Yesterday, I asked the question, "Should I show property on Super Bowl Sunday?" The answers were pretty consistent in saying yes. I like to be available when clients are able to view properties, but sometimes that's just not possible.  Today, being Super Bowl Sunday, I was hesitant to go out, but I'm glad I did. I may not have gone out with just anybody, but this young couple was pre-approved for a loan. They had a group of homes they wanted to see, and they put a contract on the fourth one in the line.  I'm glad I don't live by fast and hard lines on everything in my life. Sometimes, flexibility is the straightest line to a desired result. This couple was ready to buy, and fortunately I was available. That gave them them the opportunity to buy immediately. My days are filled with phone calls, document scans, meetings, inspections and a host of other real estate related events. But, there are a lot of families around our country whose days are filled with uncertainty and concern. They are our military families. Those who have a deployed family member continue through their days like most of us, but there is an element of a life on hold for each one of them. Should I list my house during the Winter months? I hear that question every year, and I say, "Yes!" One of the things that seems to happen in the cold months is that serious buyers come out and tire kickers take the season off in favor of the warmer months. I sold two houses the first two days of January. It was cold, messy and dark. Both buyers looked at one house each (which they found online), and they immediately put a contract on them. The Winchester, VA real estate market continues to improve over each previous year since 2011. The 2012 residential sales increased by 4.8% over 2011, and 2013 increased 11% over 2012. The biggest change in the local market can be seen in the number of distressed properties sold in each consecutive year. Distressed property sales made up 33% of the 2012 sales. That number has fallen to 23% in 2013.  Short sales were down 31% over 2012 sales, and foreclosures (REOs) were down 22%. Frederick County had the highest number of distressed sales with 105 short sales and 174 foreclosures. The city of Winchester had 19 short sales and 38 foreclosures.  Frederick County, which is larger than Winchester City, achieved the highest number of overall sales with 1207. I showed a property recently that was on the market for the better part of a year, and it was approximately 35% over the current market for a similar property. Of course, it didn't sell.  It went off the market, and then came back on at 25% over the market. The second agent fluffed up the description to make it sound like it was really a bargain. She says it's, "Completely gone over!"  What does that mean?  It meant that the owner painted, hung one ceiling fan, had the floors refinished and changed the kitchen sink. As we approach the anniversary of September 11, 2001, I have to reflect a bit.  On that morning, I had just returned from the gym and turned on the TV.  The first tower had just been hit and there was a lot of confusion about what had just happened.  Reporters were just starting to broadcast, and there were more unknowns than knowns.
