During the month of March, 2010, there were 93 closed residential sales (up from 52 sales in February), 242 new listings and 161 pending sales. The average sales price was $380,889 (up from $362,864 in February); the median sales price was $390,000 (up from $375,000 in February); the average number of days on market was 93 (up from 52 in February).

Potential buyers of short-sale homes might consider waiting until April 5th before making a formal offer.That's the date the federal government will begin offering lenders financial incentives to hasten the process. Under the new rules, banks will seek a BPO before the property is listed for sale and let the sellers know a minimum number they are willing to accept. Since last Fall, I've been spending a great deal of time in Loudoun County.  In my duties as a Buyer's Agent, I've helped two buyers get great deals on homes in two different Ashburn 55+ Active Adult Communities.  One moved to a condo development by K. Hovnanian and another found a great attached villa in Potomac Green.   And right now, I'm helping a buyer who has found a great townhouse in Leesburg.  That property should be going to settlement this week. This is great advice for prospective homebuyers over the next 45 days, as two key government programs that have kept home ownership more affordable than ever wind down to their completion. First, the Federal Reserve's Mortgage Backed Securities (MBS) purchase program will come to an end on March 31, just two weeks away! Without this program home loan rates could have been at least 1.00% higher...and potentially even higher...over the last year. Throughout 2009, the Federal Reserve was the primary buyer for MBS, purchasing as much as 80% of the supply in a given month. Today at 5:00pm is the last day that the winner of a $250,000 Virginia Lottery can claim their winnings!  Are you holding the lucky ticket? By State law, the winner has 180 days to come forward.
