Just Sold:  Two Bedroom/Two Bathroom Rotonda Condo for $359,000On May 23rd (2015,) I listed a model F condo in the Rotonda in Tysons Corner.  At the time, the Seller and I had looked at comps, believed that he could a premium for his top level condo, overlooking the pool.  As such, we found $410,000 to be a reasonable price.When we ran the comps, we found sixty-four days on market to be the average days it took to go under contract.  Of course, as more and more model F's came on the market, and less and less interest was shown in what we had thought was a premium location in the building, my Seller made price adjustments.  The list price went down to $397,000; then down to $385,000; then down to $379,000; and finally down to $369,000 where we FINALLY got traffic and interest.This condo ...

Tysons Corner Rotonda Condo Under ContractWhen taking this listing at the Rotonda condo complex in Tysons Corner, my Seller and I took a look at like units so we could figure out a likely sales price.  Of course, every seller wants the most money they can get for their condo.  So after a look at recent sales, we priced the home at $410,000 and hit the market on May 23rd (2015.)  The thought process was, we weren't even sure buyers would look under $400,000 for condos in this development since there were none listed below $400,000 that had two bedrooms.At the time, condos were taking an average of sixty-four days to get under contract.  My Seller didn't like that time frame.  Forget the highest marketing time of over one hundred and ten days.  He wanted to sell, but didn't want to give t...
