West Jordan homes sold declined 40%, despite selling the second highest number of homes in the county.  Sold price is not getting better for sellers either, as median sold price is down 6% and average sold price decreased 5.3%.  There is one year of active inventory and 759 homes in West Jordan listed.

Today a West Jordan Home For Sale listing expired. Another Salt Lake Short Sale that wont sell. Last week, three possible Salt Lake home buyers asked me, "is this West Jordan Home For Sale Or Not?" It seems that the seller, or the listing agent, or both were making it so tough to even see this SLC short sale property that potential home buyers were absolutely turned off. As one lady that was looking for a West Jordan Rambler put it, "if these sellers are this difficult in a market like this, I sure don't want to start any negotiations with them". This is what I mean. 1. No for sale sign in yard or window.2. Appointments to show to be scheduled w/ agent by e-mail. No phone calls.3. Listing appointments 11:30 to 3:00 Mon. thru Friday. Sales in West Jordan went down by about 30%. Average price of homes sold went down by just 2.17%, and median price went down by almost 3%. There are 6.62 months of inventory and plenty of homes to choose from. Currently, homes in West Jordan UT are priced at about 7% more than what they for last year.  These numbers are not official.

We need Positive Price Action to confirm market bottom.  One month of price improve isn't sufficient to confirm the market bottom.  We need to see appreciation month over month for three months. PRICE ACTION               Other good signs in addition to positive price action is lower DOM (days of the market), lower new listings and higher percent of new listings being SOLD.      SUMMARY Currently we are not seeing the needed positive price action (along with other indictors) to confirm a market bottom.  This is NOT a good time for conservative buyers to purchase.  High risk tolerant investors and speculators are doing some bottom fishing.  Some are trying to time the market and market timing is risky.  Trying to time the bottom is not for the inexperienced buyer.  Also it is good to not...

Salt Lake Homes For Sale In West Jordan!   Sunday I checked the Salt Lake MLS and found 685 homes for sale in West Jordan. That's about 9% of all the Salt Lake Homes for Sale. Ninety five of those listings are for condominiums, which would put West Jordan in 4th place in the Salt Lake Area for number of Condos for sale. W.Jordan is behind Salt Lake City, Draper, and Sandy in the number of condominiums listed. Based on the number of houses sold in West Jordan over the last 30 days (43) this is about a year and a half of single family home inventory. Definitely a buyers market. Actually it could be getting worse, as during that same period of time, only 46 houses were put under contract, while  3 times that number (138 homes and Condos ) were listed in W.J. Real Estate in West Jordan was definitely slow during the first half of 2008. Lots of homes sold (664), but there are more mls listings on the market now (793) than all that were sold during the first half of the year. A lot of these homes will be on the market clear into 2009, especially the more expensive homes. Of the 664 homes that sold during the first half of the year, the average list price was $238,305. The current average list price of West Jordan MLS listings is $275,510. The median price of homes sold was $227900 vs. median list price at $256,455. The lower priced homes in West Jordan are selling best, so if you want your home to sell, price it lower.

Vista Montana Condominiums,, my favorite West Jordan Ut, Condos are a Mecca for kids.   Of all ages. !! I mention that because a client that will be relocating to Utah in a couple of months e-mailed me that while she liked the looks and the price of the 3 bedroom units at Vista Montana, in West Jordan we'd better look at some other houses as she had two smaller children and thought maybe we catered more to the older set. ( I say we, because I live there you know). Must have been all the bragging about what is offered us "old folk"and I forgot to mention that during the summer the grand kids, mine and every one else's logs a lot of pool time. West Jordan homes, new homes or used homes are the real heartbeat of the city. Actually, any home, in any city is what drives the engines that creates the quality of life weve come to expect. Before you decide I'm off my rocker, let me admit, that I know it's not really the house, it's the property taxes that house generates that fuels those engines. I'll also admit that it's not just the city, but the county as well, that relies on that money, and depends on the concept of taxing homes to provide all of the services we take for granted.
