Haymarket Virginia - Homes For Sale - Foreclosures and Short Sales The rise in foreclosures and short sales has even touched the homes for sale in the Haymarket VA  market.  Since July 2008, foreclosure filings are up nearly12 percent across Virginia. Overall, in July 2009, Virginia ranked 14th in foreclosure rate amongst the 50 states with one foreclosure filing for every 511 households, according to RealtyTrac. In Virginia, on average, median sales prices were down 8.6% in the 2nd Quarter of 2009 over the same time period in 2008, according to the Virginia Association of Realtors. This Haymarket, VA short sale was approved and sold on September 10, 2009.  It sold for $250,000 and the buyer even got 3% of the sales price in closing cost assistance from the first trust holder. June 4, 2009 was when this Haymarket short sale hit the market.  After only five days on the market, this short sale had landed its buyer. Working with two lien holders (the first trust was now controlled by the FDIC and the second held by Bank of America), there was some trepidation just how quickly this process would move.  On July 23, 2009 we recieved an approval letter from the first trust.  We submitted that approval letter to Bank of America. The first obvious thing to do is find a real estate agent.  I am not going to give you a list of question (at least not yet) to ask an agent.  The first thing I am going to tell you is to talk to your family and friends.. get a referral... it's great to work with someone who is battle tested by someone you know. If you don't have a resource for that..then the next thing is to run an Internet search for "Homes For Sale" in what ever city you live in... who comes up in the natural search??
