You should not waste 5 minutes of your time watching the following slide show unless you have an abiding interest in either Christmas Wreath Design of the Colonial period or like to see photos of ordinary people minding their own business while strolling around a major American tourist attraction accompanied by COOL JAZZ . Studies have shown that photos of people (even people you do not know) are more interesting to the average human, than photos of static objects. So I mixed those in with the shots of buildings and decorations. There are at least 4 dogs in these photos for those of you who demand a canine presence in every worthwhile photo show.         In order not too make potential viewers mind numb from over saturation of photos of vacationland, I have broken our 2 day blast throug...

Jan and I took a couple days off to visit Colonial Williamsburg VA. I haven't been since my parents took me as a kid. My wife and children make pilgrimages here on a fairly routine basis, but when I have time off....I want to go to the beach. Well it's too cold for that, so off we go for a worldwind tour of Williamsburg VA. It is just off  route 64 east about 45 minutes out of Richmond on the way to Virginia Beach. These photos are from last night at the museum, Market Square and Terra, a tappas restaurant.               Tonight we are going to "First Night" New Year's extravaganza at different venues around town. Hope to capture some daylight shots of the main part of town prior to heading for the shows which culminate in fireworks. Obviously you could spend a week here to do the town...

(East West Realty)
Hampton Roads' community developer, East West Communities, has been around for awhile and they have a proven track record of developing award winning communities. Many in the Tidewater area thought that Gatling Pointe in Smithfield was its first development in Virginia. It all started over three decades ago. Over thirty-five years ago, East West Communities pioneered the concept of a master planned community with Brandermill, located just outside of Richmond, Virginia. Situated on a 1,700-acre lake, Brandermill was one of the first financially successful planned communities to combine homes with offices, schools, churches, shopping, and a collection of recreational opportunities. Brandermill is an undisputed success. In 1977, East West Communities received the first of many national acc...

I recently posted a blog, "What is my Williamsburg Va home worth?", In this blog I noted that when pricing a home it is vital that a REALTOR® understand the local real estate market and trends in order to price a house correctly.   This morning I read a blog by Endre Barath Jr about "reverse offers made by the seller".  Endre describes a situation in which a seller makes an offer on his/her own property to get the negotiating started.  He also notes that if a property is priced correctly in the first place then the reverse offer would not be needed. I couldn't agree with Endre more!  It is vital for a REALTOR® to know his/her local market so well that the listing will be priced to sell quickly.   If you own a home in Williamsburg Va and need to sell it, you may be wondering: "What is my...

I  never dreamed that I would be quoted in REALTOR® magazine, but thanks to my blog on Active Rain, it happened.  Yesterday I received the following message from a new member of LinkedIn that I had welcomed: "Sybil,I was reading our NC Realtor Mag. last night and you were quoted. You must be good.Cheers,Rob"   I thought he was talking about a North Carolina Real estate magazine and I was scratching my head as to why and how my quote got there.  The mystery was solved this afternoon when my broker told me to look at page 14 of the April 2010 edition of REALTOR magazine.  The quote was Test The Keys and was taken directly from a blog that I posted on Active Rain in October entitled We depend on keys. By the way to Rob and anyone else wondering: I am a good REALTOR® :-) To read the blog ab...

Homeowners with Chinese drywall   I recently posted a blog More good news on Chinese Drywall but I soon learned that what I had originally thought was good news for homeowners with Chinese drywall was really not as good as I had originally thought it was.   I received a call from a local homeowner who owns a home with Chinese drywall who had seen my blog and was calling to give me a little more informtion about what I thought was good news for homeowners with Chinese drywall.  The report stated that money was being made available from the state disaster relief fund to help homeowners with Chinese Drywall.  The fact that there is only $150,000 available from this fund according to the local homeowner who called me made me realize that the news I at first thought was good for homeowners w...

Snow in Williamsburg   We had snow in Williamsburg during the last weekend of January and the first week of February, yes I said snow in Williamsburg in Virginia!               It was so beautiful when we woke up and saw that snow had covered everything!  The latest storm (February 6, 2010) left a layer of ice on the tree branches and snow piled up on the branches of evergreen and pine trees.  It was absolutely spectacular!                The trees that were covered in ice sparkled like diamonds in the sun! But alas the sun began to melt the beautiful ice and snow in Williamsburg quickly.                                      So my hubby and I jumped into his 4 wheel drive (he is a self proclaimed redneck) and headed down to Colonial Williamsburg to take pictures before all of the beauty...

Homes for sale in Williamsburg are priced lower than they have been in years!  In many areas the home prices are lower than they were in 2004 or 2005.   I often have people ask me if the home sales in Williamsburg are picking up and I try to be honest with them about my observations about our real estate market in Williamsburg, Virginia.   Some property owners who ask about home prices in Williamsburg seem very discouraged when I tell them that I don't think their home's value is going to start increasing significantly very soon.  Based on historic trends in home sales and the predictions of many economists, I believe it may be three to five years before we see home prices in Williamsburg rise significantly.   Real estate trends have always been cyclical and history tells us that the cy...

A recent blog noted the homes sales in the Williamsburg area during each calendar year for the past decade.  The data was definitely eye opening. Now as a Williamsburg homeowner you may be wondering what is my home worth in today's real estate market. Let's analyze this data. According to the Williamsburg MLS: 2103 residential homes were listed for sale during 2009 925 homes sold in 2009 That means: 1 in every 2.3 listings sold in Williamsburg 44% of listings sold in Williamsburg   If you are considering trying to sell your home in 2010 you need to be aware of additional factors that will affect the sale of your home: According to some economist's predictions inflation is inevitable in our economy Interest rates are climbing FHA loans have more stringent guidelines for potential borrowe...

I thought it would be interesting to see the number of homes sold in the Williamsburg area during the past decade.  The data is for the number of housing units sold each calendar year begining in the year 2000. The data is for closed sales and is for homes located in the Williamburg Va area with zipcodes 23188, 23185, 23168. The data that I obtained came from the Williamsburg MLS. The data was for closed sales and included: single family detached residential homes attached residential units such as condos and townhomes       Home sales in the Williamsburg Va area             Year            Units sold  2009                925  2008                994  2007                1388  2006                1661  2005                1810  2004                1675  2003                1618  2002   ...
