This spring has been one of the best spring markets in the last 5 years and does not show signs of slowing. Much of the Northern Virginia Real Estate Market has seen similar trends but McLean, Virginia (22101) has been a great example of the strong market especially when one takes into account the average list price in McLean. March turned out to be a good month for McLean (22102),  the theme remains consistent this spring of low-inventory and properties moving! 22102 saw median sales price increase as well as new listings, total listings, new pendings, and closed sales from February. Median Sold Price $1,458,150 Active Listings 71 Average Sold to List Price Ratio 97% Average DOM 108   So at months end, there were 71 active listings in Mclean (22102).   March turned out to be a pretty good month all around the area. In McLean 22101, we saw a significant increase in new pendings and new listings, which is great because we have seen historically low inventories all around. Inventory still remains low  as people are still writing contracts and homes are selling! 65 New Listings – 84 total active 50 New Pendings 31 Closed Sales Median Sold Price of $1,519,000  So the McLean Real Estate Market saw 65 new listings come on the Market during March.   On to our second part of the McLean Real Estate Market, zip code 22102, we are seeing a little bit of a different trend on this side of McLean. Let’s see the bullet points then we’ll get into the numbers! Market Equilibrium! 60 Active Listings 105 average DOM 92.2% of Original List Price There were just 60 active listings at the end of February, throughout February, 21 new homes were listed. 60 is the lowest number of actives February has seen in the last 5 years, but pretty consistent with the previous year which had 66 actives. 21 new listings is slightly above the 5-year average of 18 but 31% higher than February 2012 which only had 16 new listings. 10 new contracts were written in February, this is up from the 6 of February 2012. That being said, let’s get into the McLean Real Estate market! The Points: Sellers’ Market! Median Sold Price of $1,160,000! All time low inventory!  37 new listings in February! You are going to be seeing a pretty consistent theme if you have already read our previous two market reports on 20194 and 22066… The spring market is ready for YOU!   In January, 32 new homes were listed, this is down from 37 homes listed in January 2012. 22 new contracts were accepted, this means that inventory is at a 5-year low! We only have 3.8 months of inventory (# of listings/ New pendings)! The market is thought of as being in equilibrium when we have 6 months of inventory, when the inventory is higher than 6 months, it is thought of as a buyer’s market, when it is lower, it’s a seller’s market.
