I haven’t quite figured this one out, but, so far my dealings with bank-owned properties have gone like this:1.  We (the Bank) verbally accept your offer.2.  Purchaser ,please HURRY UP and sign all the bank addendum or we will move onto the next offer.3.  We (the Bank) will sign off on everything and fully ratify the contract WHEN WE FEEL LIKE IT or when the documentation finally makes it to the right person.My clients have been in a verbal contract with a Bank for over 4 weeks with nothing signed by the Bank, so technically speaking there is no contract.  Needless to say, my clients are having second thoughts about purchasing this property and think they need to look elsewhere.  They are pulling their offer and I am showing them properties once again.If the Bank had just signed all the...

When I first moved to Braemar, a large subdivision in Prince William County, I never thought that I would be seeing any more wildlife than I had previously seen living in Centreville, VA...just fourteen miles away.  It's still the suburbs.  Well, since moving here in 2004, I have seen more wildlife than I ever thought possible.  And when I tell people what I regularly see, they must get the idea that I live on an acre or two of land.  Not so.  My house is about 20 feet from my neighbor, built on a 1/4 acre lot, but sides to a 100 year flood plain and backs to wooded common area.  So I feel secluded on the side and back of my property. Live in a large single family home in Braemar, but not sure if it is an ARISTA SERIES home?  Well, to begin, the builder of the Arista Series was Brookfield Homes.  Furthermore, there are only three floorplans in this series:  the Canterbury (by far the most popular in the neighborhood), the Allister and the Buckingham.  Once every other month I take a look at the sales activity in these homes throughout Braemar and report it back to the community in the Braemar Property Value Report.  The average sales price for these homes is now standing at $549,900 with average closing cost assistance to buyers from sellers being $13,748.  The average number of days it took to sell a home: 182.   These figures are based on one resale from January this year.  However, this is the problem that seems t...

Carriage Homes in Braemar have been a constant source of sales during the downtrending market in Prince William County.  These last two month, a total of three Carriage Homes sold.  First of all, if you are not familiar with the Carriage Homes, to put it plainly, they are the homes in Braemar that Brookfield built with detached garages.  Not all of the Carriage Homes have garages, but if they do, they are not attached to the home.  The Carriage Homes are modest single family homes and have a variety of four floorplans: Maplewood, Norwood, Oakdale and Parkdale.  Those models are listed from smallest to largest. As a Realtor, I got involved in my HOA because I understand the benefit of great community amenities and community covenants.  But when I first learned about Tartan Hills Village's relationship to Braemar (the larger community that THV is located within), I was shocked.  To begin, the concept of Braemar is a larger community HOA with "subassociations".  These subassociations are smaller, and remind me of states within the United States.  If that analogy holds true, then Tartan Hills Village is Washington, DC.  No vote on Braemar's larger board, like the other subassociations have, and only a recreational agreement allowing us to use the community amenities. In my neighborhood of Braemar in Prince William County, VA we've experienced a couple of break-ins recently.  While no one was hurt and very little was taken, there is nothing like it to shake up the neighborhood and make you feel vulnerable.  Several of my neighbors and I got together and made a list of things we could all do to deter burglaries.  Inevitably, as the economy trends down, we will all see in an increase in such actitivies.  But here's how you can deter burglars from your home and neighborhood: 1.  Keep your porch lights on all night.  This deters would be criminals.  They prefer to work in the cover of darkness. 2.  Leave your lights on inside the house.  Criminals are less likely to break-in if they think you are home. 3.  Keep your garage door closed and interior doors ...

Bristow VA  Winter scene by the creek. Just down the street from my house this small creek makes its way through Braemar right at the middle of it, the bike trail next to the creek has plenty to see. In a good day you will see deer grazing by the water. At this time of the year the water is very low and cold as you can see in this picture the ground was frozen. There has not been that much precipitation yet, I do not want anymore snow or ice. It is a very beautiful place to live I enjoy afternoon jogs and bike rides.
