I did some research today on Victory Lakes, a neighborhood I am very familiar with (I happen to live there), to get an idea of what is going on with my neighborhood market.  I was not surprised by the results.  The pricing is all over the map, which seems to be the norm these days.People can we please get real here?!!!!  This is not 2005 and you can not expect 2005 prices.  The market has changed and if you are going to sell your home in 2007 (soon to be 2008) then you need to price your home for THIS market, not the market from 2 years ago.  I know as Sellers, we would all like our homes to sell for 2005 prices, but the reality is they won’t.  There is absolutely no way around this fact.  Let’s put yourself in the Buyer’s Shoes. Agent Rating Review - Daughter buys, sells, parents sell  Frank and Nancy's daughter Natalie needed to buy her first house.  She picked the GOLD Team 6 years ago and bought a townhome in Beau Ridge Estates in Woodbridge, near Montclair. Several years later Natalie got engaged and needed to sell to move to another state.   James and Stacey O. owned a newer home in Woodbridge near Manassas. The builder was nearing completion of their new home.
