Another Set of Happy Buyers in Warrenton, VA In early spring I started working with Buyers who needed to sell their existing home.  The sale of their home was uneventful, outside of dealing with the HOA management company.  Of course, it always helps when you have top producing agents on both ends of the deal.  These are the folks that tend to know how to do business.  On the buy side, these clients found a home that, in spite of the Sellers listing the home, and the Listing Agent, made it to settlement today.  Along the way, we had to deal with Sellers who never left the home, only allowed showings by appointment, and made a ton of promises they had no intention of actually delivering when it came right down to it.  Note to sellers:  There is a reason we advise you not be present durin...

Another New Construction Brookside Home---SOLD! Brookside in Warrenton is an up and coming community, developed around three lakes.  There are four builders with which a buyer can choose to build:  Ryan Homes, Brookfield Homes, MI Homes and Lakeside Builders.  I am familiar with Brookfield Homes because I bought my own new construction home from them, and investigated their options and MI Homes' options with other buyers.  The previous two Brookside buyers chose to build with Ryan Homes. Luxury Homes and Coat Closets The other day I was at a walk through of a luxury home my Buyers contracted to have built.  It was truly stunning.  The builder set a really big expectation of quality construction at the first appointment.  Their attention to detail and quality of materials was going to be higher than their competition.  I have to say, they were right.  My Buyers are going to have an amazing home.  The soft close drawers in the kitchen, granite counters, flooring and even moldings were gorgeous. Just Sold:  New Construction by Ryan Homes in Brookside Whenever I am around a new agent, I encourage them to take tenant clients.  Of course, the hope is that they will eventually buy, but I've always felt that if they didn't, and you did your best to help them, you would reap referrals.  In the case of the Buyers that settled this Thursday on a Ryan Homes new construction Venice in Brookside, the whole line of communication started over a rental. Roaring down the gravel lane kicking up a cloud of dust in a buggy with a 1970's engine, Fred Cromack, an easygoing guy, was meeting up with me to see a rental property. There were plenty of great homes for sale in Fauquier County, Virginia but he had made it clear he was not ready to buy just yet.  I was happy to help Fred with the rental but as it is my routine with my clients I filled him in on the benefits of buying. Just Sold in Warrenton's Community of Brookside! Buying new construction is a real treat.  Just being a model home is like an alternate reality.  Everything is just so.  The decorator touches get you drooling.  The new home smell is as intoxicating as  the new car smell.  But when you go under contract for a home that is to-be-built, a buyer's patience can really be tested. My Buyers found the Rome model by Ryan Homes to fit their needs to a T.  They went under contract in late June.  Unlike many new construction deals, my Buyers were able to get their closing cost incentives untied from the builder's lender.  It's not easy to do, but if you can find a mortgage lender that offers a product they don't, or a rate they can't match, it can happen.  I think the design center is the most fun ...

The Lakes at  Brookside subdivision is not anywhere Lake Ridge Virginia, it is west of us up past Gainesville and the Lake Manassas Virginia area. It actually has a Warrenton address. However, humor me and go take a look. You will be glad you did since the community is well planned out with schools and boulevards, and sidewalks and lake side living.  There are over one thousand acres and has four spring fed lakes, a Lake front pier, outdoor pool with a community club house and seven miles of walking trails.
