We still are having a low percent of new listings being SOLD.  Currently (3.48)% on a year over year, YTD comparison and we need positive % of listings sold, with positive price action to confirm market bottom. Please see data below.                                                                                  PRICE ACTION   Other good signs in addition to positive price action is lower DOM (days of the market) and lower new listings.             SUMMARY  Currently we are not seeing the needed positive price action to confirm a market bottom.  This is NOT a good time for conservative buyers to purchase.  High risk tolerant investors and speculators are doing some bottom fishing. Think the Riverton Ut, Economic director saved money this weekend when 11 decision makers took a one day trip to of All places, Cucamonga, California? ( for those of you old enough to remember the old Jack Benney radio show, that is as in Anaheim, Azusa, and Cucamonga fame). The trip was to give the Mayor, 5 city council members and 5 senior staffers a first hand glimpse at a 150 acre mixed use development that Riverton might mimic for a potential residential-retail development. Since Riverton, at a population of 36,000 is only 20% the size of the California city, and the winters are about 70% cooler, we hope that our representatives understand scale and architecture better than they understand saving money. Depending on which point of view you're looking from, It was a good year for real estate in Riverton. The number of houses sold was down, but Housing prices shot way up over 2006 numbers. According to my unofficial stats there were 441 single family homes sold. The average price of these homes sold was $338,060 and the Median sales price was $301,175. The least expensive house sold for $137,000 while the most expensive Riverton House was 1,067,150. Homes for sale were on the market for an average of just 42 days.The average price of homes sold was up almost 29% over the 2006 average of $241,000The average home for sale in Riverton UT on the market now is listed at more than $412,000, and many of these homes have been on the market for several months.   This is making housing very unaffo...
