Spring in Utah, Sandy City Hall, May 2, 2011 Two warm days, in a row, retreating snow on the hills, blossoms and blue skies at the Sandy City Hall, indicate that we are in Spring at last. The weather is beautiful: it is a great time to visit and think about making the area your permanent.home. Sandy City, a suburb of Salt Lake City, and my home, has a population of around 100,000 and is well located near the great mountains of the Wasatch Front. It is Utah's fifth largest city and is laden with history. Lots to see and do here, and now that the warmer weather is with us, the outdoors attract. Whether you choose Utah as your home, or become a regular visitor, you will find yourself very welcome in this friendly mountain community. ~~~~~~~~~~~~~~~~~~~~~~~...

Salt Lake County Homes for Sale, Appraisals The Real Estate Appraisal is an important part of your home buying transaction.  The appraisal helps to establish what the property's market value actual is, in fact it would likely be the main tool in helping the seller establish the proper selling price. Lenders require an appraisal when the home is offered as security for a loan; they want to make sure that the property will sell for at least the amount of money it is lending.  Real estate agents often use a comparative market analysis (CMA), with an appraisal to help their home seller determine a realistic asking price for their home.  Many times, experienced real estate agents will come very close to an appraisal, but usually the appraisal is very detailed and is the only valuation lender...

Sandy, Utah Successful Mothering and What a Woman Wants Show.....  Today's the day.  All the hard work, planning and organizing has been completed now lets see what happens.  I have helped organize a booth for the successful mothering convention on how to choose a school for your child.  Utah has many options and a lot of people are not aware of how they work.  We have public, open enrollment,  charter and private.  If I still lived in Washington I'm not sure we would have ever considered private school (our choice) and just stayed with the public school system.  We have a scheduled presenter for Saturday at noon and two.  At that time, the presenter will go over the specific steps you should take when looking for a school, making sure you think down the line as your child grows and the ...

Salt Lake County Homes for Sale, Vacating your Property When is the proper time for the Seller to vacate their property after closing?  This question comes up quite often during the process of the Real Estate transaction.  Just when the proper time is, depends solely on the wording within the Real Estate Purchase Contract.  Unless the property is vacant, generally speaking the seller has until after recording with the county.  Most important is how much was indicated within the REPC.  Usually it takes about a month to close a smooth transaction on a purchase.  If the transaction turns out to be a nightmare, then the closing could go on for an extended period of time.  Another method that can be used is an occupancy agreement between the parties.  If the seller needs more time to move, t...

In my mail this week... Community Health Fair at Alta View Hospital 9660 South 1300 East, Sandy UT, March 26, 2011, 10am - 2pm  This colorful, inviting over sized, post card summons locals to partake in a variety of health focused goodies for four hours on Saturday week. This gives me time to get it in my diary to be worked into my schedule. I refer to Alta View Hospital, a very neat place, as my lifeline up the hill. It is indeed local and visibly situated. The menu of displays (below) promises something for everybody. A couple of my hand puppets might even benefit from the Teddy bear clinic. If you attend I am promising you a wonderful Spring Day.       ~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~

Salt Lake County Homes for Sale and the Motivated Seller When looking for homes for my buyer clients, I have found that the Seller's Motivation can have a dramatic effect on the price of the home.  The most common "Motivated Seller" is someone who has already bought his or her next home or is relocating to a new area.  They will be under the gun to sell the home quickly or face the prospect of making two mortgage payments at the same time.  Since that can drain a bank quickly, most sellers want to avoid such a situation and may be willing to give up thousands of dollars to avoid the possibility. Family crises can be a motivation for a seller to make a quick deal.  However, when you see a real estate ad that mentions, divorce, motivated seller, relocation, or something to that affect, be...

Last Gasp of Winter? Pardon me for hurrying Winter along. It has been a long time since the first snows near the end of September. Winter has had its chance. Here we have had a foot of snow on the Valley followed by days in the 60s. Even this afternoon's photo at Jordan commons, Sandy UT shows sunshine and clear skies. Do I detect a show of color in the normally charcoal and white of mountains of the Wasatch Front? A sign of Spring? We can hope. There will be snow enough at altitude for a long while yet, enough to keep locals and visitor's happy. I leave my skiing attempts until Spring, feeling that Winter on the mountains is best viewed at a distance. Even deep snow is easy to tolerate when it is bathed in brilliant sunshine, for Spring sports. Ah sunshine! The return of Vitamin D. Li...

In my mail this week...Nick Vujicic No arms, no legs, no worries. As I trundle through life (minus my legs), enjoying it immensely I often wear a button that proclaims my life view: "No Limits - No Excuses". When I might be inconvenienced, I look to my role models who face more challenges and offer a boat load of inspiration. One of these stands out: Nick Vujicic (Voy - a chich) a brilliant, young Australian, from Brisbane, Queensland (both of us even) born without arms or legs who has conquered life and imparts an outstanding message "Live a Life Without Limits". Nick is a preacher with a passion speaking on Grace, Mercy and Miracles - If you don't get a miracle, be the miracle. He is an inspirational speaker who has seen more of the world than you or me. His humor is distinctly Aussi...

Any hinting from the European Central Bank about raising their benchmark will have a significant impact on our mortgage bonds as well. It will strengthen the Euro versus the dollar, which is bad for rates in and of itself because it means there will be pressure from our central bank to raise rates to keep our treasury yields competitive. It will also cause a spike in dollar denominated oil prices, which is bad for interest rates, from a borrower's standpoint, due to the inflationary pressures of high priced oil. Back in 2008 when oil was reaching all time highs in the summer, we saw a short term spike in rates that represents the last time the average mortgage rates were in the 6% range. See the MBA chart 1991-present at Mortgage News Daily. Our bias is firmly toward locking in an int...

Salt Lake County Homes for Sale, Home Buyer Market Are you a present Home Buyer Candidate? How you been waiting for the perfect time to buy a home? Well your time is now, at no other time in recent memory has the real estate market been at a point where you had nothing to lose, and everything to gain. As a full-time Home Buyer Representative, I too like this kind of Home Buyer market. There are so many opportunities out there for my clients that I feel like a little kid in a candy store. A Home Buyer market comes at a time when the supply of homes for sale exceeds the demand to buy those homes. The Home Buyer market can be a great opportunity to not only negotiate the price of a new home you want to buy, but it can also be a time for great interest rates, inspection costs, and closing c...

7th Grade Mock Trial @ Grace Lutheran School, Sandy Utah.  Mock Trial.  When my son said he wanted to sign up for Mock Trial I was very excited.  I had heard from other parents that the kids really love it and that its a great experience.  I grew up in a small town with an even smaller school and I never had an opportunity to participate in Mock Trial.  The kids were given their case(s) and the work began.  Our kids would go in on Saturdays and practice along with practice time during school hours. They went out and purchased new slacks, shoes, ties, dress shirts and dresses for the girls, so they would look the part for going to court.  They looked impressive!  They were ready (and nervous) I'm sure many of you have had your children participate in mock trial.  Yesterday was our day in...

Rates have improved 7 out of the last 8 days, but not as much as one would think given the "flight to quality" that bonds offer in uncertain times. With so much unrest in the middle east and Greece again, we would expect a decent drop in rates, but with the price of oil skyrocketing, inflation concerns are rising.
