We went to linner this afternoon. It was a little late for lunch and a little early for Dinner. We went to the Home of the Big "H" Hires / Litza's Pizza in Taylorsville. As we approached the restaurant we saw this Great old patrol car.  As we went around back to park we see this sign When we finished linner we saw some more great old cars Do you Recognize any of them? I remember seeing many of these when I was a little boy.       This group meets on a regular basis to show off their hard work and skills. The paint  jobs on the cars are incredible. I mentioned at the top of this post I remember seeing many of the cars when I was a little boy. I'm pretty sure that paint has become much more sophisticated over the years. My daughter was really interested in the cars. I kind of wanted to st...

Orange barrells, here they come! Are you on top of the road projects in your neighborhood? Is it important to know where the new highway is going? Here in the Salt Lake Valley there are dozens of new and existing projects to help with the infrastructure. UDOT is going to be putting in a new system, the first of it's kind on 5400 South between Redwood Road and the Bangerter Highway. Here is a link to see a demonstration of how it works: http://www.udot.utah.gov/wego/5400-south-flex-lanes.html Last fall I had a client who was very interested in a home in West Jordan. As we were doing our due diligence I suggested that we check the new project called the Mountain View Corridor to see how close it might be to the home we were preparing to make an offer on. Turns out the new highway would be...

I just did a search for the new SFR certification to see how well known it was to the internet world. On Bing it was not even in the top 10 results. On Google it was second on my search. So what is this certification? On the SFR site gives the following informaition: For many real estate professionals, short sales and foreclosures are the new "traditional" real estate transaction. Knowing how to help sellers maneuver the complexities of short sales as well as help buyers pursue short sale and foreclosure opportunities are not merely good skills to have in today's market-they are critical. And while short sales and foreclosures are not for the faint of heart, agents with the proper tools and training can use these specialty areas to build their business for the long term. I have complete...

By 2006, the number of homes in Taylorsville sold had doubled.  Numbers increased for one year following then took a big dive and ended last year at about the same place numbers were 6 years ago.  Price of Taylorsville homes dropped below the estimated appreciation line for a few years then went above it for a few more years and is currently pretty close to being right on it.

Please take off your shoes! I called out to set up appointments to show homes to my client. One of the homes I was asked to make sure we kindly remove our shoes when we went in. It was not the first time I have heard this request. They also had booties there to put over our shoes if we so chose to wear them instead. When we got to the aformentioned home there was also a sign on the front door asking us to take off our shoes, and inside yet another one. OK, I have no problem taking my shoes off as we entered. I usually wear slip on shoes when showing houses for that reason. The Problem was the temperature in this home was around 50 degrees. The house was uncomfortable and our feet were freezing. We could hardly wait to get out of this place. The sad thing was it was perhaps the nicest ho...

Near my home is a shopping center with a Kmart Store and an Albertson's Supermarket. Surrounding These two stores are many small shops and restaurants. Word is out that the Albertson's is closing. They were left out of a deal when Associated Foods purchased a large block of Albertson's stores because the building was in too much need of repairs. The current mood at the store is very dismal. Long time employees have nowhere to go. What will happen to all of the little shops near this. History tells us they will probably struggle just to stay alive. It is sad to see this kind of thing happen. It is amazing how many people will be affected.

I sent a post in the other day http://activerain.com/blogsview/1413680/speechless-sunday-stop-and-take-it-in-  and included it accidentally in this group. You see it was a Speechless Sunday post which words are discouraged on the post. I recieved shortly after an email telling me that they had to remove this post from the group and encouraging me to re-post it with the proper amount of words to qualify for the group. Well, here is my repost. (I hold no ill will toward my post being removed previously. I understand the group rules and agree with them.) The group was ActiveRainPhotoBlogger I was rushing around one day and was getting ready to go into my house and I looked to the west and saw this beautiful sunset It was beautiful, I grabbed my camera and began trying to find the right spo...

The number of sold homes in Taylorsville was split in half.  53 homes sold and 246 are still listed, causing inventory to approach 14 months.  Sold price also decreased close to 5%.  Even though Taylorsville homes are currently listed higher than what they sold for during the first quarter of 08 and 09, the trend may cause sellers to continue the decline.

The Buyer is King in Real Estate transactions. At least in my most recent transactions. I represent a buyer in one transaction and a seller in another. In both cases I am really happy that there are buyers out there. I am working with a first time buyer, I send listings to them and they go on a drive to see if they like any of the listings I send. After several groups of listings I finally hit on a couple they want to see. Once we know what they are looking for I send a bunch of listings matching the homestyle they are interested in. They fall in love with one of the listings and decide they want to make an offer. They know what they want and they know what they are willing to pay. A counter offer comes back and they look it over and say never mind. They put in an offer on another home....

My friends and family love to eat at this wonderful Thai resteraunt. Thai Delight has authentic Thai food along with other popular oriental dishes. Now this is not a fancy place. It is rather simple in fact. The food is amazing and comes in healthy portions. Pricing is resonable and you are going to love the food. The larger the group the better, we order several different dishes and then pass them around family style and it makes for truly great values. For those who are not familiar with Thai food I have a few suggestions. Paad Si-ew; Pan fried flat noodles with egg, broccoli, and sweet black soy sauce, and beef. It is also available with pork or chicken. This one is a family favorite. Geng Mas-sa-man; This is a wonderful curry dish with potatoes, peanuts, and we have them put chicken...

Like most cities in the area, Taylorsville home sales dropped by 28%. Median sold price went down 2.6% to $185,000 and average sold price went down 3.3% to $189,810.  With 5.76 months of inventory, Taylorsville is on the lower end of the field when comparing with the rest of the county.  There are 220 actively listed homes in Taylorsville, about half the number of what sold last year.  These numbers are not official.

I could hardly believe my eyes. $1.39 a gallon for gas today. Not too long ago I wondered if we would ever see gas below $3.00 again. I'm sure it is not that low everywhere and I am not trying to brag but as I pulled the gas nozzle from my car all I could think was wahoo, Merry Christmas to me.

From my family to yours, Happy Thanksgiving! My daughter wanted to share her talents with everyone and I was more than happy to send it your way. I'm thankful for all of my friends out there in the Active Rain community. Kick back and have a wonderful day! My thanks to those serving our country helping us to have the freedom we do. No matter how tough things get here there are very few places one can enjoy the kind of life we have here. Thank You!
