You don't see this everyday in our area of Lake Ridge Virginia. We have a homeowner who had reduced their home price less than the tax assessment. Why? They want to relocate plain and simple, it is time.These folks had a contract on their home earlier this year and the buyers pulled out. Since then the owner neutralized the home more, most of the furniture is gone, the house can be turned over to a new buyer as soon as their loan is processed.So with that in mind, the seller asked me what will it take to get someone to come see my house this time of year. Westridge has had good sales so far this year. That said resale inventory is increasing as we head into the summer months. So far twenty three homes have SOLD and Settled, five homeowners have completed all the required inspections to sell and are heading to settlement and two homeowners just received offers on their homes.. More good news. Westridge sales are a big stronger than 2013. By this time last year only 20 homes were Under Contract or SOLD. However by the end of the year 50 homes listed and sold in 2013. The big difference is in 2013 the market time to list and sell your home was less than 30 days. That has changed as inventory increases.     It was December 2nd 2012 when I listed Chambord Lane for sale in the Westridge Subdivision near Lake Ridge Virginia. I had just  helped the owners buy their move up home in the area. Once the move was completed, it was time to get the  Chambord Lane home on the market for sale. Westridge Subdivision is one of my favorite subdivisions to sell homes. Why? Because I live there,I am a homeowner, neighbor and I am passionate about the community and what it has to offer. Westridge Subdivision is a mixed use community of detached homes, town houses and condo's. The community has it's own Elementary School and two community pools a club house that residents can rent out for a nominal fee for large parties or events. I can share personally, it is a great place to live. With shopping and services in either direction of the the main entrance make life a whole lot easier.
