If you are buying a home in Fredericksburg Virginia there are a few things you need to keep in mind.  Homes under $200,000 in good shape are currently getting multiple offers and are going under contract within a few days of being listed.  Here are a few pointers to get your offer accepted over the competition. 1.  Put down a larger earnest money deposit.  It is customary in this area to see $1,000 as the deposit.  Consider raising it to at least $2,000 - $5,000.  If you are doing FHA financing chances are you will have to put down this much anyway.  Remember, your deposit can be used as your down payment.  The larger your depsoit, the more serious the seller is going to take your offer. 2.  Remove as many contingencies as possible.  I always recommend getting a home inpspection to my b...

Have you ever been in an uncomfortable position or arrangement that you couldn't get yourself out of?  If your answer is no, then lucky you.  Most of us have run into these predicaments a time or two.  So, what's the solution?  What steps can you take to try and improve a difficult situation you might be stuck in.  And, no, divorce is NOT an option. Let's be honest, the "Short Sale" isn't going anywhere.  I know what you're thinking, "Of course it isn't going anywhere(in other words, no action by the lender!)", but, what I mean to say is, they'll be here for a while.  In other words, we'll be seeing plenty more of them in the the next few years.  As long as the economic downturn is with us, there will be homeowners in states of distress who are unable to pay their mortgages.  So, how do...

I was notified that an outsourced company called Loan Resolution is now handling my Short Sale listing file.  They said that this will speed up the process from months to a matter of weeks.   Sounds good to me!  I hope it does go faster.  I have been waiting for almost 6 weeks now.   Yeah,,,,,,we shall see!   Has anyone else had this happen?

I can't say I enjoy food as much as many of my friends.  But, I do enjoy an enjoyable night of dining.  This weekend I was treated to a couple of evenings of dining at two of the area's finest establishments.  And, while I enjoy good barbeque, or a visit to Chipolte with my sons, on Friday, I had another opportunity to spend the evening at one of Fredericksburg's finest restaurants, Claiborne's.    It may be the best in fine dining to be had in the area.  Located in one of the orginal Old Town Fredericksburg's train station buildings, the restaurant's rooms allow for small parties as well as larger groups numbering more than fifty.  Whether your dining pleasure is filet mignon, chicken, fish, or something a bit more exotic, the menu won't disappoint you.  Neither will the service.  The...

George Washington's Ferry Farm George Washington actually grew up right here in Fredericksburg (from 1738-1752, ages 6-19)  It is said that this is the place where the stories of the cherry tree and of the silver dollar (really a stone) thrown across the Rappahannock River took place It was also an important part of where the Union lines were, during the Battle of Fredericksburg.  Recentely, Archaeologists recovered the remains of the Washington's house. A National Historic Landmark, Ferry Farm includes a visitor center with exhibits and a self-guiding walking tour of the property. These Fredericksburg first time home buyers didn't start looking in Fredericksburg.  This great looking family started their home search in Western Prince William County and Fauquier County.  However, these first time buyers found their dream home just 1 mile inside the Stafford County line from Fauquier County. It's rare these days for first time buyers to find regular sales, but these first time buyers did.  They found a home with a an acre of land, four bedrooms, a gorgeous kitchen, large family room, formal living and dining rooms, a sunroom/craft room, and attached in-law suite.  Their detached garage has a putt-putt course and a two story rock climbing wall!  And their twins will enjoy their playhouse.  All this for a very reasonable mid-$200's price and having their closing costs...

Life is full of events that flag certain milestones in life.  These milestones come in different forms, be they job related, academic, social, emotional, or another.  Significant achievements often designate what we might call a "rite of passage".  A sort of coming into our own.  Well, many who found themselves in Fredericksburg this past weekend, may have witnessed just such an event in the life of our City.   What was the big event?  The opening of  Fredericksburg's very own Wegmans supermarket.   But, as anyone whose been inside a Wegmans can tell you, it is anything but your father's neighborhood grocery store. While Wegmans has some seventy stores, they're exclusively in the Northeastern U.S.  Many shoppers outside of this area have never heard of Wegmans, much less stepped inside ...

As an old friend used to remind us, "We all going to make a little bit money, but none of us is going to get any more time."  Wasting time is something none of us can afford to do (well, at least I can't).  But, it seems that no matter how hard we try, it's "built into the system".  In other words, it's just part of life.  Many of the processes we're involved in are controlled by others.  We don't control all the moving parts, the timing, the content, or, the logistics of getting to the finished product.  But, what if we could find a way to make things "better, faster, cheaper", would we? Callaborative platforms or software allows us to do just that.  Collaborative management tools  like videoconferencing, online chats, instant messaging, application sharing, Wikis, and many others,...

Balancing a budget is one task that most public officials seldom look forward to.  It requires making choices.  Often, tough choices.  As reported in the weekend's Free Lance Star, Fredericksburg's recent budget proposal by the City Council indicates the real estate tax rate for the city will increase from 56 cents to 70.5 cents per $100 of value next year.  If the proposal is successful, that would mean the tax on property valued at $100,000 would be $705 dollars instead of the previous rate's tax yield of $560.  While that appears to be a sharp increase in what property owners will pay in real estate taxes, that's not the entire story.   Real estate tax rates normally fluctuate depending upon the variance or change in the assessed value of real estate in the county/city.  What is asse...
