SOLD in Stowe for the years 2000 through 2017.  It shows a low of 46 homes in 2009 (recession) to a high of 91 in 2016.  There was a dip in 2017 of 7%.Chart 2 - shows the median and average sale prices for the years 2000 through 2017.  2005 and 2006 show higher sale prices with dips in sale prices in 2008 and 2009.  Prices slowly increased with some dips along the way to 2017.  2017 has both average and median sale prices up over 2016.Chart 3 - shows the average inventory available for sale starting with 2005.  2010 shows the highest average inventory while 2017 shows the lowest for th...

Stowe, Vermont Area - Homes Sales Market Report - 2017 compared to 2016Another year done and I have crunched the numbers.  Overall, the real estate home sales in the Stowe area which includes Waterbury VT, Morristown VT, Hyde Park VT, Johnson VT, Elmore VT and Wolcott VT showed positive signs - increased number of sales, increase sale prices and decreased inventory.  It seems like every year, there is one town that surprises me.  This time, it was Elmore, Vermont.  Although a small town, Elmore showed an increase the number of homes sold by $125%, significant increase in sold prices and a 37% decrease in inventory.Below is a chart showing the difference between 2017 and 2016 in the # of homes sold, median sale price, average sale price, and average inventory for Vermont, Stowe, Waterbur...

Stowe, Vermont - Market Report of Home Sales in Stowe from 2000 through 2016Stowe, Vermont - Home Sales have seen a steady increase since 2009.  There was a decrease in 2015, but 2016 saw an increase of 28% sales.  The Average Sale Price went up 24% while the Median went down 3%.  Of significance is the declining inventory of homes available for sale since 2010.  From 2015 to 2016 there was 27% decrease.  Although Stowe tends to have slow moving market overall compared to other parts of the country, it does appear that home sales in Stowe are heading back to a sellers' market.  This is especially true in the lower priced real estate - below $500,000.Below is a Market Report Chart which shows the # of homes Sold, the Average/Median Sale Prices, and the Average Inventory over the past sev...
