Fredericksburg, VA Real Estate News

(Fairway Independent Mortgage Corp.)
The next chapter in our government's surreal efforts to redo (fix) the mortgage industry has just been written; there is a new home loan refinance bill that has just been introduced by U.S. Rep. Dennis Cardozo (D - CA). The bill (HR 6218) is titled The Housing Opportunity and Mortgage Equity (HOME) Act --- maybe it should be called; The ReFi's for Everybody Act! The bill would make all loans backed by US Government Agencies (FannieMae, FreddieMac, FHA and VA) subject to be refinanced into new 30 Year Fixed Rate Loans at prevailing market rates (currently around 4.250%) on the basis of the following loan program guidelines and underwriting requirements: Stated Income --- No Documentation Stated Asset --- No Verification Stated Value --- No Appraisal Stated Credit --- No Credit Report Thi...

Whether you have a small or large yard, a pond can add a beautiful tranquil area to any yard.  I have two ponds in my yard.  Ponds are easy to care for.  They do require maintenance and yearly cleaning.  To install a pond, you can dig and line the pond with pond liner or you can purchase the already molded types and either dig to install or make a built in enclosure for the hard pond liner.  We have one pond dug with a pond liner (9' x 12') and one pond with a hard liner (4' x 8') which is built in under our deck steps.  Once you have the pond lined, rocks placed, water falls installed (I recommend using pond foam to create your waterfalls), you'll need a pond pump and filter system.  I've gone through many, many pumps and the best and cheapest one I found was at Harbor Freight Tools...

July 30 2010 - August 8, 2010 FredericksurgFair.org The Fredericksburg Agriculture Fair was established in 1738 when the Virginia House of Burgess authorized and directed that "fairs should be held in Fredericksburg twice a year for the sale of cattle, provisions, goods, wares, and all kinds of merchandise."  The Fredericksburg Fair is the oldest in Virginia and perhaps the United States.  This year's Fair is the 272nd year. There are plenty of fun things to do at the fair - Live Stock, Entertainment, Rides.

Last month we considered the impact of the expiring tax credits (must have had a ratified contract by April 30th to qualify).  Memorial Day is now in our rear-view mirror and the impact on the local Fredericksburg Real Estate market appears to be minimal.  The market segment that was most impacted by the tax credit (homes priced under $300k) continues to be vibrant with a high level of activity.  In my opinion this is due to a host of factors but these three are most important: 1)  Interest rates have remained low and, in fact, hit extremely low levels under 5% over the past couple of weeks. 2)  As the tax credit expired some sellers of unsold homes decreased list prices to compensate and sellers generally became more flexible. 3)  After several years of turmoil in the real estate marke...

I posted a few days ago about the Fredericksburg area housing market improving, using CANNON RIDGE in Fredericksbug area of Stafford county as an example. Since I already talked about this neighborhood of colonial homes in a great location I don’t need to do that again, but… Importantly, as a followup, MRIS, the multiple list service here in the area, released Home in Cannon Ridge, Fredericksburg Home in Cannon Ridge, Fredericksburg Housing market statistics for the Washington region on 27 of April. I want to share the following bullets from MRIS with you!: * An increase in sales volume by more than 9 percent in the first quarter of 2010 over the same time a year ago. * Sales prices posting gains in each of the first three months of the year, with prices in March 2010 increasing 3.3 per...

Sometimes you just have to see those places where the Gorgeous Gardens showcase gorgeous houses. I am really looking forward to just that event tomorrow at the Virginia Garden Week sponsored by the Rappahannock Valley Garden Club. One of the houses on tour is the LITTLE WHIM. It is the first time this home has been on the garden tour and I am looking forward to seeing it.  The garden tour website has the following information on LITTLE WHIM.  " Greek Revival home with strong Victorian influences dates to 1852. A heart-shaped drive lined with cherry trees leads to a pillared double-portico porch, serving as the entrance. The landscape contains several old specimens including enormous boxwoods and a black walnut tree, all more than 60 years old. Union General Ambrose Burnside reportedly c...

If you are looking for homes for sale near VRE, the Virginia Railway Express, you should consider the excellent options close to the Leland Station in South Stafford.  Neighborhoods such as Hickory Ridge, Leeland Station, Claiborne, and Northridge all offer homes in about a mile of the station. Imagine the convenience of being able to walk to the station! These homes near the VRE in South Stafford are primarily newer construction. Leeland Station offers homes under 10 years of age on lots that average about .3 acres. This is a great yard size for families with pets and children and since most offer basements, storage is great!  This neighborhood has so many features - you will be thrilled!  Jogging trails, reserved common areas, quality construction of homes, a clubhouse, plus walking d...
