Today's Monticello area, City of Charlottesville and Albemarle county all share the influence of Thomas Jefferson's style in architecture.  You will see it all around from the UVA area to the Historic Downtown Mall and beyond.Don't be surprised at all the brick and column buildings here.  Even today, many of our local shopping malls are also designed to flow with the Jefferson designs. It is certainly amazing to see these buildings withstand the tests of time.  The statue of Thomas Jefferson was placed there in 1915. For more great infomation on Charlottesville and local real estate, visit my website at: http://www.charlottesvillebuyhome.com/

Georgetown Green is a fantastic neighborhood in Albemarle county. Well established with mature landscaping. Many are three level townhouses in an outstanding location near Albemarle schools.  Great to walk to school or perhaps work from your home. Just off Rio Road in a very private neighborhood.Georgetown Green is on the bus route, close to UVA, shopping and the heart of Charlottesville. Most of these homes have walk out basements, some with fenced back yard or  enclosed porch. Despite all that you are hearing in the news today is the time to buy in Charlottesville, Virginia.  Why today?  Well if you look outside you will still see a bleak winter landscape.  Howere if you look closely you will begin to see buds on the trees and daffodils about to open.  In a couple of weeks our area will be at its most beautiful and the prime spring market will be starting.  We will have an influx of visitors to the area and some of those visitors will be buyers.  This translates to more activity.  If you are a buyer, the time to get the best deal is before sellers begin to see that increased activity.  Have the vision to imagine what that yard will look like lush and green.  There is a lot of inventory to choose from and there are alot of sellers whose property has been on th...

FREE Home in the Charlottesville area?  Has this Realtor lost his mind? Is this just another marketing ploy?  What's up?No, here's the explaination:1.        There are currently 501 homes on the market in the Charlottesville, and Albemarle County Virginia area, under $210,000 !2.       Considering that fact ,in light of the enormous rise in property values and price inflation over the past 4 years,-and we mean dramatically large increases--anything "reasonably" priced, or should we say affordable by comparison, like under the $210,000 range, is almost like offering a home for FREE!So, we are throwing out this challenge :The Charlottesville Home Selling Team, will sell 10%, or 51, of these under $210,000 homes in the next 8 months. And Fulton Gaylord, the Realtor of the team, will persona...

There are a lot of statistics out there to look at. The Real Estate market is unique for every area. This is why I have created a page on my website dedicated just for charts and trends regarding Charlottesville Real Estate. Please check out this link:   Trends in Charlottesville Real Estate  This page is updated frequently and the cycles in our market can give you an edge in knowing how to negotiate a sale or purchase of your home.Notice the above chart shows that we pulled back to 75 sales for Feb in Albemarle. Feb is typically slow (look at the past years) but it appears we are in a 5-6 month slowdown. We should see thing move upward as Spring sales hit the books. CharlesIf you are looking at homes, land or an estate in the Charlottesville area your first step is to visit my Charlott...

Wonderful news for our local veterans, outpatient VA health care clinic is coming to the Charlottesville area.  The much requested clinic will be located in the Peter Jefferson Parkway area of Pantops. Expected to open this April. This clinic will provide primary care and mental health care. It plans to serve the areas of Charlottesville, Albemarle, Fluvanna, Greene, Nelson and Orange.  Currently the veterans were having to go to McGuires Medical Center, which is all the way in Richmond.   This was a huge strain on some of our veterans. Next on the plan is to build a clinic in the Lychburg area.

Dear Home Seller, In a recent survey of agents, 90%, said the buyers first impression of the front entry of the home played a major role in the purchase of the home.  As an agent, I have been in the vehicle with clients who, upon seeing a home in person, have said no from the car.  They have said "I just can't see myself pulling up to that everyday." So take a good look outside your home and make sure it is inviting.  Drive up the road and take a good look, just as a potential buyer will be doing.  Put out that welcome mat.  Clean up that chipped paint and make sure the yard is clean.  Make your potential buyers want to see what's inside.Of course, inside appearance counts too, but you must get them in the door to start. Some other points to remember about selling your home are:People w...

This month's issue of Southern Living Magazine (March 2008): features Charlottesville Downtown Mall in the Travel section. They talk about how it feels to stroll through Charlottesville's Downtown Mall, how we have more than 150 restaurants (wow that seems high to me) and how there is plenty to explore. They talk about some of the shops, bookstores and even mention a couple of the local restaurants.  I have been talking about the Charlottesville Downtown Mall on my blog for awhile and I am glad that Southern Living is singing our praises too!  BTW: My wife brought this issue to my attention and mentioned that it is worth a blog. I think it is worth more than a blog, I think it is worth a visit!See you soonCharles

SELLERS - THIS IS A MUST READWhen you are considering listing your home, or any Charlottesville Real Estate you need to be sure you understand what IDX is and if the company you are listing with uses IDX. Ask this specific question!IDX - defined in Charlottesville stands for "Internet Data Exchange" commonly called Broker Reciprocity. What this means is that if you list your home with company A and company A is part of the IDX, then company B,C,D etc.... can show the home on their websites too and you get a mulitiple amount of "eyeballs" looking at your home for sale. This is very powerful for marketing your home! Now if you list your home with company A and company A is "NOT" part of the IDX, then your home will only be available on the Internet on company A's website. This is really lim...

A Real Estate group (located in the next county) is marketing locally with a "slogan" that roughly says: move 30 minutes and save 30K   Now I am not saying that this is not correct (and it most likely is true) but I wonder if consumers are thinking this all the way through? If you are looking to move to a different county just because the home price is less, take a few minutes and consider the facts!I recently added a "Cost of Commuting Calculator" on the buyer page of my Charlottesville Real Estate website.  With this handy little calculation you simply answer a few questions to see what you actual costs of commuting will be on 2 differently located properties. The first factor to add into the calculation is the cost of fuel, then the loan amounts of the 2 home loans with the current in...

Recently I was asked for my comments about Assessments in Charlottesville. These question came from Scott Weaver who writes for a local paper, "The Cville Weekly". Well we had a nice discussion on the phone and I was as open an honest as I could be about our current assessments. I somewhat jokingly said: "if somebody were to offer me the assessed value for my personal residence today, I'd have a contract in their hand in 15 minutes"You see our assessments in January do not reflect the recent trend of home prices. It seems that prices are stable buy we pulled back far more than the 3% my assessment showed.Well our local paper quoted me verbatim, which is fine. I invite you to read the entire article here to see what else they quoted me on:Charles McDonald in Cville WeeklySo now I guess I...

Under contract in 7 days!I read and hear about how the real estate market is slow. Well I can tell you that if you are selling a home and it is good shape and priced right it will sell. Last week I brought this nice home on the market in Charlottesville, we had 14 showing and 2 offers in a week. (you may have seen the Virtual Tour on my blog)   Why did this happen? The home is in good shape and we priced it to sell. To many people still have their homes over priced in this market. If you are not getting an offer, the market is telling you that you are over priced. If you are trying to sell a home right now, get your agent to run you an updated set of comps. Look at them like you are a buyer and see if you can tell why your home is still on the market. You have to take the emotion out of...
