Plantation Greens Apartments Finally to be Reviewed by Chesapeake City Council   The Chesapeake City Council will reviewing the proposed development of the Plantation Greens apartment complex that is proposed to be developed in the land between the Cahoon Plantation Golf Club and Shillelagh Road.  The apartment complex would bring 325 luxury apartments to the area.  Concerns over the project focus on the already congested Dominion Boulevard to the issues with drainage that many local residents have suffered as a result of previous development efforts.  Supporters claim that it would stimulate growth and economic development. It is assumed that the Planning Commission will recommend that the proposed development be denied.  However, nothing is certain until the City Council has an opport...

South Chesapeake Virginia Real Estate Market Report   The following data summarizes the home sales for the six months from May 2010 to October 2010. I have included the absorption rates for each price range so that you will have a better indication of what type of market we are experiencing in the individual ranges. The color coding for the absorption rates is similar to a traffic signal for sellers. Green indicates a seller's market while yellow is a stable market. Red indicates an extreme buyer's market which is what we are experiencing in the upper price range for South Chesapeake Virginia Real Estate. A few points to note: Days on Market (DOM) can be understated. Therefore, the absorption rates may indicate a stronger buyer's market than reported in the data. This is due to the fact...

Below you will see the crime data for the area within one mile of my office in Chesapeake, Virginia. As you can see, there was one theft committed within the past week. Eagle Point Chesapeake Virginia Eagle Pointe in Chesapeake, Virginia is a wonderful "Active Adult" community located on Cedar Road near the intersection of Cedar and Dominion Boulevard.  Eagle Pointe is one of the few gated communities in Chesapeake and offers a myriad of options for empty-nesters who are looking for an active lifestyle but do not want to have to bother with tiresome chores like yardwork or exterior home maintenance. All Eagle Pointe homes feature a first-floor master bedroom, a feature which is desired by most active adult home buyers.     The Property Owners' Association at Eagle Pointe has very strict guidelines which ensure that the community maintains its aesthetic beauty.  Your POA dues will gain you access to the community's amazing Bay Club which features an ind...

Chesapeake Christmas Parade 2010 One of my family's favorite events that starts off the holiday season with a bang is the Annual Chesapeake Christmas Parade.  We bundle up in our warmest holiday finery, fill our thermal carafe with some delicious hot cocoa, pack up the car with folding chairs and head over to Cedar Road to scout out our favorite road side location. This year will be no different and I am anxiously awaiting this year's parade: Patriotic Christmas The Chesapeake Christmas Parade begins at the junction of Battlefield Boulevard and Johnstown Road and winds northward on Battlefield and then on to Cedar Road where it terminates in the parking lot of the City Hall. There are many food vendors on the grounds of City Hall if you are feeling a bit peckish.  In addition, the Papa ...

Forest Lakes in Chesapeake Virginia  One of my most favorite neighborhoods in Chesapeake is the neighborhood of Forest Lakes.  Forest Lakes is located between Waters Road and Washington Road and features a central circular drive (aptly named Forest Lakes Circle) and several offshoot avenues and cul-de-sacs.  The street names in Forest Lakes evoke the name of every tree imaginable...Maple, Pecan, Spruce, Cherry and Walnut, to name a few.  The homes were built starting around 1990 and there are a few new construction homes available on the Waters Road side of the development. Houses in Forest Lakes range from single story ranch homes to grand two story homes.  Forest Lakes was once the site of Home-arama and some of the homes have extra pizazz that you do not always find in other developm...

Homes in Cedar Mill are currently going for right around $170,000.  These town-homes are perfect for first time homeowners as an alternative to renting as well as current homeowners that are looking to down size.  Town homes in Cedar Mill are usually 2 or 3 bedroom homes, with the family room downstairs and the bedrooms upstairs.  Currently the property at 804 Mill Landing Rd is available  for purchase.  It features 3 bedrooms and 1and half baths.  The upstairs bathroom is a jack and jill style with doors to the hallway as well as the master bedroom.  A nice fenced in backyard that is very private.  The Great Bridge school district is one of the higher ranking schools in Chesapeake.  Be sure to stop by and see the homes in Cedar Mill.

One thing I love about Chesapeake, Virginia is the possibility to live in subdivision with a real neighborhood feel but live on a three acre parcel of land.  One of the nicer 3-acre neighborhoods are Shillelagh Farms and neighboring Foxwood North in Southern Chesapeake.  Shillelagh Farms and Foxwood North have it all:  An active homeowners' group that has frequent social events, wide streets with very little traffic where children can ride their bikes and enjoy the great outdoors, access to a Hunt Club, mature shade trees, and huge parcels of land.  Shillelagh Farms and Foxwood North are zoned for the sought-after Grassfield school district and is conveniently located just six minutes' drive to the nearest shopping center.  Enjoy the stars at night from your own little piece of heaven. ...

Pines of Warrick in the Great Bridge area of Chesapeake, Virginia is a lovely, tree-studded neighborhood with curving roads and friendly neighbors.  Pines of Warrick is located off of Cedar Road and has long been a favorite location for people who want to stay within the Great Bridge school system. Homes within the Pines of Warrick subdivision vary between the quintessential "Great Bridge Special" (ranch home with 3 bedrooms and 2 bathrooms) and more grand two story homes. Some of the homes within the neighborhood have in-ground swimming pools Exteriors in Pines of Warrick are typically either brick or vinyl siding, and many have spacious front porches.   Pines of Warrick does not have Property Owner Association and no dues are required for home ownership within the subdivision.  On ple...

Cedarwood in the Great Bridge area of Chesapeake, Virginia has long been a solid neighborhood in a desireable school district where high quality homes can be found.  Cedarwood contains condo-ownership homes on the Cedar Road side of the development and fee simple homes as you explore further north in the neighborhood. Cedarwood is located off of Cedar Road and is marked by wide streets, several man-made lakes and lovely winding streets. Most of the homes within the Cedarwood subdivision are two story, however, a few ranch homes dot the neighborhood  Exteriors in Cedarwood are typically either brick or vinyl siding, with a few EIFS exteriors, and many have spacious front porches.   Cedarwood does not have Property Owner Association dues, although it does have an active homeowner communit...

Wilson Heights in the Great Bridge area of Chesapeake, Virginia has long been a solid neighborhood in a desireable school district where reasonably-priced homes can be found.  Wilson Heights is located near the Chesapeake City Hall and contains many of the famous "Great Bridge Special" homes. For those who are new to the term, "Great Bridge Specials" are ranch homes with 3-4 bedrooms and two bathrooms. However, there you can still find more spacious two-story homes which makes the variety available in this neighborhood suitable for most home buyers.  Exteriors in Wilson Heights are typically either brick or vinyl siding and many have lovely front porches.   Wilson Heights is shaded by mature trees and you can see people enjoying the outdoors by taking walks, jogging or riding their bike...

Deep water in Chesapeake Virginia isn’t a rare find, but to have a large lot surrounded by deep water is.  The property at 1620 Burson Dr. is a perfect example of this.  This large ranch home is located on a parcel of land that a one time was subdivided and maybe sub-dividable if the owner was looking for that ability.  These satellite photos show you how awesome this property is.   According to the current owner the water depth is at 7ft at low tide.  Thats a big deal!  One of the other great features of this property is the school districts.  Great Bridge schools are known for being highly rated schools in Chesapeake.  So, between the central location to the interstate and the great schools, how can you beat the deep water access that this property provides.  It's great to have deep w...

You can learn a lot about someone when you take a peek under their kitchen sink.  And here in rural Chesapeake, Virginia, it is no different.  To the left, you can see the contents under the kitchen sink of my rural Chesapeake home.  It looks like the typical assortment of household cleaners.  But look behind the cleaners and there you will see one thing that you want to see under the sink in a property that is not supplied by city water.   Can you see it?     It is the reverse osmosis filter and holding tank that supplies my family with their drinking water at the kitchen sink.  When we first moved into our home, the previous owners had only a water softener through which the well water flowed before coming out of the taps in the bathrooms and kitchen.  As a result, the water was smell...

Summer Park is a charming area of new construction that features mature trees and the feel of a "traditional neighborhood".  Elegant new construction is gradually replacing some of the older homes in the neighborhood. This is a place where people enjoy walking outside and enjoying the sounds of birds.  There are several builders represented within Summer Park, and they are offering a wide variety of price points to satisfy a range of buyer requirements.  I represented builder Alan Strickland who has produced two lovely homes within the Summer Park neighborhood. Summer Park is currently zoned for the much desired Grassfield High School, the newest and most technologically advanced high school in Chesapeake. Four homes have sold within the past three months (period between July 4 and Octo...
