Broyhill Park - Falls Church, VirginiaBroyhill Park is an older neighborhood, comprised mostly of rambler-style houses.  Typically the homes have one full bathroom and three above-grade bedrooms--a functional obsolescence in newer neigbhorhoods.  An appeal mentioned by homeowners interviewed is the larger lot sizes (quarter acres) on which the homes sit.  The neighborhood is just south of Route 50 which leads north to Washington, DC. Broyhill Park is bounded on the north by Route 50, on the east by Graham Road, on the south by Holmes Run Park, and on the west by Providence Park.

Investors and homeowners are still realizing the value at Idylwood Towers. There were 12 homes sold during 2009. The lowest price was a 1br/1ba at $159,900. The maximum price was an updated 3br/2ba property at $315,000. As can be seen on the graph above, the number of foreclosures were up in 2009 versus 2008. The average sales price for a 1 bedroom unit was $177,550. The average price for a 2 bedroom unit was $213,600. As mentioned earlier, a single 3 bedroom unit sold for $315,000. Homes on average sell for 92.4% of the original list price. They sell for 96.6% of the final list price. There was an increase in activity in Pimmit Hills in 2009 showing that investors and homeowners still realize  the great value of the community. Entry level homes sell quickly and lots of investors are working in the neighborhood to renovate and sell homes. There were 49 homes sold in 2010 versus 45 homes sold in 2009. The lowest price was a 3br/1ba rambler at $279,900. The max price was a 5br/4.5ba new construction foreclosure at $720,000. The average price for all homes sold was $367,254. Homes on average sell for 96.8% of the original list price. They sell for 101.1% of the final list price.
