This spring has been one of the best spring markets in the last 5 years and does not show signs of slowing. Much of the Northern Virginia Real Estate Market has seen similar trends but McLean, Virginia (22101) has been a great example of the strong market especially when one takes into account the average list price in McLean. Let’s hit the bullet points real quick before I break down the April Market Report for McLean, Virginia. 93 New Listings 61 New Pendings 119 Active Listings Median Sold Price of $910,000 So let’s begin with 93 new listings in the month of April. This is a pretty large number of new actives, which would generally show us that things would be tipping in the buyer’s favor but in this case, the demand is so high that supply is just barely keeping up! At the end of t...

With the spring real estate season going strong in Northern Virginia, you may be wondering how to finance your home. The best advice is to shop around for a mortgage and find the best financial lender for you. This may sound easy enough, but where does one begin to shop for a mortgage? First things first: find out your credit score. Go to one lender you trust for your credit score and use it to share with other lenders. Too many inquiries into your credit score could actually lower your score. This lender can help you establish a baseline in price comparison. You can compare Federal Housing Administration and conventional financing. You can also discuss your loan term options with the lender so you can make an informed decision when you speak to other financial institutions and lenders....

With spring in the air and summer just around the corner, Northern Virginia is looking bright and sunny. More time is spent outdoors, which brings our focus to another part of the home: the exterior. The outside of our homes takes the brunt of all four seasons. Cold winters, drenching rain, and blazing heat all lead to cracks, fading colors, and perhaps worst of all, peeling. This time of year is considered perfect exterior painting weather. The humidity is still low and the temperature is just right to allow paint to dry. Deciding to paint an entire house is a big job, so be sure to plan ahead. You will require ladders and equipment to reach the height of the house. If you are not up to the task, there are numerous professionals in Northern Virginia that are available for exterior pain...

March turned out to be a pretty good month all around the area. In McLean 22101, we saw a significant increase in new pendings and new listings, which is great because we have seen historically low inventories all around. Inventory still remains low  as people are still writing contracts and homes are selling! 65 New Listings – 84 total active 50 New Pendings 31 Closed Sales Median Sold Price of $1,519,000  So the McLean Real Estate Market saw 65 new listings come on the Market during March. Of the 65, 36 have gone under contract as of April 12 and 3 have sold! The homes that went under contract during March had a median Days on Market of just 5! There are a total of 84 active listings in Mclean 22101. So 50 new contracts were accepted during March,  31 of those were homes that were l...

On to our second part of the McLean Real Estate Market, zip code 22102, we are seeing a little bit of a different trend on this side of McLean. Let’s see the bullet points then we’ll get into the numbers! Market Equilibrium! 60 Active Listings 105 average DOM 92.2% of Original List Price There were just 60 active listings at the end of February, throughout February, 21 new homes were listed. 60 is the lowest number of actives February has seen in the last 5 years, but pretty consistent with the previous year which had 66 actives. 21 new listings is slightly above the 5-year average of 18 but 31% higher than February 2012 which only had 16 new listings. 10 new contracts were written in February, this is up from the 6 of February 2012. Every month we will be breaking the McLean Market Report into it’s two respective zip codes. We will be consistent with part 1 being 22101 and part 2 being 22102. That being said, let’s get into the McLean Real Estate market! The Points: Sellers’ Market! Median Sold Price of $1,160,000! All time low inventory!  37 new listings in February! This number is down from last February, which saw 43 new listings. The most telling number though is the fact that there are only 81 active listings! The last 5 years has seen an average of 121 active listings in February and has been as high as 202! With such a small amount of listings, inventory is at an all time low for the McLean Real Estate Market! We saw 29 homes go under contract (new pendings), February typically see an average of just 24! We ...

We all know plants clean the air and are good for the environment; but more and more we are seeing them in green building applications.       Plants on top of my roof?  Is that really good for me and how will that save me money?       A green roof is partially or sometimes entirely covered with vegetation. The vegetation helps reduce heat caused by dark rooftops that create extreme temperatures.   Garden roofs are also useful in mitigating water damage in areas where flooding is problematic as they absorb excess water. Sounds great? Before you start dumping bags of topsoil on your roof best to consult an expert in roof gardens.   If not properly installed with drainage and irrigation you may have a giant mess on your hands.       The basics:   Extensive Green Roof:  The simplest and le...

It’s time for our Single Family Homes in 22101 Market Report! You are going to be seeing a pretty consistent theme if you have already read our previous two market reports on 20194 and 22066… The spring market is ready for YOU!   In January, 32 new homes were listed, this is down from 37 homes listed in January 2012. 22 new contracts were accepted, this means that inventory is at a 5-year low! We only have 3.8 months of inventory (# of listings/ New pendings)! The market is thought of as being in equilibrium when we have 6 months of inventory, when the inventory is higher than 6 months, it is thought of as a buyer’s market, when it is lower, it’s a seller’s market. The spring market is bringing buyers out but there isn’t much for them to choose from! So call us now to let these buyer’s ...

Homes for Sale in McLean, VA - December 2012 Market Report This is a market report for homess for sale in McLean, VA in the 22101 zip code.  Real estate market data and analysis is provided by Peggy Yee, REALTOR.  Note that market statistics are for activities in the previous month (so December market reports reflect data on November home sales). The McLean, VA real estate market remained strong in November, with both an increase in the median sold price and average sold price to list price ratio.  With the days on market still under 2 months, this shows it is still a great time to sell your McLean, VA house even during the winter season.  Buyers are still looking and willing to pay close to the listing price of home.  With the inventory decreasing in November from the previous month, t...

How much does a short sale cost in Chesterbrook, Mclean, VA? Dan and Traci & Consultants with Keller Williams Realty Associate Broker shares information about how much does a short sale cost. Short Sale is a form of agreement between the seller of a home in the beginning stages of foreclosure and their lender, allowing the home to be sold for less than the existing loan balance outstanding. The mortgagee would accept less than the loan amount in order to avoid a foreclosure proceeding. Lenders recognize that you do not have money for closing costs, commissions or taxes and the short sale lender will pay all of these costs, including realtor fees and attorney fees. Lenders want to avoid having to pursue foreclosure of a house or having the borrower file bankruptcy, which can cost them th...
