I sometimes wish that everything in the world was as perfect as nature. As I take a look at the little piglets that were born on Saturday, May 16th, I am truly amazed about how quickly they have transformed into walking, snorting, squealing little creatures. On their first day, they: Opened their eyes Were able to walk Knew where their momma was Jumped into the water dish to cool themselves Snuggled with siblings for comfort & a nap Knew exactly where their food was...momma!     I am thrilled and overjoyed with these babies! This little guy in the picture was ok with me holding him for a short while and then started squealing for momma so I put him down. Miss Prissy is a wonderful momma to her babies and keeps Bacon (the dad) at a distance with a few grunts and he complies! I just HAD t...

The Obama Administration proposed to eliminate or reduce $17 billion from 121 government programs and to dedicate $1.2 trillion to discretionary spending when it released details of its $3.6 trillion budget for fiscal year 2010 on May 7. The budget comes on the heels of the Administration's broad budget outline that was released in late-February. It serves as guidance for members of Congress as lawmakers work through the fiscal 2010 appropriations process. The annual appropriations process determines the levels of federal spending for each of the federal departments and agencies and all programs within their respective jurisdictions. While the President's budget recommends spending levels for the next fiscal year, it is not legally binding. Congressional appropriators will have the fina...

"I Believe Good Things Will Happen To Me Because I DESERVE THEM!" Wow! How many of us go through life thinking that we are not deserving of good things, great things, or even extraordinary things? I have to admit that up until a few years ago, I was one of those people! I have worked extremely HARD in my lifetime and I depended upon other people to determine my self worth.  Whether it was working as a Marketing/Advertising executive for a successful home builder who in busy times hailed my work and then blamed me for the lack of traffic once the market turned south...or the married couple who owned a franchise copy/print shop who constantly looked over my shoulder while I worked on layout for customers to ensure they were getting their money's worth.  I DESERVE GOOD THINGS, GREAT THINGS...

This is more great news for BUYERS!!! Sorohan, MikeHUD Secretary Shaun Donovan yesterday said FHA would permit lenders to allow first-time borrowers to use the $8,000 tax credit recently put into law as all or part of a downpayment on a home. Donovan's remarks at the National Association of Realtors' legislative meeting in Washington represented the second major news announcement for HUD this week; earlier this week, Donovan announced that HUD had withdrawn its "required use" provision in final Real Estate Settlement Procedures Act rules. "We all want to enable FHA consumers to access the tax credit funds when they close on their home loans so that the cash can be used as a downpayment," Donovan said. "So FHA will permit trusted FHA-approved lenders and HUD-approved nonprofits, as well...

BUY & BAIL Some homeowners who are upside down in their home (owing more than it's worth) are purchasing homes and letting their original home foreclose. The "Buy & Bail" trend is happening as homeowners watch their home values decline. While a portion of foreclosures are resulting from a homeowners inability to make monthly payments due to job loss or market conditions, many others are facing the psychological decisions of making payments on a home that no longer is worth their obligated debt. Purchasing a home at record lows is appealing to homeowners, and worth walking away from the original home debt. But is it really? What are the consequences of foreclosure? Myths: There are so many foreclosures nationwide, lenders will overlook my foreclosure as "part of the times" I don't need t...

In both situations, you're in it for the long run! Be very familiar with the communities in the areas you are interested in living Travel to several areas close to the location that may interest you Look on-line for styles of homes that fit your architectural tastes Take notes when comparing one home with another while looking Determine your budget and stick to it to avoid any future financial hardships Get pre-approved to avoid unecessary delays in the lender process Educate yourselves in what to look for regarding home inspections Make sure you take into account future home needs, not just the present Buying a home is the biggest financial commitment you will make in your lifetime so take these necessary steps to ensure you make informed decisions when you become ready to purchase.

St. George, Utah was chosen along with Provo-Orem and Logan in the top-ten fastest growing metropolitan areas by the Census Bureau in April 2009. There are 360 metropolitan areas throughout the nation that are listed.  The St. George area came in at number 10 with a 3.1% population increase, Logan, number 9 with a 3.2% increase and Provo-Orem, number 6 with a 3.4% increase. The state of Utah is still seen as economically healthy and that attracts many professionally educated individuals looking for employment. People moving into Utah will need homes and that is where we, as realtors come into play. It's important to search for new ways to reach this ...

Arbor Day means more to me than getting an education on how to plant and care for trees. It means that birds will make their homes in our trees, that animals will find shade and safety underneath or in the branches of these trees. It also means that a very special peacock may again visit us! What does it mean to you?

We have a sign posted in our office that states, "Everything Is Going To Be OK!". It was used during training several months ago and the optimist in me wants to believe the message but the realist in me has slightly altered it to read "Everything Is Going To Be." As I sit and think of the things I have no control over such as war, middle age, aging parents, children growing up and leaving home, cloudy days, increasing taxes, a down economy, REOS, buyers who are fence-sitting... I also think of the things I can control in my professional life such as: Getting up, dressing up and showing up Being a driving force in my real estate business Taking real estate courses to improve my skills Maintaining a presence in my community Being open for business during the week  I am able to continue go...

Big Banks reportedly using their bailout money to buy up smaller banks instead of helping homeowners...did I miss something here?! I was under the impression that the bailout was to be used to help homeowners stay in existing homes or buyers to get into homes... What are your thoughts? And what impact do you think will it have on real estate?

Now is such a great time to be a qualified buyer, what with all the foreclosure and short sale deals going on out there. Property in St. George, UT is still a great value for your dollar compared to some of the other "snow bird welcoming" communities across the country!  Why not buy a vacation home that you and your own family will enjoy...and then work with a property management company that will rent it out for you to pre-screened renters for a portion of your rental fee?  A simple search of Google will give you a list of such property management companies here in St. George, or ask me directly and I am happy to provide a recommendation.   With home values in St. George being so great, a little property like this one below, that is close to all the highlights is a great investment...v...

St. George real estate sees return to affordability President's Message Chris Sloan   As I write this article and see winter's latest offering out my window - a traffic-snarling March snowstorm - I can't help but envy those in Utah's Dixie who are going to be enjoying 70-degree weather this weekend. With its mild climate and warm sunny days just a few hours away, St. George offers a convenient - and now affordable - winter escape for those who live along the Wasatch Front. Once the nation's leader in home price appreciation, St. George's high-flying real estate market has finally come back down to earth with affordable prices now being the norm rather than the exception. A recent search of St. George single-family homes under $200,000 showed 164 for sale - an inventory number that would...

My husband said I needed to take a little time off, maybe go for a hike with our sons. I called my 2 sons told them I decided to take the afternoon to spend some time with them and asked them to get ready to go for a hike...and off we went, Sebastian, Spensyr and I, to Snow Canyon State Park! The temperature was about 60 degrees with some wind so a light jacket did the trick to stay warm. We decided to take the Lava Flow trail, approximately a 1 mile hike from the road. Little did I know that the Lava Tubes were underground passages made up of lava rock...you can actually travel from one entrance to another below the ground's surface...what an unexpected treat! I met a woman from Oregon who said her family travels to St. George, Utah every year to enjoy the sunshine and spectacular weat...
