It won't be too many more weeks before the leaves will begin to change colors and then they're on the ground.  If your rake looks like the one above you may want to consider an investment in a new one. Fall is an especially colorful time of the year.  If you are fortunate enough to live in subdivisions such as Kings Park, Orange Hunt Estates, Daventry, Saratoga and Newington Forest you don't have to travel far to enjoy the vibrant Fall colors - they are all around you. It's the time of years when kids and dogs love to run through a pile of leaves or the family visits a pumpkin patch.  Hayrides and Halloween parties are great Fall activities. However, back to the real world - leaf raking.  We have a perfectly good and powerful leaf blower which my husband refuses to use.  He enjoys ra...

There was a time when Springfield was an ideal location for commuting to the Pentagon, Washington, DC, across the Woodrow Wilson and points south only.  For example, I have sold homes to many USAF personnel who were stationed at either Bolling AFB or Andrews AFB because traffic to Maryland was not as heavy as traffic from Maryland to Virginia.  By the same token traffic congestion on the Capital Beltway made travel from Springfield to Tysons Corner very difficult.  Knowing where the traffic patterns are with precision comes from 33 years of full time experience selling home to and for people throughout Northern Virginia. Times have changed.  The Woodrow Wilson Bridge has been replaced, the Springfield Interchange has been dramatically redesigned and built and the opening of the east wes...

Kings Park, located just west of the Capital Beltway (I-495) off Braddock Road, is a popular community of 1,100 homes that were built in the 60s. There are five basic models - two colonials, one split foyer, one cape cod and one rambler.  They are Richmarr homes who was the one of the premier Springfield developer/builders during the period.  Of course, over time, many of the homes have been refurbished and had additions added.  This gives the community a uniqueness and character that can only be developed over a rather lengthy period of tine. Metrobus Route 17 operates in Kings Park with service to the Pentagon Bus Terminal George Mason University is a few miles west on Braddock Road. Kings Park is in the Lake Braddock Secondary School Pyramid   There are two outstanding recreational f...

There was a time when it wasn't practical to attempt to commute to Herndon or Reston from the Springfield area.  If you are not from the Northern Virginia area and are offered a position in either of those 2 locations it makes a world of sense even now to purchase a home in the area. However, if you presently live in the Burke or Springfield area and are offered a position in either Herndon or Reston you have the option of remaining in Springfield and commuting west via the Fairfax County Parkway.  As you can see by the map it is a very direct route.  There are Springfield subdivisions on either side of the Fairfax County Parkway.  For example, if you live in SARATOGA you can probably be on the Parkway in 10 minutes or less. Whether you want to sell a Springfield home and move west or a...

There are three primary concerns for people who relocate to the National Capital Area and decide to locate in Northern Virginia.  The first concern is the availability and cost of housing.  For those with children school quality is the second area of interest.  It should also be an area of interest for people without children since school quality has an impact on resale value. Commuting is the third area that is considered by a relocatee Springfield is Commuting Central for many North Virginia residents especially if you live east of Burke in Fairfax County and south of the Mount Vernon area of Fairfax County and into eastern Prince William County. This isn't about a pay per view fight coming to you from our area but the fact that every day in Northern Virginia hitchhikers are jumping in strangers cars and headed in to DC.  Our slug lines are famous around the country as a unique form of carpooling not often found in other major metropolitan cities.  Many like to associate the term "slug" with the slimy creatures you find in your garden but the term actually started with the bus drivers who would find riders who had slipped in "slugs" or fake tokens into the token box instead of the real ones.  The term stuck and became linked with grabbing a free ride in our area. Slug lines have flourished and become one of the easiest and certainly cheapest ways to get into town during the work week.  The protocol for slugging is well establish...

It seems like only a few weeks ago that the school speed limit signs stopped blinking, kids stopped getting on and off the buses and the schoolhouses were closed. Whether it was or wasn't is beside the point - they are now open.  The laws about stopping behind a school bus with blinking lights, driving at or under the school speed limit should be taken seriously by everyone.  It annoys me when I see a young mother or father with a toddler in the car drive above the speed limit in a school zone when the sign is blinking.  I wonder what they will expect of others when their child starts attending school.  I also wish there was a police officer waiting for them down the road Please, be aware of the children and the law.  If nothing else, be aware the penalty for violating school bus and sc...

The beautiful apple blossoms have long since passed and the much awaited crop of Virginia apples is waiting to be enjoyed.  It makes no difference whether you want to munch, bake or cook them there is no more unmistakeable evidence of  the Fall season's beginning than the flavor and freshness of a Virginia apple.  Here in Fairfax County there are farmer's markets where Virginia apples are sold, but to pick your own you have to visit the •  CROOKED RUN ORCHARDin Purcellville, VA (Loudoun County). •  If you would prefer a Fauquier County drive there are two orchards in Markham, VA - HARTLAND ORCHARD or STRIBLING ORCHARD.  For information about the many varieties of Virginia apples visit Virginia Apples. When people relocate to Northern Virginia theyare always pleased with the quality of the public parks in the various jurisdictions.  Fairfax County, in particular, has a park system to be envied since it provides facilities for almost every conceivable recreational need.  It is only one of the many reasons people find it desirable to purchase real estate in Fairfax County. Springfield has the normal complement of neighborhood parks and playgrounds, but there are four major facilities providing a broad range of recreational activities for Springfield residents. South Run Recreation Center is located on the Fairfax County Parkway and has a 25 meter pool, sauna, spa, fitness rooms, meeting rooms plus racquetball, handball, volleyball, squash  and tennis courts.  There are outdoor ball fiel...

Every 2 months the Rotary Club of West Springfield assists the Fairfax County Hospital System with a blood drive at the Pohick Regional Library in Springfield. We set up in the lobby, answer questions and register donors.  Over the past 3 decades I have sold a lot of real estate to and for people in Springfield.  It is not unusual for me to hear a "Hi Karen",  look up and see one of my clients entering or leaving the library.  It is a great opportunity to visit informally and to have them see me participate in community service activities. REALTORS® have a history of community service.  My Rotary club is very active in Springfield, but we are not always in the public eye, e.g. when we read to hearing impaired children in a public school, host a Christmas shopping spree for underpri...

Homes sales in 2008 are up over 2007 in Cardinal Forest.  In 2007 there were 17 homes sold in Cardinal Forest,  However, 18 homes have sold in the first 7 months of 2008.  It is an attractive and extremely well maintained subdivision.   Much of its' popularity with both military and civilian purchasers is the fact that all 3 grade level schools are less than 10 minutes as well as shopping.  Bus, metro and car pools are very conveniently reached.  My husband and I have always appreciated the opportunity to sell homes to and for people in Cardinal Forest - an excellent Fairfax County location offering both convenience and value.   CARDINAL FOREST  DETACHED HOME MARKET REPORT   HOMES FOR SALE   Address List Price Days   8305 Botsford Ct 485,000 73 8345 Carrleigh Parkway 579,900 73 6300 Br...
