Nearly six months ago, I became curious about the level of protection available to our local law enforcement K9s. When I called the county Sheriff's office, I found that they didn't have any tactical vests at this time. Why? K9 tactical vests retire with the dog. Each dog is measured for a custom fit vest. If you're renting because you don't want a mortgage, I have bad news for you. You're already paying a mortgage. It's just the landlord's mortgage. I was reviewing a few rental applications over the past few weeks and I noticed a pattern. A lot of tenant candidates don't want to buy because they don't want the burden of a mortgage. Again, if you are paying rent, you are paying a mortgage. Of those pending sales, only 6 properties had a built in kick-out that would allow the properties to return to the "for sale" market. In one case, the kick-out was the need for a third-party approval, or a short sale where the seller's bank must also approve the sale. The sales volume in nearly unchanged from 2015, but the volume of distressed properties (short sales and foreclosures) have dropped significantly. The sales volume for the Winchester, VA real estate market in the first quarter of 2016 was 313. The sales in the same period of 2015 was 314. The number of distressed properties in 2016 was 34, or 11%.
