For the week ending April 14, new contracts surpassed those from the same week in 2023 by a solid 10.4%. And that's not all - there was a whopping 15.4% jump in new pending contracts compared to just last week.Canceled Listings on the RadarHere's the scoop: canceled listings are spiking, surpassing last year's numbers. MyPenderbrookHome.com Relevant Real Estate Information for the Penderbrook Community of Townhomes and Condos in Fairfax, VA INTRODUCTION I just noticed that of the 29 homes on the market in Penderbrook 8 of these have been on the market less than 90 days !   The only thing that is moving is bank owned properties and properties where the owner has finally decided to come down in price.  So its obvious that you are going to have to come down in price, so why would you want to sit on the market for 120+ days until you bring the price down ?  It just doesnt make sense.  Yes I know you want to get the most money for your property but letting it sit on the market for 90+ days is not doing so. Mortgage Interest Rates - They are becoming a big topic of conversation in recent weeks. About a month ago, there were many reports stating that rates will come down to 4.5%.  And depending on how you look at it, we are just about there. This is all based on a FHA mortgage ..... (Conventional rates are about 1/2 pt worse and even more so, depending on your credit scores) 4.50% would cost any where from 1 3/4 pts to 2 3/4 pts, depending on your loan amount and the state that you live in. 5.00% would cost any where from zero points to 1 pt, again, depending on your loan amount and the state that you live in.   So what is the deal?  Yes, rates are very low. And its definitly priced over 75k over what the market is asking for it. I guarantee that will be on the market for a couple years at that price.
