There is Nothing RUDE About Operating Per the Real Estate ContractThe other night in our office bull pen, there was a lively discussion about whether or not a Bristow-Gainesville Listing Agent should advise their sellers to deliver notice to their buyers when the financing contingency has expired.  You see, the way our local real estate contract works is that a buyer has a financing contingency, that sometimes includes the appraisal, and there is a certain amount of time for that financing to be approved.  Most financing contingencies would probably be about twenty-four to thirty days.  If they aren't voluntarily removed and are not called by the sellers, these contingencies continue up to settlement. Why would leaving a financing contingency in place be a big deal?  Well, if a buyer is ...

Do Seller Reviews Matter When Hiring a Bristow VA Real Estate Agent? When you are looking to hire a Bristow, VA Real Estate Agent, how can you decide which one you will hire?  Well, there's a variety of measuring sticks you can use.  For starters, looking at an agent's sales record is very helpful.  If you can't find it on their website or on sites like Zillow, ask the agents you interview for it.  The number of sales an agent handles is a clue to their experience level.  If they are selling three houses a year, versus a dozen or two, the skill level and competence level of the contract is going to vary.  More sales means more experience, and that's a good thing.Services provided for the fee you pay is important.  The cheapest rates may not be the best value.  An agent that offers more t...

Cut From the Same Cloth?Don't you hate it when are going out on a listing appointment and a seller doesn't want to hear what makes you different from any other agent in town.  They just want to hear what you charge.  You just know, right there, that you have a penny pincher.  They fail to look at what paying an agent more might bring them in terms of marketing and negotiations.  They don't care whether you will meet the appraiser at the property or not.  After all, all agents are the same in their minds. This same thought came to mind yesterday when I was being pitched for the one-hundred and tenth time by a colleague about why I should come to work with him.  He's a trusted agent, excellent trainer and all around reputable guy.  His company, on the other hand, well, it seems to me they ...

Bristow Townhouse Under Contract in Two Days After Multiple OffersIn my career as a top Bristow listing agent, I feel like townhouses in the Patriot High School district are a micro-market with the force of a rip tide right now.  The market for larger single family homes and even one of the most popular homes in Bristow, Braemar Carriage homes, may be moving a tad slower and values softening, but townhouses are on and gone in a matter of days, if not hours, when they hit the MLS.  Is it that we are going to feel the peak of the real estate market in single family homes before we feel it in the entry level homes like Bristow townhouses?  This Bristow garage townhouse in Kingsbrooke, located at 8862 Moat Crossing, hit the market on March 26th in the very last hours of the day.  For all in...

A Moment of Humanity at an Open HousesAs a top Bristow Listing Agent, I got the opportunity to host two open houses this past weekend.  At this point in my career, my knowledge of the area is extensive and engaging interested or curious buyers in conversation is easy.  I've also learned to not come on strong.  Giving people space is imperative. While attempting to give a nervous woman her space on Sunday, she stopped me.  "I actually have some questions for you when you have time."No time like the present.  I sensed a lot of stress coming off of her.  By the time she had gotten to her questions, she had apologized for unloading her personal troubles.  A long time relationship had ended abruptly and she was left reeling.  The money for a wedding was now going to be used for a home purchas...

The Simplest Things Can Have the Biggest ImpactThe late morning and early afternoon for this top Bristow real estate agent was filled with tasks that don't fall into the realm of absolute necessity.  They also don't fall into the category of highest and best use of time and another Bristow real estate agent might farm them out to a runner or assistant.  Not me.  Personal attention is what my Bristow sellers get when they hire me.  Three Bristow listings needed my attention today.  The first was 10143 Broadsword Drive.  This one is on my street.  The owners requested shoe covers because the snow we had yesterday is melting and making muddy messes outside.  They didn't want that stuff tracked inside on their lovely hardwood floors.  I don't blame them.  All I needed to do was locate my sh...

The Second Day of Spring in Bristow, VA 2018  Opening up my shades this morning and looking out of the bedroom window, I was not shocked to see the blanket of snow on the ground and trees.  Is it normal for Bristow, VA to have snow in late March?  Well, it's happened before, but is not an annual expectation.  Snow storms like this happen, and they can give more accumulation than you would think.  This particular snow event has left about five inches of snow so far.  Thank goodness, the driveway my husband shoveled a couple hours ago is still clear.  The snow falling midday isn't sticking last the stuff that fell in the wee hours of the morning. The one thing I always think about when it snows is my north facing driveway.  Having had ice a result of lingering snow that melts a bit from am...

The Wrong Thought Process to Use When Making an Offer Champagne tastes on a beer budget.  We've all been there.  You want what you want and you will search and search to try to find that high end item you want at a bargain basement price.  Be it a purse, furniture, automobiles, or yes, even a house...reality eventually sets in.  You can't get the top of the line for bottom dollar.  There is story upon story of buyers who have a specific need, like four bedrooms on the upper level of the home, yet spend their home shopping hours touring three bedroom properties that have the latest and greatest kitchens that they have seen featured on renovation programs on HGTV.  I guess, if all else fails, little Susie Q. or Junior can always sleep on the monstrous island that seems to be more importan...

Who Should Hold the Earnest Money if the Buyer is a Licensed Agent?Typically, in the Bristow-Gainesville real estate market, when a buyer writes a check for the earnest money deposit (EMD) to accompany the offer on a property, it is made out to the brokerage representing the buyer.  The buyer's brokerage will hold that EMD and release it as directed per the contract.  If there are no issues and the transaction makes it to settlement, the EMD will be credited to the buyer as money already paid.  That means it will go to down payment or closing costs. Not every transaction makes it to settlement.  Our contract very clearly outlines what happens to that EMD if the buyer voids the contract, or if the buyer defaults.  If a buyer voids the contract, the EMD is refunded to the buyer.  If the bu...
