Many leases on Northern Virginia properties contain a list of items a tenant is responsible for taking care of during the time they live in the property.  A few examples are:LightbulbsChanging Furnance FiltersTrimming bushesCleaning GuttersLawn MowingCarpet CleaningWe often also see a repair "deductible" on a lease of $75 or more.   Problems arise when the landlord hasn't properly maintained the appliances and they break but want the tenant to pay the deductible.  Recently I asked a landlord when was the last time they had their HVAC system serviced.  In the 8 years they've owned the property it's never been serviced.  What about the fridge?  Has anyone ever changed the water filter cartridge, checked the ice maker line or cleaned the coils?  Nope.  I got a no to every question I asked ...

Perched high overlooking the Potomac River the Fort Belvoir's Officer Club has one of the best views in all of Northern Virginia. The Officers Club isn't the only place to enjoy time with Mother Nature on post. In fact Fort Belvoir which is comprised of over 8,500 acres also has over 1,300 acres of dedicated wildlife refuges as part of the base property as well. The largest piece of the refugee established in 1980 is the Accotink Bay Wildlife Refuge on the north post. The trail offers nine miles of walking paths through a variety of wildlife habitat and includes a handicap accessible Pohick Trail. On the south post of Fort Belvoir is the Jackson Miles Abbott Wetland Refuge. Established in 1988 to protect a local wetland area the refuge is a great spot for local fisherman (with a valid V...

A Capitol Fourth Concert and FireworksJuly 4 at 6 pm. Did you know Memorial Day wasn't always the end of a three day weekend? Memorial Day was originally declared to be May 30th of every year starting with the first observance in 1868.   The day was not officially recognized by all of the US states until after World War I when the day changed from honoring those who had died in the a Civil War to a day honoring Americans who died in every war. Memorial Day didn't become part of a three day weekend until the Uniform Holiday Act was signed on June 28, 1968 moving four federal holidays, Washington's Birthday, Columbus Day, Memorial Day and Veterans Day to Monday's.  It was thought by  moving the dates it would encourage travel and recreation activities as well as encourage commercial production.    Interestingly enough when the new law took e...

Did you know that in 1984 President Reagan proclaimed the Friday before Mother's Day of each year to be Military Spouse Appreciation Day?   The purpose of this special day is to thank military spouses for the support they give to their family and other military families, to honor their contributions to the communities where they live and to acknowledge the sacrifices they make every day in support of their military member and our country. Since the day doesn't have a rack of Hallmark cards it may be overlooked by many as a day to honor the sacrifices that military spouses make taking care of home and family while their loved ones are deployed overseas.   If you know a family where the spouse is deployed this would be a great weekend to lend a hand and volunteer to do a simple everyday t...

Cook Inlet A Fort Belvoir Address But It's Not Post Housing When most people think of a Fort Belvoir  address they immediately think of the U.S. Army Post.  However Cook Inlet shares the Fort Belvoir postal address with its close neighbor but it is not part of the Army Post.   About The Cook Inlet Neighorhood The first issue to clear up about the neighborhood is the name. Though the official Fairfax County tax records show the name of the subdivision as Cook Inlet the neighborhood is also advertised as Inlet Cove and the entrance sign coming in the community says Inlet Cove. Talk about confusing. If you want to search for the neighborhood you should use the Cook Inlet name in order to find available listings.  The neighborhood consists of approximately 255 townhouses and zero lot line d...

Earlier this week the Washington Nationals baseball game got off to a late start.  The reason?  The Umps were stuck in traffic.  No really it's true.I'm not 100% sure where they may have been coming from but if they had called me they would have known the best Northern Virginia commuting options to get to the stadium from home.   My guess is they decided to drive into DC during rush hour instead of taking the Metro to the Navy Yard and making the 1 block walk to the stadium.   If they came into DC via the train they could have grabbed the circular route Metro Bus that leaves Union Station every ten minutes to the Navy Yard.  However deciding to drive into DC during rush hour is always going to get you snarled in traffic and you need to plan well in advance to get to your destination.Und...

As native of the Northern Virginia area I've had a chance to see most of the extremes that have hit the area.  Blizzards and hurricanes we've had a few.  Sometimes you can even get three seasons in one week.  As a military spouse I've also had the opportunity to experience the weather in a few other choice locations and learned a thing or two about how weather forecasters throw around terms that don't necessarily make sense unless you've never lived anywhere else. When you hear the term "monsoon season" when you live in the Far East you know what that means.  However when you later move to Arizona and you hear the weather guessers use the  term "monsoon season" you think they are off their rockers.  Trust me they aren't the same.  In Europe the definition of "oppressively hot" is far di...

When most people think of a Fort Belvoir address they immediately think of the U.S. Army Post. However Inlet Cove shares the Fort Belvoir postal address with its close neighbor. Inlet Cove is one of newer zero lot line neighborhoods that were built in Northern Virginia between 2002-2005.With its close proximity to Fort Belvoir you shouldn't be surprised to learn that a large percentage of the owners are current or former military. With the main gate to Fort Belvoir, Fort Belvoir Community Hospital the PX and Commissary just a stones throw away, it is easy to understand why military families gravitate to either one of the large townhouses or detached homes that dot the winding streets in the neighborhood. The neighborhood is small with only 255 homes but it does have a tot lot and swimmi...

The Department of Defense has announced the new Basic Allowance for Housing rates.(BAH) for 2013.  The good news is in most areas of the country the allowance has gone up.  This is good news for service members moving to Northern Virginia. For buyers looking at the new BAH rate, combined with low interest rates and stabilized housing prices buying a home is more affordable than in the past.  For anyone looking to rent it is still a tight rental market in the area.  Rental prices in Northern Virginia can be steep.  In fact in most cases you can buy a home in the same neighborhood as a rental for a good deal less per month.  However home buying isn't for everyone coming to Northern Virginia military installations.  If you orders have you here for 3 years or less the expenses related to buy...

Holidays are one of the hardest times for military families separated by deployment.   It is also one of the best times for friends and neighbors to lend a helping hand. It isn't about money it's about a few minutes or a few hours to help with the little things that need to be done. Simple things such as helping put up their outside holiday lights or getting the Christmas tree in that pesky stand. How about volunteering to stand in line at the post office or UPS store for them. Does mom or dad need a few hours to get the shopping done? Then offer to keep the children occupied while they head out. Have a video camera? Help the family make a holiday video to post for mom or dad to see. There are so many little things during the holiday season (and all year long) where an extra hand is app...

Relocation is always stressful.  It doesn’t matter how many times you’ve made a move the minute you get the word to pack your bags you need to learn the “language” of a new area. In Northern Virginia part of that new language is deciphering the difference between our cities and our counties.  Northern Virginia has a mixture that often leads to confusion.  For example we have: Fairfax County and Fairfax City Alexandria City and Alexandria (postal address) in Fairfax County Falls Church City and Falls Church (postal address) in Fairfax County Once you have figured that out then you need to realize that the schools may be different depending on whether you live in a city of county.  Falls Church City runs its own school district.  But if your mailing address is Falls Church it doesn’t mean...

The first pet to come into our family when I was 5 was a dachshund named Fritz.  Then along came a long hair Siamese named Annah.  Since those two I've owned a number of pets.  My husband and I even took a dog and cat with us when we moved to Okinawa.  However we never tried to rent a home with more than 2 of any combination of animals.  We understood the issues we faced even with military housing when a pet was involved. Every week I get a call from a family relocating to the. Northern Virginia area with a pet.  If they have one or maybe even two pets or a pet not listed as a dangerous breed there is a chance we can find a rental to accommodate you.  But in the last few weeks I've had calls from folks with 4 or 5 pets who need to find a rental home.  I've also had calls from folks with...
