I stopped by yesterday to say hello to clients who bought new construction in the community of River Falls in Prince William County earlier this year.  This upscale community is located just off of the Prince William Parkway in Woodbridge.  The community is built around the Old Hickory Golf Course with a club house that looks like you have driven up to a southern plantation.  My clients like the other amenities the community offers as well.  Spread out over 280 acres besides golf the community features pools, tennis & basketball courts and plenty of walking paths giving them their choice of activities.  With its proximity to the Potomac Nationals Stadium they have been able to enjoy many evening of minor league baseball with their families.  Commuting to DC is not a problem with multipl...

I enjoy finding a bit of the unusual when I am out exploring different neighborhoods in Prince William County.  This past weekend I came across a home that I had to stop and look at for awhile.  I wasn't actually looking at the house but the lights going up the driveway.  We've all seen plenty of landscaping lighting, low voltage, gas lamp and solar lights but this was the first time I had seen statue lighting.  I noticed on my second trip by that there were a number of other statues in the yard as well. You may notice through the opening underneath the deck that there are additional statues in the back yard.  Made me wonder if the owner might be an artist or perhaps just really want to make their home standout!

The National Association of Home Builders issued their NATIONAL new detached home numbers for the month of June.  As expected the numbers were down 6.6% from the previous month.   The inventory of new homes remained the same as the previous month but due to slower sales however the supply of homes available now stands at 7.8 months.  As always the national numbers do not reflect what may be happening locally.   New home sales were up in the south by 7.6%.  Building permits issued in our area for detached homes is down 19% over June of last year which I think reflects the builders pulling back on some of the projects that they were projecting to build.  What do this numbers mean for buyers?  With builders offering significan incentives to purchase a new home it is a good time to consider...

That was what the newspaper headline of the Journal Messenger said in 1983 when they were writing about my current earth sheltered home listing in Manassas.  The current owner of the property is only the second owner of the home and she is fortunate enough to have the original photos of the home being built (which I had burned to a CD) and the newspaper articles that were published when the home was first built. It is amazing to read how the original builder, a man named George Allison, thought that with all of the energy saving features the home provided that there would a lot of these homes built in the near future.  Of course we all know that the near future is way past, this was 1983 after all and though there were a few more of these homes built in our area, they did not catch on. ...

The community of Lake Ridge in Prince William County has been popular with buyers since it was first developed in the 1970's.  With two large community centers, 5 swimming pools, boat ramp and tennis courts the recreation opportunities abound in the area.  When Lake Ridge was under development in the late 1970's builders took great care to leave the rolling hills and trees that make Lake Ridge such a pleasant place to live today. Even though traffic going north on I-95 during the week can sometimes be jammed the area is full of commuter lots for residents to grab a direct bus into multiple points in the city, the Belmont Bay VRE station is close by and Northern Virginia's Slug lines are all over the area. For most of us looking up and seeing green on our roof or plants growing in our gutters we know that serious roofing issues can't be far behind.  For the owners of an earth-sheltered home it just means that all is well.    Belmont Bay residents have seen this sign for over 3 years sitting on an empty waterfront field.  Over the past year we have seen some clearing of old trees and the work on the waterfront to create a new shoreline.  Well the end of the empty field may be in sight. The VA General Assembly has voted to release $5 Million in funds to be begin construction of Phase 1 during the summer of 2007.  The goal of the center is for it to be a destination for science exploration..  In putting together the final plans for the center it was also decided to make a name change.  The new name and logo are meant to reflect our community and connection to the Osprey Nature Reserve as well as the promote environmental issues. Ok, so I'm sure you've heard the news.  If you haven't, then let me be the first to tell you.  Wegmans is coming to Woodbridge, VA.  I can't wait!  But most likely not for the same reasons as all of you.  See, My Husband works at the Wegmans in Fairfax Va.  He's a chef, and we moved here about 3 years ago from Rochester, NY.  That's where Wegmans was founded, in case you didn't know.  I'm happy because we live in Lake Ridge, and he will most likely be transfered to the new store, which will cut his commute from 40 minutes, down to 10.  Pretty exciting, Huh.  I know alot of people out there would love just a 10 minute commute. But anyhow, I'm getting off topic.  Most of you native Virginians have never seen a grocery store offer so much in one place, as Wegmans.  Free Child care while yo...
