This weekend was the local builders shop till you drop weekend.  As I penned on Friday the builders were going all out to get buyers to their doors.  I had buyers out Saturday at one location and Sunday at another.  There wasn’t any doubt the builders were offering financial incentives to get the buyers to the table and putting the hype in over-drive to make them feel that this was going to be the last chance to get the “deal of the century.” Since we are early in the 21st century it might be a rather tall statement to say this weekend was the best deal that buyers would ever see. Having sold a new construction property two weeks ago at a 150K discount with straight negotiation, I’m not 100% convinced that the deals the builders were offering this weekend were anymore than setting the p...

I just completed an article on defining SOL homes on the MLS, (S* Out of Luck) homes with the keywords: REO, foreclosure, bank, pre-foreclosure, short sale, auction, third party, 3rd party**. (see "SOL" Homes defined)I knew Arlington Virginia Homes had a few and some would go fast with aggressive pricing (To catch these I recommend email alerts for SOL keywords). So I ran some numbers. In Arlington it was about 2-4% of active homes on the MLS were SOL. But then I ran some other cities. I was amazed to see the numbers as high as 48% in Herndon!DATA: **Update: 9-29-2007. A few listings have the word "bank" in it, and are NOT SOL because there is a bank close by and it is mentioned in the listing remarks. So I now use REO,foreclos*,pre-foreclos*,short sale, auction, third party,3rd party,add...

As you may know, bald eagles reside in 49 of our 50 states - none have made it to Hawaii.  Those in the Northeast migrate south to Virginia in the winter months while those in the Southeast migrate north to Virginia in the hot summer months.  Our normally mild climate is a primary reason in addition to the large supply of fish in our rivers, tidelands and lakes.  There are numerous attractions to bring you to the Commonwealth in addition to the fishing.  If you have never had the pleasure of enjoying our hospitality you really owe it to yourself to visit the state the fathered 8 US Presidents. If you are considering a move to, within or out of Prince William County or Northern Virginia you should consult a local expert who has ● over 3 decades full time experience as a re...

Agent Rating Review - Daughter buys, sells, parents sell  Frank and Nancy's daughter Natalie needed to buy her first house.  She picked the GOLD Team 6 years ago and bought a townhome in Beau Ridge Estates in Woodbridge, near Montclair. Several years later Natalie got engaged and needed to sell to move to another state. She picked the GOLD Team again. Last year her Frank and Nancy bought a new home in Bristow directly from a builder.  To sell their Montclair home they picked the GOLD Team, even though they had a satisfactory relationship with the agent they had previously used to buy the house. Here are Frank and Nancy's comments about the GOLD Team's Jim Gilbert:"Jim is competent and thorough. We trust him completely to do the best possible job for us.  Our family has uses him for 2 sa...

As soon as you drive through the entrance of the Port Potomac Community you realize that the builders have created a neighborhood designed to bring a sense of southern style to the area.  Situated on 400 acres just off Route 1 in the eastern part of Prince William County  the neighborhood has easy access to I-95 or the VRE Stations at Rippon Landing or Belmont Bay. Homes are situated in clusters with a well thought out of mix of townhouses and detached homes built by 5 different well known builders.  The neighborhood is designed to be walking and jogging friendly with access to Leesylvania State Park and the Potomac River.  The crowning jewel of the neighborhood is the community center designed to resemble the Governors Palace in Williamsburg.  With a state of the art fitness center, ...

Most REALTORS provide a Virtual Tour for their listings.  It has been my experience the vast majority of them are a collection of still photos uploaded to their Multiple Listing System software.  I create panoramic action shots both inside and outside the home.  The software I use allows me to have as many as 50 photos enabling me to add points of interest such as schools, libraries, parks, local shopping centers, pools, bus and subway stops, etc. THE TWOFOLD APPROACH IS THAT Each of my Virtual Tours has their own URL I own a domain that has a link to the individual URL for each of my Virtual Tours I have a rider on my For Sale sign pointing to that domain so that passersby can see the Virtual Tour at home without having to search online or call someone else to preview the home. *******...

I stopped by yesterday to say hello to clients who bought new construction in the community of River Falls in Prince William County earlier this year.  This upscale community is located just off of the Prince William Parkway in Woodbridge.  The community is built around the Old Hickory Golf Course with a club house that looks like you have driven up to a southern plantation.  My clients like the other amenities the community offers as well.  Spread out over 280 acres besides golf the community features pools, tennis & basketball courts and plenty of walking paths giving them their choice of activities.  With its proximity to the Potomac Nationals Stadium they have been able to enjoy many evening of minor league baseball with their families.  Commuting to DC is not a problem with multipl...

I enjoy finding a bit of the unusual when I am out exploring different neighborhoods in Prince William County.  This past weekend I came across a home that I had to stop and look at for awhile.  I wasn't actually looking at the house but the lights going up the driveway.  We've all seen plenty of landscaping lighting, low voltage, gas lamp and solar lights but this was the first time I had seen statue lighting.  I noticed on my second trip by that there were a number of other statues in the yard as well. You may notice through the opening underneath the deck that there are additional statues in the back yard.  Made me wonder if the owner might be an artist or perhaps just really want to make their home standout!

I recall when my wife and I were looking for our home.  We heard so many horror stories about how difficult it was to buy a home.  One of the main issues that prevent many people from buying a home is credit.  Well, I am happy to say that my wife and I did not have that hurdle to jump.  We also heard that debt and income were other issues.  I am happy to say that I was debt free and a veteran of 15 years in the armed forces happily receiving my pay check on the 1st and 15th of each month.  Besides finding the perfect home for our season of life, finding the right mortgage for our season of life was the number one priority.            My wife and I opted for a VA 30 Year Fixed Mortgage with a 6% interest rate.  In my estimation, it was the perfect product and interest rate for...

The National Association of Home Builders issued their NATIONAL new detached home numbers for the month of June.  As expected the numbers were down 6.6% from the previous month.   The inventory of new homes remained the same as the previous month but due to slower sales however the supply of homes available now stands at 7.8 months.  As always the national numbers do not reflect what may be happening locally.   New home sales were up in the south by 7.6%.  Building permits issued in our area for detached homes is down 19% over June of last year which I think reflects the builders pulling back on some of the projects that they were projecting to build.  What do this numbers mean for buyers?  With builders offering significan incentives to purchase a new home it is a good time to consider...

That was what the newspaper headline of the Journal Messenger said in 1983 when they were writing about my current earth sheltered home listing in Manassas.  The current owner of the property is only the second owner of the home and she is fortunate enough to have the original photos of the home being built (which I had burned to a CD) and the newspaper articles that were published when the home was first built. It is amazing to read how the original builder, a man named George Allison, thought that with all of the energy saving features the home provided that there would a lot of these homes built in the near future.  Of course we all know that the near future is way past, this was 1983 after all and though there were a few more of these homes built in our area, they did not catch on. ...

The community of Lake Ridge in Prince William County has been popular with buyers since it was first developed in the 1970's.  With two large community centers, 5 swimming pools, boat ramp and tennis courts the recreation opportunities abound in the area.  When Lake Ridge was under development in the late 1970's builders took great care to leave the rolling hills and trees that make Lake Ridge such a pleasant place to live today. Even though traffic going north on I-95 during the week can sometimes be jammed the area is full of commuter lots for residents to grab a direct bus into multiple points in the city, the Belmont Bay VRE station is close by and Northern Virginia's Slug lines are all over the area. Sales remained steady for the month of June.  Detached homes prices are down about...

Geographically located at the center of Prince William County VA the new  County Center development continues to move forward.   With the opening of the new Harris Teeter Food Grocery Store, Ruby Tuesday and other eating places open and the final improvements to the Prince William Parkway it is easy to see why this area continues to be a popular choice for both new and old Prince William residents. With detached homes, townhouses and condos there is a wide choice of not only the style of homes but prices as well.  Prices in Prince William County are less than in nearby Fairfax and Loudoun Counties which adds to the appeal for home buyers looking to get more for their money.  Looking for something to do outside?   Enjoy an afternoon hiking in the Prince William Forest National Park, back...

For most of us looking up and seeing green on our roof or plants growing in our gutters we know that serious roofing issues can't be far behind.  For the owners of an earth-sheltered home it just means that all is well. With so much focus in the press on energy conservation, global warming and green design my real estate partner and I have the rare privilege of listing one of the few earth-sheltered homes available in our area.  As a result I have spent a good deal of time walking on the roof of the home and learning the benefits of owning one an earth sheltered home. I've also had to dispel a few myths as well.  Is the home dark?  Absolutely not, in fact with the high ceilings, front wall of insulated glass and skylights the house is brighter than most of the traditional homes in the a...

Belmont Bay residents have seen this sign for over 3 years sitting on an empty waterfront field.  Over the past year we have seen some clearing of old trees and the work on the waterfront to create a new shoreline.  Well the end of the empty field may be in sight. The VA General Assembly has voted to release $5 Million in funds to be begin construction of Phase 1 during the summer of 2007.  The goal of the center is for it to be a destination for science exploration..  In putting together the final plans for the center it was also decided to make a name change.  The new name and logo are meant to reflect our community and connection to the Osprey Nature Reserve as well as the promote environmental issues. In the meantime keep an eye out for the hands on outpost that will be in place ...
