Here's some information about the most expensive home sales in Northern Virginia (Arlington County, Alexandria City, Fairfax City, Fairfax County, and Falls Church City) for May 2011. All information was obtained through MRIS. Overall, there were 128 Northern Virginia home sales topping $1 million during June 2011. This is a huge increase from the 78 sold in May and the 61 sold in April.  The spring/summer market in luxury homes is definitely heating up!  In fact, all indications are that the busy selling season which usually starts around March, didn't really get revved up until May this year. Tysons Corner was a hub of activity this past weekend. Not only was it Father's Day, but American Girl celebrated the grand opening of its newest, 23,000 square foot store at Tysons Corner Center. Families started lining up at 2:30 on Friday afternoon to be a part of the grand opening which took place Saturday morning.  By Saturday evening over 5,000 people had visited the store. The American Girl store is indeed a national phenomenonwith a hugh following.  It offers its customers a wide variety of dolls, games, DVD's and books.  Matching outfits for girls and their dolls are also available. How many homes do you see in the picture above?  That's right... None. Nada. Zero. The Big Goose Egg. I have a confession to make.  I DON'T watch "Real Housewives."  I don't care whether they're in Orange County, New York City, or even on my home turf here in Washington D.C.  I don't even watch the hit show Desperate Housewives... anymore.  Apparently these Real Housewives shows are a big hit.  Many people, perhaps you, enjoy getting a voyeuristic look into the drama of these marriages aired on television for all to see.  Don't ask me for a summary of the show -- I've maybe caught a minute or two snippet while my wife was flipping channels -- that was more than enough for me, but to each their own. Remember when you were young?  Your mother told you never to throw rocks and with good reasons: you could hurt somebody, you could hurt yourself, or you could break a neighbor's window. If you're in McLean, Virginia, here's another reason: If you throw a rock, your more likely than not to hit a million dollar home.  Take a look at this chart below which shows the distribution of prices for all McLean homes currently on the market. Out of 264 homes on the market in McLean Virginia as of April 28, 2011, there are 175 priced over $1 million, and only 89 priced under the $1 million mark.  Thus, 66.3% of homes for sale in McLean are priced over $1 million! The sales activity at the Fountains of Mclean was great in 2010. There were 24 homes sold in 2010 versus 23 homes sold in 2009. The lowest price was a 1br/1ba unit that sold for $200,000. The highest price was a 2br/2ba property at $337,000. The sales mix has changed this year. In 2009 about 35% of the sales were foreclosures or short sales. In 2010, only 8% of the sales were foreclosures or short sales. That is a huge change and very encouraging for homeowners and home values. The 2009 average price for a 1 bedroom unit was $208,042. The 2009 average price for a 2 bedroom unit was $309,150.In 2010 the average price for a 1 bedroom unit had increased to $217,184 and 2 bedroom units remained pretty flat at $308,125.
