Yesterday, I asked the question, "Should I show property on Super Bowl Sunday?" The answers were pretty consistent in saying yes. I like to be available when clients are able to view properties, but sometimes that's just not possible.  Today, being Super Bowl Sunday, I was hesitant to go out, but I'm glad I did. I may not have gone out with just anybody, but this young couple was pre-approved for a loan. They had a group of homes they wanted to see, and they put a contract on the fourth one in the line.  I'm glad I don't live by fast and hard lines on everything in my life. Sometimes, flexibility is the straightest line to a desired result. This couple was ready to buy, and fortunately I was available. That gave them them the opportunity to buy immediately. That sounds like a win-win to...

My days are filled with phone calls, document scans, meetings, inspections and a host of other real estate related events. But, there are a lot of families around our country whose days are filled with uncertainty and concern. They are our military families. Those who have a deployed family member continue through their days like most of us, but there is an element of a life on hold for each one of them. That moment when their loved one returns home is one of the most precious moments they will ever experience. God bless our military and the families that support them from home.

Should I list my house during the Winter months? I hear that question every year, and I say, "Yes!" One of the things that seems to happen in the cold months is that serious buyers come out and tire kickers take the season off in favor of the warmer months. I sold two houses the first two days of January. It was cold, messy and dark. Both buyers looked at one house each (which they found online), and they immediately put a contract on them. The sales were close to list. Both homes were in good condition, vacant and ready to go. The clients were qualified and determined to buy. I've had this scenario repeat itself over the past 5 years. Do people buy in the Winter months? Absolutely, and they tend to be prepared and very serious. So, when the question comes up about whether or not to lis...

Mike, you know everybody. I hear that all the time, but it's really an exaggeration. I do know a lot of people, and a lot of people know me, but when you've lived as long as I have, you get local tenure. Most of the time, those comments come from a client who lean on me through and after their home sale or purchase. It's not unusual to have clients stay in touch for years asking who I would recommend for this or that, and I'm happy to play that role. I'm slow to offer recommendations, but those who make the cut are a cut above the majority. There are a number of things a recommendation must meet in order to be included on my website or in my verbal recommendations. They must be honest, and that means honest on every deal every time without fail. There is so much dishonesty in our world ...

How should Realtors relate to homeschooling families who are buying / selling homes? I'm sure a lot of you probably said, "Like everyone else," and that would be true in most ways, but homeschooling families are a unique market.  When I had been married 6 years, my wife said, "If we have kids, I want to home-school them." My response was, "What's that?" I had no idea what homeschooling was or why anyone would want to do it. Well, that was 24 years ago, and I can say I loved every minute of it. My wife did all of the brainy stuff, and I got to teach the boys what I call, "The fun stuff." Both of my sons were home-schooled through 100% of their pre-college education. Both have excelled in academics, and now, in life. They are bright, inquisitive and forward thinkers. They love to read, th...

Why am I an entrepreneur? When I was young, I didn't have a clue what an entrepreneur was, but I had a fire burning inside. Sadly, in my early 20s, I didn't know what to do with it, but by the time I reached my late 20s I was a full blown entrepreneur and I've never looked back. Entrepreneurial work isn't for everyone, but for those of us who chose it, it's the best way for us to flourish. Why am I an entrepreneur? The first and foremost reason has never changed. I love the freedom. I grew up in a blue collar home where having a job with a major corporation or strong company was the pinnacle of success, and I had that. Unfortunately, it made me cringe every time I punched a clock. I realized during those five years, that I was a dead man walking every time I walked to the time-clock. I ...

It would be difficult to exist without electricity. We've come to depend on it to light our homes, cook our food and even to charge our electronic devices. It's essential, but it can be expensive. In a previous blog, I talked about a couple ways to reduce your electricity consumption. Today, I want to take that another step forward. The one item in most homes that constantly consumes a lot of electricity is the water heater. I'm sure you've probably heard that a water heater timer can save you money, but how much money? If you realize that your electric water heater is 15% of your total electric bill, you can soon calculate the savings by cutting back on the power consumption of that one device. A typical electric timer from Intermatic or Tork will cost you about $50.00. If you install ...

I don't believe it's by accident that Thanksgiving, Christmas and the New Years form a trilogy of holidays. They are a true American tradition, but when you sit back and reflect on each one, they have a life impacting story to tell us.  Abraham Lincoln ordered that government offices be closed on November 28, 1861 for a local day of thanksgiving. Two years later, a magazine editor wrote to Lincoln to urge him to declare a national day of Thanksgiving, and the rest is history. There are other cultures who have found ways to have a regular day of thanksgiving throughout the centuries. The Israelites had a way to awaken themselves to their incredible blessings. Through the tithe, the Israelites brought ten percent of their earnings to the temple each year.  The tithe provided for the needs...

I showed a property recently that was on the market for the better part of a year, and it was approximately 35% over the current market for a similar property. Of course, it didn't sell.  It went off the market, and then came back on at 25% over the market. The second agent fluffed up the description to make it sound like it was really a bargain. She says it's, "Completely gone over!"  What does that mean?  It meant that the owner painted, hung one ceiling fan, had the floors refinished and changed the kitchen sink. That's nice, but it's still 25% over the current market, even with a reduced price. This is a topic that gets a lot of airtime on Active Rain and other Realtor blog sites. Friends, please be honest with your clients. A house that is 25% over the current market is going to si...

Having a good team behind you is half the battle in business.  As your business grows, it becomes imperative to have others who can help shoulder the load and keep the momentum building. In real estate, that is not only a solid agent staff and assistants, but it also includes lenders and closers. One of my favorite go-to people is my preferred lender, Mark Peter Lynch of Residential Mortgage Services. Mark and I have been working together for about two years now, and I can honestly say, I have never been disappointed. This week, Mark showed his superstar status again. In late August, a closing I had scheduled was thrown off course when Wells Fargo withdrew their loan approval. It wasn't because my client wasn't qualified, but rather, it was because the investor/homeowner ratio on a condo ...

As we approach the anniversary of September 11, 2001, I have to reflect a bit.  On that morning, I had just returned from the gym and turned on the TV.  The first tower had just been hit and there was a lot of confusion about what had just happened.  Reporters were just starting to broadcast, and there were more unknowns than knowns. I was telling my wife that it looked like a small plane had crashed into one of the twin towers and it was on fire.  Then I saw the second plane circling around to make impact.  Within seconds it hit the tower, and I followed that with the comment, "We're under attack."  As a Christian, I'm familiar with the voice of God, and instantly He said, "It's not over!"  That started a day of phone calls and prayer at our house.  Two of my good friends were commerci...
