Are you purchasing a short sale, vacant or unoccupied home, condo or townhome in West Jordan, Utah? Industry experts and the federal government all agree and recommend using thermal infrared cameras on all home inspections. Hi resolution infrared thermal imaging is the only tool to uncover hidden water and sewer drain leaks that most often occur when a vacant home sits unattended over the winter. We are finding an ever increasing number of vacant homes with small plumbing leaks that only high-rez infrared cameras can find. These leaks, if left unrepaired will only cause a mold problem to manifest itself in the months to come. Alamo Infrared is the original infrared home inspection and energy auditing company in the Rocky Mountain West. For more information visit our website:  www.utahen...

West Jordan Real Estate hit an all time high in 2006 then plummeted to a ten year low in 2009 by selling half as many homes.  West Jordan homes have been selling at decreasing prices since 2008.  That being said, Real Estate in West Jordan is still selling above the estimated appreciation price line. West Jordan Condos also took a big jump and then almost split in half.  Again, prices have slightly decreased but are still above the estimated 4% appreciation from the year 2000.

We need Positive Price Action to confirm market bottom.  One month of price improve isn't sufficient to confirm the market bottom.  We need to see appreciation month over month for three months. PRICE ACTION   Other good signs in addition to positive price action is lower DOM (days of the market), lower new listings and higher percent of new listings being SOLD.    SUMMARY Currently we are not seeing the needed positive price action (along with other indicators) to confirm a market bottom.  This is NOT a good time for those with low and/or no risk tolerance to purchase.  High and medium risk tolerant investors are making buying decisions and are doing some bottom fishing.  Some are trying to time the market and market timing is risky.  Trying to time the bottom is not for the inexperien...

Today we will look at Salt Lake Foreclosures In West Jordan, and use the "how much have the homes sold for" to determine how much to offer on the foreclosed home we want to buy. Our blog on how much to offer on Salt Lake Foreclosures received a lot of comments last week. A lot of potential home buyers asked if we would comment on individual  areas or Zip codes in Salt Lake City. Yesterday we started our series by checking out Foreclosures in Sandy UT. Today it will be foreclosed homes in West Jordan, and what happened over the last 30 days. There is a lot of confusion out there about how much to offer the bank or corporation that has taken back homes thru foreclosure and is now listing these homes on the MLS. Folks have heard that you can buy these Homes or Condominiums for pennies on ...

The West Jordan, Utah-Idaho Sugar Factory has finally made the list of historical places. thats whats up on Sugar Factory Road.  And the Railroad Ties that used to be so great for bonfires and landscaping, are concrete on the new TRAX lines on Sugar Factory Road. There is a lot happening That makes this part of West Jordan a Great place to live, to buy a house, to raise a family, or to do just about anything you can think of thats good for the family.  The old Sugar Factory Real Estate is the third West Jordan site to make that registry. Why you might need a Realtor To Buy A Salt Lake Condominium! There are probably hundreds of reasons why you should hire a Realtor to buy a Salt Lake Condominium. I can't name them all, but I bet I have at one time or another. Among the best are, "they can keep you out of trouble". or "a good Realtor knows where the best buys are". Those all may be true, but in the Internet age, so much information is available online for prospective home buyers and folks selling their homes  that it seems agents are becoming less important to the transaction. The list keeps getting shorter. Unless you operate as I do, from the position that it's not the information that's important, but the interpretation of that information that enhances the need to have an experienced Realtor in your corner Heres an e...

Buying a House In Salt Lake? It Just Went Up! Mortgage Rates Rose By More Than 1/2 Percent In 1 Day Wednesday The monthly cost of buying a house or condo in Salt Lake just went up. Conforming mortgage rates rose by 0.625 percent Wednesday.  Yes, you read it right.  Zero-point-six-two-five percent. The surprise surge in pricing started shortly after 1:00 P.M. ET, then continued all the way until the market's closing.  It was the sharpest one-day surge in mortgage rates in recent history. Perhaps ever. One of our clients that was buying a West Jordan Home but decided not to lock in her rate, saw her payment increase by $70.00 a month in 30 minutes. For mortgage rate shoppers swept up in the surge, monthly payments are now higher by $29 per $100,000 borrowed. That's a significant shift. Fo...

West Jordan Is The Place To Be On Memorial Day ! Your invited ! For the second year, the City of West Jordan has planned a memorial day celebration that should help make all of us remember what this day really means, and why it is so very important. At 2:30 on Monday, May 25th at the North end of Veterans Memorial Park at the Military Services Monument you'll be asked to remember and pay tribute to America's fallen heroes. Helping us reflect on and honor the men and women who have made the ultimate sacrifice will be a host of dignitaries that will make speeches and offer remarks about the sanctity of the day. The more important attendees however will be the citizens, particularly the children, who will make their way through the hundreds of American Flags displayed in this aptly named p...
