Chances are...you or someone you know is facing the possibility of foreclosure. But you need to understand that you are not alone!Today, 1 out of every 6 homeowners in America is behind on mortgage payments. These are tough and frustrating times. Now more than ever, it's important to identify your options. Foreclosure can be avoided, your credit can be saved and your financial future can be salvaged.Through my experience handling distressed properties, I've found that homeowners today have more questions than answers about their circumstances. I have created a website http://www.fairfaxcounty-shortsales.com/ to help you understand the possible solutions to foreclosure, as well as to provide a detailed explanation of short sales, which could be the best course of action for some homeown...

If you are relocating to the Northern Virginia suburbs of Washington DC ....you should consider Vienna Virginia....a place you've never heard of...yes it is one of those best kept secrets. Located just 15 miles outside Washington DC on Metro's Orange Line, Vienna still has a small town feel without the center-less, soul-less mass tract home funk. Straddling Tysons Corner (the biggest shopping area in the state and the 12th largest business district in the US) you could go out to eat every night for six months and not hit the same place twice. Vienna was ranked #4 best place to live by Money Magazine in 2005 partly because of the never ending job opportunities abounding in and around our area. Located in the second highest median family income county in the country (Fairfax) and just 12 ...

Fannie Mae (FM) announced it would pay for closing costs on purchases of foreclosed homes in its inventory by qualified buyers. That inventory amounts to nearly 50,000 properties.   With so many buyers taking advantage of tax credits, coupled with low mortgage interest rates, Fannie Mae is hoping to clear away some of their vast inventory and help home buyers in the process.   The largest U.S. mortgage finance company is offering as much as 3.5 percent in closing cost assistance or an equal amount on the purchase of new appliances. Properties have to be pre-qualified before an offer can take place.  The offer is good through May 1, 2010.   Terry Edwards, executive vice president of credit portfolio management for FM, said in a statement, “Attracting qualified buyers to the market and r...

Last week, President Obama announced a plan to direct $1.5 billion in aid to distressed homeowners in states hit the hardest by the housing crisis. The money is earmarked for Arizona, California, Florida, Michigan and Nevada. According to the administration, the average home prices in these states have fallen by more than 20 percent since the housing peak in 2006. Money will come from the $50 billion set aside in 2009 for the Troubled Asset Relief Program (TARP). Funding will be made accessible to state housing agencies, who will be expected to create programs to help homeowners struggling to meet their mortgage obligations, either because of unemployment, carrying a second mortgage or being  “underwater” (owing more than their home is worth).

A new government program, Home Affordable Foreclosure Alternatives Program (HAFA), has finally issued its official guidelines for short sales. The idea is to streamline short sales so the homeowner can avoid foreclosure. It provides incentives to homeowners who are looking to sell. The program takes effect on April 5, 2010, although servicers may implement it right away. The program is scheduled to end on December 31, 2012. What does HAFA do? It provides an alternative for homeowners who are HAMP eligible and unable to keep their home Uses borrower's financial and hardship information already collected during application for consideration of a loan modification Allows borrowers to receive pre-approved short sale terms before listing the property, including the minimum acceptable net pr...

Freda: I just moved to Vienna Virginia from Huntsville AL. Where is the best place around here to go on long runs, bike rides or roller blading adventures? Steve: Freda, probably the most popular place for REALLY LONG ADVENTURES is the Washington and Old DominionRailroad trail. It is around 40 some miles long and even has parts where you can ride horses safely.         You can check it out at:Old Dominion Park as well as Trail link (you can find other local places for adventure on this site) Friends of ours will routinely ride from Reston into Vienna, with ones in really good condition riding all the way in to the Potomac River across from DC.

Transportation is a big issue in every area, but especially here in the DC area.  Maryland, DC + northern Virginia are all so intertwined in business and more that we need to make sure it's easy to get place to place.  Unfortunately easy isn't usually a word associated with our regions transportation. There are some things being done to address area transportation = Maryland - Montgomery county council recently passed a vote to promote denser development in already urban areas, with requirements that there be green and transportation friendly amenities (paths, bike trails, etc.) - ICC = Inter County Connector is being built - PG county is working on development of New Carrolton area Virginia - All along the beltway the HOT lanes program is adding 2 extra lanes on each side of the beltwa...
