Sledding at Meadow Hill I am going to share a local secret with you... There's a little hill a few blocks southwest of downtown Leesburg, located on what's left of a farm - a GREAT SLEDDING HILL!  And there is a lovely little sign that reads:    "The Meadow Hill Private Property.  The children of Leesburg may use this hill, if... RULES: 1-Sled at your own risk. 2-Small children must be attended. 3-Don't bother the livestock. 4-A wood fire only.  Do not burn tires."    The rules seemed reasonable to me... so my kids, my neighbors and I greatly enjoy free use of this hill.  The hill is surrounded by townhomes, and a few small single family homes with very little yard of their own.  None of those homes have any space of their own to sled, so the hill offers a special kind of wintertime fu...

Painting your home in Leesburg VA before listing it?  Yes! It is hte smart thing to do.  If you are thinking of selling your Leesburg home, the smartest advice I could give anyone thinking of selling their Leesburg VA home in this market is paint it first.  This is not the real estate market for credits in lieu of doing the work.  Those days are long gone.  It pays to prepare your home before you list it and neutralize your personal colors and decor to prepare for the next owners.  Think of painting as a strategy to sell your home not as a chore.  The same way you want to avoid it, buyer do too!  They want a home not a project. Before listing your home in Leesburg, take a trip to the local paint store or home improvement center, and you'll be amazed at all the new formulations and impr...

Thinking of selling your home in Leesburg VA?  What price will you list your home for?  Want a FREE CMA?  A Free "Competitive market analysis" or "FREE CMA" is an estimate of value prepared by a real estate broker or listing agent that shows recent past sales for similar or like properties in your immediate neighborhood.   If enough recent data is available the listing agent can then suggest a possible listing or asking price for the owner's property.  A FREE CMA is not a formal appraisal, and there is no charge for this service.  It is FREE! Now here is where it gets interesting, based upon the Leesburg VA listing agent's knowledge the agent can suggest ways to improve the value of your property within reason. I was a good girl this morning and pitched in with snow chores before my morning coffee! After we finished, I couldn't resist running back in and going for a stroll to capture the historic barn that is a part of the Selma Plantation:   Selma Estates is tucked away behind the Raspberry Falls golf community in Leesburg, Virginia.  Our cul de sac actually rests on the back nine.  The most frequent visitors we get are deer, foxes, turkey buzzards, wild turkeys, hawks, frogs ...not bad for only being 40 minutes outside Washington DC! ASK ABOUT MY CASH-BACK INCENTIVE ON ALL NEW CONSTRUCTION!

Here we go!  Another year and I plan on this one being that much great than the last.  I keep hearing that only 22% of peoples resolutions and goals are achieved and I that's only because I try to be the optimist.  The critics report it as 78% of New Years resolutions fail and people automatically find the negative in this info because that is what is thrown in their face. Let's change that and make this year ALL IT CAN BE.  A famous quote I love to recite is that of Winston Churchill "The pessimist sees difficulty in every opportunity. The optimist sees opportunity in every difficulty".  The older I get the more truth I find in that quote everyday.  You see these people in your everyday life that find something great in everything they do, easy or challenging and you also see the oppos...

LEESBURG VA REAL ESTATE HOUSING MARKET IS HELPED BY TIMELY ROAD IMPROVEMENT. While touring new homes in Leesburg about a year ago, I shot this photo of a road improvement project connecting the north and south spans of Battlefield Parkway.  What a difference a year makes.  This new road reduces my drive from the gym to the landfill by a good 10 minutes and takes me out of traffic.  Battlefield Parkway in December 2008. Battlefield Parkway in December 2009. Stay on top of your community.  HIT THE ROAD and tour for a few hours each week and you'll be better prepared to help home buyers with transportation needs.  ~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~ A LOUDOUN COUNTY REAL ESTATE AGENT FOR LOUDOUN COUNTY HOME BUYERS. Did you see him?  He was in Leesburg this morning!    As part of the Childrens Performance Series, Kaleidoscope Theatre at Ida Lee, Rufus was our special guest this morning!  Once a month, there is a different performer.  My son and I try to go each month - it's special "Mommy-Devon" time; but this month, our friend Zavion joined us.Rufus is a brown dog with a red nose.  He's been homeless, hungry, cold and in the rain, for some time.  He was looking for some food to eat and a place to stay when we met him.  Then, out of the blue, SANTA arrived!  But, Santa did not believe he was a dog, as Santa had never seen a dog with a red nose.  You see, Santa's dog is hot pink and has a purple nose, and so that is what Santa thinks ALL dogs should look like.  To prove he is a dog, Rufus had to go ...

Last year I posted a blog about Toys for Tots drop off location and only two people donated to the Toys for Tots Foundation box after seeing my blog.  I was at a Toys for Tots drop off location in Herndon on Saturday and two boxes were filled within two hours.  I wish the same thing would happen in Leesburg.  One box is about 1/4 full so please drop off some toys.  These times are difficult and we need to do everything in our power to help and plus giving feels good.  Please drop off toys for the holidays at the Long and Foster in Leesburg, the official drop off location for Marine Toys and Tots Foundation.  We are collecting new, unwrapped toys so they can distribute these toys to needy children in the community.  Long and Foster is open Monday through Friday from 9am-5pm.  Saturdays a...

Looking for new homes in Loudoun VA?  Are you looking for immediate delivery of a Loudoun VA new homes, or do you have the time to custom build a new home in Loudoun? Either way it is a smart move! Some agents would not think so, and would advise against doing so.  In this real estate market why you would consider buying new homes in Loudoun VA? Well there is a lot of negotiating in resales but the fact remains is that there is usually a lot of work that has to be done when buying a resale, and you can forget how much work has to be done when buying a foreclosure!  Loudoun VA home buyers quickly find that new roofs, old leaky hot water heaters, poor insulation, paint, carpet, and dated appliances are very expensive to replace.  That is not counting the cost of upgrading to granite coun...

It's beginning to look at lot like Christmas, Everywhere you go.... (Can you hear it playing?)A week ago I was still feeling very "bah, humbug" and not anxious to do much of anything holiday related.  But, this week I put a serious dent in our Christmas shopping, the kids were in a Christmas Musical at our church, my husband got the exterior lights up, I took the kids to see Santa, and today it snowed!  Most of these pics are from my evening drive to enjoy the snowy sites of a wonderful little town that is all dressed up for the holidays. This combination seems to be a recipe to cure the "Bah-Humbug" in me.  But if you're still feeling Bah-Humbug, Leesburg has even stronger medicine for you - and it will be ready next weekend!  We're gonna party like its... Christmas!  There's a HUGE hol...
