The Cedar City Real Estate Market has a few subdivisions that are estate or gentleman’s ranch sized building lots.  One of the newer of these type subdivisions in Iron County is Red Canyon Estates.  It is located between Parowan and Summit on Old Hwy 91.  These are homes on acreage.  They were started around 2002 and are still being built.  These are mostly upscale homes on parcels of land 5 acres and larger. Some of the lots are in the trees on the hill. This is another subdivision that really has suffered in the market downturn.  This is still a subdivision with some great potential, especially if you’re looking to have some elbow room.  The Red Canyon Estates Subdivision does have some nice homes built there already, and would love to have a few more! Stillwater Estates is another great, newer subdivision in the Cedar City/Parowan Real Estate Market.  It is West of Maple Springs, on the Southwest side of Parowan.  Like Maple Springs it is accessable from 200 South which is what Exit 75 turns into off of Interstate 15. Stillwater Estates is also a move up subdivision, with custom homes on larger lots, .5 of an acre.  It is near the mountains, and consequently Brian Head.  This subdivision started in 2005 and has some lots left to build your dream home on. There is currently one home listed for sale on our MLS for $329,000.  There is another home that will be coming on to the MLS shortly, it is an REO or a foreclosure property, so we aren’t sure where it will be priced as of this writing. I have written many blogs about the subdivisions in Cedar City, but honestly we work in several cities.  Parowan, Enoch, Kanarraville, Paragonah, Brian Head and New Harmony are the ones that we choose to work in.  We also work in New Castle, Enterprise and Beryl, although those areas are not our specialty areas, we do work out there. Another of the newer subdivisions in Cedar City/ Parowan Real Estate Market is Maple Springs.  It is on the Southwest side of Town, and is what I would call a move up to a custom home subdivision.  There are still several building lots available, they are .3 of an acre.  The homes in Maple Springs are just gorgeous, most have basements and a square footage of about 2500 or larger.  These are very nice homes, close to the mountains, and not too far from Bria...

I have mentioned before that one of the great assets in the Cedar City Real Estate Market is all of the smaller communities and cities that we work in.  I am for today highlighting a  subdivision is in Parowan, the Red Hills Subdivision.  It is on the East side of Parowan near State Road 143.  This is a nice subdivision in a really quiet part of town, this subdivision began in the early 1980′s but has had some newer homes built as well. There are currently 2 homes listed from $177,000 to $187,000.  Most of these homes are the standard ranch style homes with basements.  They are lots that are .18 of an acre, or close to that size.  Most of the homes are between 1000 and 1300 Square feet on the main level. The great thing about doing posts about the various subdivisions in the Cedar City Real Estate Market, is that I get to learn more about them as well.  It appears as though I have failed to include the Sky Ranch Subdivision in my initial series of posts.  I am going to remedy that today. The Sky Ranch Subdivision is located on the west side of Parowan, it is a subdivision that was built in the late 1990’s.  There are homes that are newer than that, but the majority of the homes date to that time period.  This is a subdivision of mostly starter homes, there are a couple of custom homes in the subdivision, but for the most part it consists of starter homes. We have all heard the shop small or shop local movement for this weekend.  It is an effort to support the local businesses in our communities.  Parowan is really doing that idea up nicely with their Christmas in the Country event.  This takes place Friday and Saturday. Parowan High School is presenting the Sound of Music tonight through November 21st at the High School Auditorium (50 West 100 North) the cost is $5 for adults, $3 for students and $2 for children under 12.  This should be a great family activity for one of America's favorite Musicals!  It is also a good opportunity to support the school! The Winter Solstice observance at the Parowan Gap begins tomorrow at approximately 7:30 AM and continues at that time until Monday. (Remember that Daylight Savings Time ends Saturday night so Sunday and Monday will be at 8:30 AM.)  By positioning yourself on the West side of the Parowan Gap you will see the sun rise and enter the mouth profile of the West Face of the Parowan Gap.  The Parowan Gap is believed to have been an observatory used by the Ancient Inhabitants of the area.  I have several other posts about the Parowan Gap.   I didn’t get the Taffeta’s into my Parowan Events from last week and I probably should have.  They are performing tonight at the Alladin Theatre on Main Street in Parowan.  This performance is sponsored by the Parowan Community Theater. Take a walk down Memory Lane, or if you’re like me, take a walk back to a simpler time, as the Taffetas perform classic music from the 1950’s.  I wasn’t born until the 1960’s, so for me it harkens back to Richie and the Fonz from Happy Days.   I have written several posts in the past about the Parowan Gap Petroglyphs.  Many theories abound that this location may have been an observatory for the Ancient Inhabitants of the area.  It is definitely an interesting location to explore. On September 17th at 6 PM the Fall Equinox will be observed and celebrated in the Parowan Gap.  This should be an interesting event to observe.  For those unfamiliar on getting there, the easiest way is to turn off of Parowan’s Main Street at 400 North and just follow the road for 11 miles.   Petroglyphs at the Parowan Gap

I love looking and Petroglyphs!  They facinate me, and these are the ones that probably started me on the road to this facination!  I can remember coming out to the Parowan Gap Petroglyphs as a small child.  Back then the road from Parowan was all dirt, and it seemed to take forever to get there, but it was always worth the trip! I will admit this is one that we have yet to try!  It was just a cute name and it did smell very good, so I am going to write about it based on what I have been told and not from first hand experience.  We do plan on trying it out the next time that we're in Parowan.  Aside from bakery items, they do have lunch specials, when we were in Parowan last Friday, it was a coin toss between it and Hamburger Patty's, that is why the next time that we're in Parowan, we're going! I think that I am in Hamburger Heaven!  Wow, that was some good eats!  We went to Parowan to help some of our friends with some computer issues, they treated us to lunch at Hamburger Patty's, was I impressed.  I just had the hamburger, nothing really special and I thought that it was one of the best burgers that I have had in some time!  Definately not your "corporate hamburger"!  The Onion Rings were made on site and were very thickly sliced, not to mention they were great! Bev's Floral is one of those shops that will surprise you.  You don't expect to find a florist in a town the size of Parowan, at least I didn't.  One of the cool things is that you can shop online.  I love that feature!  Bev's is a great place to buy flowers or a gift for that special occasion!  It is located on Main Street next to the Parowan Cafe. Parowan Drug and Gift is a great boon to the residents of Parowan.  Prior to it's arrival, the residents had to travel to Cedar City to pick up their prescriptions.  There was a store that would receive the prescriptions from one of the pharmacies in Cedar City once or twice a week there in Parowan for it's customers.  For the past 8 years or so, the residents have been able to talk to a pharmacist, and get their prescriptions filled right in Parowan. It also has several gift type items as well as books etc.  This is a great store for a small town, it save is customers a lot of unnecessary travel to Cedar City.  It also make sense in that there are two clinics in Parowan with Doctors to see, so it makes sense that there also would be a pharmacy to allow those prescriptions to be filled!...

Aspen Cove is a unique subdivision, the first phase was built as a PUD and the later phase is not.  The first phase was built in the mid 1990's and the second phase was built around 2005.  It was built on smallish lots for our area, they are typically .13 of an acre, which in our area is pretty small.  The homes are all single family detached and currently there are no homes listed for sale in our MLS.  So it is a stable subdivision.  Here are some photos: Aspen Cove home in Phase 1 Aspen Cove Home, single story in Phase 1 Another Aspen Cove two story in Phase 1 Aspen Cove Home in Phase 2
