Under Contract, Apparently with the Blessings of John Trone HimselfIt takes a special buyer to appreciate a 194 year old historic property.  Certainly, when The John Trone House, located at 8200 Buckland Mill Road hit the market at $259,000 it got a lot of attention.  Buyers were drawn to the price for a single family home on two acres in a convenient Gainesville location.  Of course, not all appreciated the home as a historic landmark.  One buyer made a lowball offer based on comparison to other properties and unethusiastically got across the message that she "could live there " for the amount she offered.  Clearly, not the right buyer.Meanwhile, an agent representing a serious couple called with many questions.  So that nothing was lost in the game of telephone, this being such a uniq...

Today is May 18, 2020 and this is my Monday Mortgage Update. What is mortgage insurance and why do I have to pay it?My name is Susan Jacobs and I am a realtor at Samson Properties in Gainesville VA. Today I would like to talk about “What is mortgage insurance and why do I have to pay it?” Mortgage insurance is protection for the bank just in case they need to foreclose on your mortgage. If you are using conventional financing and put down less than 20% your loan will have mortgage insurance. Depending on your credit score and amount you are putting down will determine how much you pay in mortgage insurance. Example, if you have a credit score of say 680 with as little as 5% down you could be paying $400 or more per month in mortgage insurance. Verses having a credit score of say 750 with ...

My name is Susan Jacobs and I am a realtor with Samson Properties in Gainesville Virginia. This is my Monday Mortgage update May 11, 2020. Today I would like to talk about different types of mortgages commonly used to finance a home. That would Conventional Mortgages, F.H.A. Mortgages and VA Mortgages. Let me give a brief explanation of the differences .A Convention mortgage is a mortgage that is not obtained under a government issued program. In Northern Virginia the loan limit is $510,400 anything above that is considered a Convention Jumbo Mortgage.A F.H.A mortgage is a mortgage that is insured by the Federal House Administration. They are a federal agency that insures first mortgages enabling lenders to loan a very high percent of the sale price. While loan limits can change as of 2...

y name is Susan Jacobs and I am a Realtor with Samson Properties, Gainesville, Virginia. This is my real estate market update May 8, 2020. In a release dated May 7, 2020 from the NAR (National Associate of Realtors) 3 in 4 potential sellers are preparing to sell their homes following the end of the stay at home orders. About half of those potential sellers are now completing do it yourself projects in preparation to listing their home for sale. Based on information from local lenders, plenty of buyers appear ready to take advantage of record low mortgage rates by getting pre- approvals now.In a survey conducted by NAR, they asked members how the coronavirus has impacted the residential real estate market.                5% of Realtors said clients where shifting neighborhood preference ...

Loyal Buyers Find Their Dream Home in The Reserve at Lake Manassas In the spring of 2007, my brother introduced me to some of the finest people I have ever met.  His friend Michael was looking to buy a home in the Centreville area, having just accepted a job in Northern Virginia.  It was a pleasure to meet Michael and Leigh Ann and house hunt with them.  They were relocating from Southern Virginia.  Having had my license a little more than years at that point, I was experienced enough to help, but was about to learn the art of true negotiation and win-win.That first deal was rough to get accepted.  Michael's financing was contingent on his security clearance coming through, at which point his job would start and he would be employed.  The adjudication process was backed up and we were s...
