Last weekend my oldest daughter, Adrienne, took my youngest son, Matt, to Belvedere Plantation, a beautiful 645-acre working farm in Fredericksburg, Virginia. They had a great time and came back with some wonderful pictures. I thought I'd share it all here! I had an appraiser call me on a listing that I have that is under contract where the Buyers are going with conventional financing. They were going through a checklist as if it were an FHA loan. Is this the new policy for conventional financing? She stated that she would be checking for leaks and other items and that she would not turn on the main breakers that they would need to be turned on before she goes to the home. I asked her if she thought that this loan was an FHA loan and she stated no that she still had to check the home in the same manner. Does this mean that the Conventional loans will have the same lender required repairs? So I am currently reading "The Undiscovered Self" by Carl Jung.  Odd book for a REALTOR to pick up, but I have always found the human psyche fascinating, and Jung is a favorite.  At any rate, one particular passage really struck me.  "...the value of a community depends on the spiritual and moral structure of the individuals composing it." Wow.  That means even my private actions affect my community!  I know, as REALTORS we practice the code, but I have always thought that ethics without morality is like a cup with a hole in the bottom.  Philosophical questions aside, I have always found a great deal of my foundation in my moral and ethical ideals, which follow me from profession to profession. Earlier in the week I was asked to attend a meeting at the Fredericksburg Area Association of Realtors® conference room.  Was told that a group was meeting to discuss a blogsite for the Association.  Apparently, there were some that thought that my presence on Active Rain indicated a propensity for blogging.  Naturally, the blog would focus on homes for sale in the Fredericksburg VA area. Short Sales. Foreclosures. Which is worse on a persons credit rating?Recently I was watching a program on one of the major news networks, and an "expert" was explaining how a Short Sale was just as bad on a persons credit rating as a Foreclosure.Maybe, but maybe not? If a person is Foreclosed on, I would assume that it goes on a credit report as just that; a Foreclosure. But what if it is a Short Sale? Let's say you actually get it to closing; I know - we all know the odds of that happening are pretty low. But say you do get it there. I've noticed a distinct change in the market. When placing listings in the MRIS, I always put "call first" in the showing instructions. Usually the showing agent makes the courtesy call, we make some small talk, and I take the opportunity to discuss some of the properties highlights, and that is pretty much it.But that has all changed. It seems that with most of the calls that I have gotten in the last few weeks start out with the same question. "Is it still available, and do you have any offers in on it?"So, there is a lot of talk about the economy, about when we will see the bottom of the market, where rates will go, when the buyers will come out, and so forth and so on. I hear a lot of horror stories about Foreclosures & REO's and the time it takes to get answers to offers and to get a contract Ratified. Days to get an answer. Weeks even. A month to get Ratified. All sorts of things.I do a fair amount of REO's, and I have not, at least on the listing side, ever had this problem. The most I have ever had to wait for an answer to an offer was 48 hours, and that was only because the Asset Manager was out of the office. I have never had it take more than 48-72 hours to get a Contract Ratified, and the norm seems to be on the 48 hour side.So what is going on out there? Why so many problems and so many horror stories?
