Salt Lake Real Estate in the form of pre existing Homes Sales will lead recovery, as well as foster real optimism ! "Housing always leads the economy in recoveries, and I suspect this situation will be no different". So said David Mansell, President of the Utah Association of Realtors in his article in the Salt Lake Tribune last Saturday. How much will it cost me to stage my home? Typically in Utah, you will first do a consultation. A basic consult will cost you anywhere from $50-$75 per hour. (depending on location) Usually only consisting of some basic staging ideas. Remember we can't give away all our ideas in just one hour! The most common consultation is the working consultation. Harvard Yale is a great neighborhood in Salt Lake City, Utah. Beautiful tree lined streets, most of the trees are huge. There are beautiful homes throughout the ares. Several streams and canyons run through the area and add to the diversity and pleasures of the area. Many homes back the canyons created by Red Butte creek, and Emigration creek. Wow, this is interesting. It is said that many unmarried women in Utah are considered old maids. It seems that children are taught, from an early age, that a woman's happiness depends on marrying and staying at home to raise the children. But, now there are several unmarried female business owners that want to change this stigma. The latest Conference Board Press Release (Dated October 1, 2008) shows some areas of the country where the number of available jobs exceeds the number of unemployed. One of those cities (the one at the top!) is Salt Lake City, Utah. The Conference Board reports that "35 of [the] top 52 Metro areas post over-the-year declines in job demand." Those living in the Salt Lake City area have a lot to be greatful for. The real estate "boom" here started late and ended early when consumers saw surrounding areas starting to bust. Each year, Utah awards a teacher of the state with the Utah No Child Left Behind American Star of Teaching award. The award recognizes those great teachers who improve academic performance, making a difference in students' lives. It seems like the only thing anyone will confirm about the Down Payment Assistance program (the ones most used with FHA purchase loans) is that they are not allowed after October 1.  Many lenders are requiring home buyers using DPA money to be locked by this week's end, a few will confirm that they will allow DPA till the cut-off as long as the loan is approved and in underwriting with an FHA case number assigned to a property.  *If you are in this pool it's going to be very crowded.*  Check if you have a DPA company bringing funds to close if they have a deadline that runs ahead of the ruling.  It was rumored that Nehemiah wouldn't send funds to close past September 15th 2008, but I can't find anything to support that on their website.  http://www.getdownpayment.com/ For the Salt Lake ...

There is a great community event I want to tell you about in Salt Lake. Every Friday night in August, Pioneer Park will hold their Picture Shows. Habitat for Humanity is teaming up with the Home Depot Foundation to build homes that meet the green standards all across the nation. It is scheduled to launch in May 2009 where over the next 5 years some 5,000 homes are proposed to be built in Salt Lake, about 17% of the homes Habitat for Humanity will build as part of the program. Salt Lake is one of only 30 affiliates selected in a year long pilot of this program. Each affiliate will be able to help with building the homes and will learn new ways to construct more energy efficient, green homes. The aim of this program is to help the communities with poverty levels, help with jobs and help with the environment. The headlines screamed UTAH NO.10 IN FORECLOSURES. Later it mentioned that Salt Lake, was ranked #89 among the nations Metro areas. I don't know how that is possible, but I never was very good at math, or for that matter conceptual thought. I will puzzle on it and maybe let you know, (if I don't end up looking real stupid). Anyway the article by Leslie Mitchell in Fridays Salt Lake Tribune talked about how one in 600 Utah homeowners is in some stage of losing their home. She mentioned how home sales were down, and how this problem was not going to go away anytime soon. Then there was the usual analasis of why were in this mess, by someone thats not in this mess. We all know that the Real Estate Market in Salt Lake City is substantially down from last year, but in many areas and price ranges the market isn't that bad. Homes are with moderate and low prices are still selling quickly. From June's sales numbers, it also looks like the market may already be improving in Utah's capital city. Home sales were only down 27% in Salt Lake County compared too down 33% for May. Not exactly bragging material, but it was improvement. After the first six months of 2008 there were 1663 homes sold in Salt Lake. These homes that sold had a median price at $221,325 and an average price at $272,601. I have to share the cute photos as my grandchildren enjoy splashing at the Gateway Shopping Area of Salt Lake City.  Every half hour the water plays to the music and the kids were grooving. The children love to see if their feet can stop the sprays of water and The cresendo of water at the end of the musical number was definitely a favorite....!!

Both nationally and here in Utah, the real estate market is changing and so is the mortgage market.  Over the last year or so the number of Utah foreclosures have been increasing and there is always a headline about the mortgage crunch.  As Utah real estate consumers, residents, and homeowners, we hear the terms FannieMae and Freddie Mac, and when listening to the newscaster or radio broadcaster talking it is easy to cloud over the details and just here the words "real estate", "buying", "mortgage", "FannieMae", and/or "Freddie Mac".  I had to laugh the other day, as my close friend and I were driving down the street and she turned to me and said, "What are they talking about?  Who is Fannie and is she related to Freddie?" It is impossible to list all the amazing things about this Farmer’s Market in Salt Lake. Being a realtor in the Salt Lake area I see what kind of pull and attraction it has for Salt Lake homeowners, residents and prospective real estate purchasers. I ran into the Rock Pick Legends Rock Shop in Salt Lake City  just before they closed on Wednesday  to pick up some polishing grit for our tumblers and ended up buying a great deal on used polisher, grinder and saw set combo. Check out their website on equipment and rocks they offer.  There are some fun rocks to look at in their store location. My husband started working with lapidary equipment when was younger and now he is finally getting back to the hobby.  We have collected some wonderful rock specimens and hope to do some cuts and polishing soon. I can't wait to try them out and get fabulous results.  I will let you know what we are able to do with this set.
