Our real estate market has gotten so crazy the past few weeks, I've had a hard time keeping up with the blog and my clients! Our inventory levels are so low, that people are snatching up properties within days of them being listed - many with multiple offers! I'm going to post a sequence of statistics for Arlington, but specifically for 22201 is below: Single Family Homes in June 12 properties sold Price Range: $570,000 (fixer upper) to $1,297,000 Average Sales Price: $888,554 Average Days on the Market: 58 (there were 3 above 100 days, of the remaining 9, the average was only 16 days) Condominiums There were several units that sold that are not included in the calculations (like a studio, a 3 bedroom unit, etc.) 1 bedroom, 1 bath units (19) Average Sale Price: $342,911 after an average...

Today at 3:30 pm, under clear skies, some 1500 soldiers from the 3rd U.S. Infantry Regiment walked through the upper gates of Arlington Cemetery carrying rusacks full of American flags.  Their mission?  To place a flag on each and every grave site, leaving no soldier forgotten. Known as ‘Flags In’, this decades old ceremony marks the beginning of Memorial Day activities at Arlington National  Cemetery. The American Recovery & Reinvestment Act of 2009 offers an $8000 maximum tax credit for first-time homebuyers buying homes as their primary residence between January 1 and December 1, 2009. A First-Time Home Buyer is anyone who has not owned a home within the last 3 years. If an unmarried couple jointly buys a home, and one person owned a home (within 3 years) and the other did not, they can “designate” the tax credit to that person who will be able to claim it on their individual tax return. This rule also applies for parents to co-sign on a mortgage. The parents own a home, their son or daughter is FTHB— and may claim the tax credit. Yesterday, a group of Evers & Company agents crossed the Potomac River to help a colleague price a house in Arlington, Virginia. One agent who lives nearby thought the price might have to go down a bit because the elementary school was not a well rated as others in the county.  OK, schools are important, but... This house had a great finished basement.  And in the basement there was a feature that made me flip my proverbial wig.  And rats!  I didn't have my little camera with me! The owners had two large Shepherd mix doggies.  And in the basement, the husband (an excellent home improvement contractor) had built in a totally fabulous dog bath!  Everyone there with a dog was saying forget about the crummy schools, this place has a freakin' dog bath!  What I wouldn't give for one of those!...

How fast can you walk a mile?  I know that at one time I could run a mile in less than 6 minutes.  When I ran the Marine Corps Marathon, I averaged a bit over 11 minutes for 26.2 consecutive miles.  The average healthy person should be able to walk a mile in 20 minutes or less.  Depending upon who you ask, a mile takes anywhere from 1750 to 2250 strides. Why all this discussion about distance?  Many people looking for homes in Northern Virginia want to live near the Metro for ease of commuting and access to their jobs in Washington D.C., nightlife, restaurants, the airport, etc.  North Arlington is one of the best places in the region for availability of housing near a Metro stop.  Five metro stops service North Arlington:  Rosslyn, Courthouse, Clarendon, Virginia Square, and Ballston. ...

Call me a "Brainist" but I do NOT think a great professional stager can also be a geat full time Realtor. I know the staging associations of americas are starting to expand into 3 day crash courses to give Realtors an official "accreditation," but that doesn't mean they understand design and can stage well. Just because they can buy $100 in trinkets at Target doesn't make them a good stager. So I'd like to start a debate. Am I right that there are two sides of the brain? The stagers use one side, and Realtors use the other side? I know there have gotta be a few "but I do both well" people out there, and I'ld love to hear from you (via comments). To give you some ammo, I would consider myself a good photographer... but ask me about a color on a wall and I crumble (unless it is bright pin...

1 property SOLD in February 2009. It doesn't seem like a lot, but it's a lot more than the zero (0) for January 2009. It's also better than the zero (0) for the same month (February) in 2008.The property that SOLD was a 1 bedroom 1 bathroom with 781 square feet. It was asking $359,900 and sold for $343,000. There was also a $5,000 seller subsidy, or closing cost credit to the buyer, effectively bringing the net purchase price to $338,000. The home was on the market for 122 days. As far as I'm aware it was not a distress sale. In fact I believe the owners were simply moving because they needed more space.   (data from MRIS)

Assessment Values versus Market Values. Arlington County data reveals that the average assessment for single family property would drop 2%, from $530,100 in 2008 to $520,100 in 2009. Market statistics from the realtor’s mls data base, MRIS, reveal the following sales price declines from November 2007 to November 2008: 13% average decline for condos, 22% average decline for townhouses, and a 19% decline for single family houses ($483,600 average sold price for all three residential categories). The County does acknowledge that their mass appraisal formula for computing assessed values has a diluted effect compared to more recent sale values and lags behind the last 6 month market trends. Greater Washington Economic Conference Dr. Steve Fuller, Economist at George Mason University says “The payroll job loss as likely to go deeper and longer – perhaps 18-20 months. There are currently 13 million unemployed, and many of these people will stay unemployed because the new jobs will have different qualifications than those for the people getting laid off.
