For those who read my blog you may get the sense that I’m focused exclusively on Department of Defense HAP sales.  I admit over the last year I’ve been fortunate to help over 25 military families sell their homes using HAP benefits and I work hard to stay on top of changes and issues with the program.  However I’ve also sold new construction, regular re-sales and short sales to plenty of other clients during the same time period. No I wasn't really alone.  The buyers and their agent were there and the settlement attorney was too.  However my clients weren't.  Oh don't worry they had already signed their paperwork and everything was set to close.  I've been asked a few times over the past year by clients I am representing at Department of Defense Homeowner Assistance Sales (HAP) will you go to settlement for us?  The answer is always YES.In this case it was the 7th settlement in the last year where I never met the sellers face to face.  They left Northern Virginia over a year ago and their home was rented.  My interaction was via phone, text and email.  Documents were signed electronically and the final settlement documents were sent FedEx from the settlement attorney.  The check from the government arrived direc...

As must of you know who read my posts I've had the good fortune to work with a number of military families in the Northern Virginia area who are eligible for the Department of Defense Homeonwers Assistance Program (HAP).  The HAP program helps military families who are upside down on their mortgage get relief by covering between 90-95% of the difference between current market value and their original purchase price.This week Rep Gerald Connley (D-VA) introduced a bill to amend the current HAP program to allow the Secretary of Defense flexibility regarding the start date for eligible home purchases.  Currently the start date is homes purchased on or before July 1, 2006.  Here is a real life example of the difference a few weeks can make.This summer, in the same neighborhood I had two lis...

Holidays are one of the hardest times for military families separated by deployment.   It is also one of the best times for friends and neighbors to lend a helping hand. It isn't about money it's about a few minutes or a few hours to help with the little things that need to be done. Simple things such as helping put up their outside holiday lights or getting the Christmas tree in that pesky stand. How about volunteering to stand in line at the post office or UPS store for them. The 2011 Basic Housing Allowance (BAH) rates have been published by the Pentagon.  Knowing the BAH for the Pentagon, Fort Belvoir, Quantico and the local military installations is important for families moving to the Northern Virginia area.  One of the misconceptions about BAH among the general public is that the BAH rate covers all of housing expenses.  In an area such as Northern Virginia the BAH rate may not cover even monthly rent depending on the service members rank. Unfortunately a good sentiment does not equal the delivery of a holiday card to a wounded solider at Walter Reed Hospital.  This rumor comes up again every year about this time and takes on a life of its own. There is a program called Holdiay Mail for Heros sponsored by the Red Cross and Pitney Bowes which provided for the mailing of cards to soliders overseas.  The deadline for those cards was December 10th. If you see a post suggesting you send a card to "A Recovering Solider" at Walter Reed please have them read the information on Snopes.com.  If you want to help a wounded solider and their family check with your local USO or make a contribution to the Fisher House Foundation or the Wounded Warrior Project.
