Saratoga Springs subdivision is a master planned community (PUD) located on the west side of Utah Lake with a 18 hole golf course on the south side and the natural hot spring on the north.  The hot springs feeds a hot tub and swimming pool.  In the same location is a club home, picnic area and boat dock. We need Positive Price Action to confirm market bottom.  One month of price improve isn't sufficient to confirm the market bottom.  We need to see appreciation month over month for three months. PRICE ACTION   Other good signs in addition to positive price action is lower DOM (days of the market), lower new listings and higher percent of new listings being SOLD.    SUMMARY Currently we are not seeing the needed positive price action (along with other indicators) to confirm a market bottom.  This is NOT a good time for those with low and/or no risk tolerance to purchase.  High and medium risk tolerant investors are making buying decisions and are doing some bottom fishing.  Some are trying to time the market and market timing is risky.  Trying to time the bottom is not for the inexperien...

Number of homes in Saratoga Springs that sold actually doubled to 132!  That makes it the highest increase in the county by a long ways.  Median and average sold price are somewhat close to the county average and are both in the $239,000 range.  Price of active Saratoga Springs homes has been raised with median price up 4.36% and average price up 13.83%. Inventory is at 7 months.

Overall, the numbers for homes in Saratoga Springs have stayed pretty steady.  Homes sold was down just 1.56%.  There is plenty of inventory so it is still a buyers market.  Median sold price barely decreased 1% and average sold price decreased 6.25%.  Saratoga Springs has 375 active listings.
